We are located in the heart of the Hill Country with live water on two sides of the property. You’ll love our home as it has 10 Acres nestled on 600' of Guadalupe river frontage. Our manufactured home has 4 bedrooms and 2 baths with a large front porch, Party pavilion inclusive of hot tub, outdoor fireplace with fantastic couch seating, pool table, smoker, grill, outdoor dining for 12.

Pool & hot tub are available for additional fee of $50 per pool use in the morning 9:00 - 4:00, or in the evening 4:00 -10:00. Pool is not heated during colder months, only hot tub is.

Casita Montalbano on Beautiful Guadalupe River

Riverfront property on approximately two acres of land with semi-private patio on the beautiful Guadalupe River, and a charming rustic country cabin up the hill a bit (one minute by car). Two bedrooms (one king plus two queen beds), plus two sets of bunk beds in living room (total four twin beds), plus two small sleeper sofas (for kids) in one of the bedrooms - can sleep 8 guests comfortably, plus 2 kids on really small sleeper sofas. Pet friendly - we love dogs and welcome them! :)

Inside and out-from the tree-lined property to the rustic beamed ceilings, this sweet little cabin has to be seen to be believed!

This is a river house like no other. You will enjoy unique modern upgrades. Enjoy an abundance of deer & turkey, right outside the front door. The master bedroom, kitchen & bathroom rival any high end accommodations you may find. Its a true gem. We have "Barn Life" on airbnb which is in back. My place is close to family-friendly activities, Garner state park (3 miles), Lost Maples state park, Frio river crossings, Leakey, Concan, Utopia, Kerrville, Uvalde, three sisters bike roads. My place is good for couples, solo adventurers, families (with kids), and furry friends (pets), Pets are an additional $15 per pet, per night. Pets Fees billed after you book, b/c there is no option on Airbnb. The Cozy is located towards the front of our 17 acres about 75 ft from Hwy 83.
