The property boasts nearly 200 private acres with almost 1 full mile of private river. The property also has a fully stocked private pond for the both the expert and beginner fisherman. The property also has walking trails NOTE! Dry conditions due to widespread drought have caused river to become unfishable. Fall will see river back up.

Walking distance to town, restaurants, SLV Museum, Scenic RR, library, and right in front of the Beautiful Cole Park. 40 Winks #2 has a Full Kitchen- Large Refrigerator, Stove, dishwasher and Microwave. Bedroom with full size bed. Pullout couch in the living area. Full Shower. Washer and Dryer unit. Unit #1 is a LARGE King Suite and there are No adjoining doors.

We are a 15 minute drive to Cumbres and Toltec Scenic railroad, 1 hour to Zapata Falls and Great Sand Dunes National Park, 45 minutes to Colorado Gators Reptile Park. We allow full access to our home but not the garage. We do not allow any type of smoking indoors.

Our all season cabin can accommodate couples, or groups up to 10, and serve as a home base or launching spot for the areas countless activities. Our stretch of private river is fly fishing only, catch and release barbless hook we charge a full day rod fee or a half day rod fee, this must be booked and prepaid ahead of time and is a separate charge from the Cabin. We also charge a $100 per pet fee.
