The studio has a shower room, microwave, fridge, kettle, toaster. Minutes from Emsworth train station with links to London , Portsmouth, Chichester. There is parking on our drive, max height 7ft, large cars can be tricky to park, no other parking allowed in development. We are 0.5 miles from the Village.

On the train route to London and within easy reach of the Historic Dockyard at Portsmouth, Chichester with its festival theatre and Goodwood Race track, as well as sandy beaches at The Witterings.

Our annexe sits in a quiet garden in a small village on the edge of the South Downs National Park. Close to Goodwood, the Chichester Festival Theatre, local wedding venues and some of the best beaches on the South Coast, it's an ideal location from which to explore West Sussex. Inside, there's a separate bedroom, comfortable and spacious living area, well-equipped kitchenette (with a welcome hamper of breakfast provisions), and a bathroom with shower. Outside, it has its own sunny little garden.

The Barn has a well equipped, open plan kitchen, sitting room with wood burning stove, TV, wifi, dining room. Snuggle up & watch the the herd of wild deer grazing nearby. Stay in late summer & you may be lucky enough to watch the young fawns playing while you enjoy your morning coffee and breakfast.
