A train does pass by a couple of blocks away on occasion and sounds its horn, so light sleepers may need a white noise app or provided fan. Non smoking/clean air property.

Close to beautiful walking trails and a fishing pond at the Missouri Western University that hosts the Chiefs training camp❤💛. There is a grocery store and many restaurants across the street.
