This little gem is located in the midst of beautiful nature with hills, rocks and rivers. In a very quiet location with separate entrance and private staircase. From the covered sitting area, the view extends to meadows and fields. Artistically designed and lovingly furnished down to the last detail. At the gates of Regensburg with a train station and highway connection to Munich, Nuremberg, the Bavarian Forest and the Czech Republic. Hiking, climbing, boating and cycling directly from the front door.

Gemütliche 1 Zimmer Souterrain Wohnung im Bayerischen Wald Raus aus der Hektik, rein in die Stille. Im Sommer angenehm kühl, im Winter kuschelig warm. 38 km entfernt v. Regensburg. Eingebettet in kraftvolle Natur, gleich vor der Haustür. Mein großer Naturgarten liegt direkt am Waldrand. Da ist genügend Platz, um auch ungestört für sich zu sein. Die Ferienwohnung ist im 2023/24 neu renovierten Dachgeschoss eines denkmalgeschützten großen Hauses ( nach einen Großbrand 2022 im Haus wurde alles von Grund auf saniert) . Sie ist gut ausgestattet, gemütlich und bietet viel Platz auch für Familien mit Kindern. WLAN, TV und eine Spielecke gehören zur Ausstattung. Ebenso eine voll ausgestattete Küche und ein Bad mit Dusche und WC. Hunde können mitgebracht werden, es gibt zwei Katzen im Haus: Mimi und Sally.

The beautiful historical old part of the city can best be reached by bus (3 bus lines headed for the city are only a couple of minutes from the apartment). Regensburg university is a fifteen minute walk away. The apartment features a fully equipped kitchenette and bathroom. The fridge has a freezing compartment, WiFi and a TV are included.

The apartment offered has on its first floor a kitchen with all dishes, a small bathroom with shower, a seating area with TV, beds and a small dining area. There are more beds on the upper floor. Outside there is a terrace with a small garden and fence suitable for dogs. The entire property is located on a property with a small farm.

Located near the historic city center, this apartment is a perfect match for people who like to either dive into the cultural life of (UNESCO world heritage) Regensburg or enjoy nature in the opposite direction. In the house, the flair of the 50s is preserved. It is idyllically located, surrounded by green and yet in the middle of the village. You can relax wonderfully, with flexible equipment for creative processes even in small groups. For guests, the 1st and 2nd floor are reserved and connected to the stairwell. On the ground floor, I have my studio rooms.

A spacious interior features wooden beams and a warm wooden floor. A comfortable seating area is visible in the background, surrounded by greenery. Large windows welcome natural light, enhancing the open feel of the layout. Wooden cabinetry and a black stove add rustic charm.
