This bright, modern cottage is cosy and furnished to a high standard with accommodation over one floor. Open plan lounge and dining areas include two double sofas, TV, DVD player and dining table, with French doors providing access to a decking area.

The accommodation has a king-size bed, TV, beautiful en-suite shower room and a private sitting room, with smart TV, dining space and basic catering facilities. (no kitchen).

The room is self contained with its own entrance, within a Listed Georgian townhouse built in 1810 in a quiet residential street at the foot of the Historic New Town. It has a bedroom with a double bed and memory foam mattress , WIFI and a separate shower room. We are a short walk from Princes Street,the Old Town,the Botanic Gardens and Stockbridge with its restaurants and thrift shops and Broughton with its trendy bars and shops. Our guest suite is in a quiet residential area in Balerno; a village at the foot of the scenic Pentland Hills. A beautiful spot for walkers and nature lovers. To visit the city take a 25 minute car drive or the 44 Lothian bus at the end of the road for a 45 min bus ride to Edinburgh City Centre. Complimentary milk, coffee, tea and sugar plus cereal for your first breakfast. Shops, restaurants, bars, cafe & takeaways within a short walk. A parking spot on the drive is available on request.

Little Linton

****Edinburgh council have added a visitor tax as of July 2026 so I will need to increase my nightly fee to account for this! Situated in the peaceful and leafy Colinton Village, we have an annex attached to our house for your stay with your own entrance. We feel it offers country views out to the Pentland hills yet we are easily accessible to the airport and centre of town. We have a double bedroom and small sitting room and private bathroom for your stay. Tea, coffee and toaster provided.

Beautifully furnished one-bedroom guest suite in a central, but quiet, location and within walking distance of most tourist attractions - also a good bus service is nearby. The guest suite is a real home from home - comfortable for up to three people. It is part of my home but is a private space. As I live in the same building, I am available if you need help or advice. PARKING: you MUST let me know if you plan to bring a car BEFORE booking. The available parking won't suit everyone.

Barleydean Suite is situated in a private annex in a country house. At the edge of the Pentland Hills, you can hike from your front door, wander to the local pub or take a bus to Edinburgh. The suite has private access for guests. It has 1 bedroom with a super king-size bed for 2 guests. Up to 2 foldaway single beds can be provided on request. Maximum occupancy is 4 people. There is a kitchenette suitable for light cooking, with hob, microwave, Nespresso, toaster, and washing machine.
