Electric roller shutters. Several parking spaces. Very quiet location, country setting, start of hiking trails. Beautiful panorama and sunshine. Close to Aix-Les-Bains, Bourget beach and lake 4 km away, ski resorts and Bauges Regional Park 30 minutes away. From Saturday to Saturday in summer.

This bright, modern villa is located in the beautiful village of Menthon St Bernard, on the eastern shore of Lake Annecy. Surrounded by a large garden and private pool, the house offers exceptional views of the Chateau de Menthon and the lake. Just 5 minutes' walk from the village center and 15 minutes' walk to the lake and swimming spots, it is also a great departure point for cycle rides and walks in the forest and mountains. A great spot to enjoy lake and mountains to the full!

Spacious family house (217 m2) on two levels, sleeping 14 people. On the ground floor: 70 m2 living room, separate kitchen, sleeping area with 3 bedrooms and a bathroom. Upstairs: 4 bedrooms and a bathroom. Separate toilet on each floor. Large terrace in front of the living room and 1600 m2 garden. The property is quiet at the end of a cul-de-sac. 5 min walk to Lake Annecy. Swimming, sports, tennis, golf. Restaurants and all shops within a 10-minute walk.
