Duck Lodge is a boutique cabin located in a village on the South Downs way. Wake up to tranquility in this all-wood home, within the seclusion of a lush garden location. Inside, you’ll notice not just its eclectic furnishings and decor, but how well-equipped it is – including Nepresso machine for your coffee fix, Sky TV inc Netflix and a Sonos with Alexa sound system. The luxury extends outside, where you’ll enjoy a private patio, an honesty bar and your very own storage space for luggage. Did we mention the hot tub, 25m away up on the main patio which is for your exclusive use? We have now.
Duck Lodge offers a cozy environment with a Lounge area with satellite TV (inc Netflix movies), Sonos Alexa system, Breakfast unit, Fridge with Honesty Bar and Tea & Coffee making facilities. The Bedroom area has a Double bed with crisp white egyption cotten linen for a cozy nights sleep with Pillows and a throw made by "The White Company" . Side tables with Lamps and additional blankets & pillows are available if needed under the bed. If 2 people are staying and need to use the Double bed and the Sofa Bed in the Lounge an additional rate of £22 is charged
Duck Lodge is a boutique wood cabin in a beautiful village location, within the South Downs National Park. On arrival, you will be provided with the keys to your accommodation – so you can let yourself in independently of the main property as the lodge is located in a secluded garden spot at the bottom of the garden. It's only a 5-min walk away from a 24hr food store and the village pub and only a short drive from Brighton and Hove with all their award-winning bars, clubs, restaurants and shops.
  • What an amazing stay! Keith was brilliant and picked us up from the train station to take us to the lodge. We checked in early and left our bags and went on a lovely walk waiting for the lodge to be ready. We used the hottub in the rain (highly recommend!!) and enjoyed some Prosecco. Keith also recommended us a local pub and even dropped us off. The breakfast in the morning was sublime with about 10 different elements. Couldn’t recommend this place more for a couple who want an evening away to relax in the country side.

  • The place was immaculate. It had every little thing that we need. The place is just extremely comfortable and makes wanna own a log cabin. The food was very delicious and hot tub was so relaxing. I highly recommend the place as it has a nice view of the mount during day time and amazing sunset. The garden at night was just magical and we had a good privacy. Highly recommend the place especially for couples

    Brighton is considered very bohemian and boasts a very diverse community with large student population and vibrant gay scene. Throughout the summer the city is buzzing and there are many famous events such as the Brighton comedy, fringe, music and food festivals and the Pride event in August. Brighton also has some of the best street art in the counrty and you'll find a few original Banky's dotted about. We are also just a 55 minutes train ride from London so it perfect if you are planning on visting London for the day. The city has many exciting attractions such as the Pavilion, Galleries, Museums, Theatres, Comedy Clubs, Nightlife, Restaurants and so much more. If you like shopping Brighton is also famous for the Lanes which has many boutiques style shops, cafes and restaurants where you will see many of the diverse mix of Brighton people hanging out and soaking up the unique atmosphere. Every year the city is growing and becoming more popular with so many things to do. There are also the beautiful Downs and country parks which are within sight of the apartment and are great for a hike or long walks to a pub lunch or cream tea. The local community has a Sainbury's supermarket 5 mins walk away, great fish and chip shop at the end of the street and a choice of local shops for take away, breakfast, coffee and a barbers and beauty salon too!

  • We had a lovely stay at Number 34! We stayed in the copper room downstairs which was super cosy and private. The interiors in the whole house are beautiful though, and you notice more and more little touches as you walk around! We spent time with the cats who were super friendly and playful, especially Cilla. Oh, and the home made crumpets and jams/peanut butter in the morning were delicious! Would definitely recommend if you want somwhere quiet and homely to stay for the weekend!

Our home is a beautiful detached house with a heated swimming pool set in a private road in one of the most sought after locations in Brighton and Hove. Situated between the city and the South Downs our house offers spacious entertaining space both inside and out. 2 NIGHTS MIN STAY AT WEEKENDS. THANKS! Parking for up to four cars!
    Our home is a beautifully presented detached four bedroom house set in a private road in one of the most sought after locations in Brighton and Hove. Situated between the city and the south downs our house offers spacious entertaining space both inside and outside. A south facing garden benefiting from all day sun is complemented with the rare bonus of a heated swimming pool. NOTE POOL CLOSED FROM NOV through MARCH! The pool is open from April through October and heated to 24 c ( May through Sept ). For an extra bit of luxury and well worth the optional additional charge for a short stay we are able to heat the pool extra warm to 30 degrees so that it can be enjoyed whatever the weather. The pool can also be heated in April and October for additional fee. While the house is in the city of Brighton and Hove the surroundings are protected woodlands and public parkland giving the house a seclude rural feeling. You are booking the entire house which will be solely and privately occupied by you as we live locally off site but can be contacted at any time. This is a family home and will be perfectly suited to families or small groups wishing to celebrate special occasions or for a couple wanting a romantic getaway. Please note that the house is only intended for the guests checking in and not to be used as a party venue. The house offers the opportunity to enjoy the city and surrounding area and / or simply relax in a peaceful and luxurious surrounding. The ground floor comprises a large modern open plan kitchen and family room with bi-fold doors leading onto a sun drenched decked terrace and garden. Off the kitchen is a cloakroom with WC and wash basin. The family room area has a sofa and chairs for relaxing together with a quality music system for playing the music of your choice. Adjacent to this room is the large lounge and dining room. The lounge has a large corner style sofa and TV. The dining area has a large extending dining table and 12 chairs. Upstairs there are 4 bedrooms and 2 bathrooms. 3 bedrooms on the first floor are all double with a shared bathroom with bath and separate wet room style shower. The Master bedroom is a new loft conversion comprising a large bedroom with one King size bed and one single and a fold out bed,This room has ensuite bathroom. The second bedroom has a double bed and sliding doors into a south facing terrace overlooking the garden. The third bedroom has 1 double and 1 single beds and share the same terrace with bedroom 2.The fourth bedroom has 1 single bed and 1 bunk bed and it is at the front of the house. All beds are dressed in quality duvets and bed linen. All bedrooms overlook green spaces and trees. PLEASE NOTE 2 nights minimum stay at weekends (must include fri and sat nights) and the whole of June, July and August.
    The house is in a private residential location adjacent to Withdean Park. Preston park is just a 15 minute walk.
  • What a find!!!! Totally recommend this house. I was looking for somewhere special to have my 40th celebrations with my girlfriends and I couldn't have been happier with my decision to stay at Tim and Victor's gorgeous house. It was super clean, comfy beds, great communication, fantastic location and had a well equipped (super clean) kitchen with tonnes of open plan space with comfy seating. It was perfect and I had loads of great feedback from my friends. Book now. You won't be disappointed.

  • Perfect house for entertaining, just spent Christmas there with family and friends including 2 very excited children. The house is big enough for great entertaining but to also find your own space if needed. Vic and Tim were very welcoming and keep the place spotless. Location wise its perfect, just 5mins drive to central Brighton but far enough away to get away from all the hustle and bustle, with some great parks in walking distance (including some decent pubs!) Couldnt recommend a stay here highly enough and we will definitely be looking to come back in the summer and make full use of that lovely looking pool!

  • Wow, where to start with this place. Hands down my favorite place I have ever stayed in. Ever. Was well worth it as I am visiting from Chicago, Illinois. Would love to live here, haha! Everything has so much thought put into it, so many tiny details that bring this space together and LOVE the theme of the Queen 👑 this space went above and beyond my boyfriend and I’s expectations. We were in Brighton for a one night stay and wanted to just cancel our plans and enjoy all that Number 34 had to offer! Plus we are huge cat lovers, so hanging out on the patio with the cats was a lovely touch. Comfy bed, clean, cozy. Was a quiet space even with guests in other rooms. Plus we had dinner at one of Peter and Seb’s recommendations, Riddle and Finn’s and it was the best meal of our lives! What an experience. We will absolutely be back, with no intentions of going out. 10/10.

    Our timber clad garden pod is up-market glamping, with a view to the Downs. Close to Brighton and a walk across fields to the village. On sunny days, open up the folding sliding doors and enjoy a drink on the decking.
    The pod is just over an hour from London and 20 minutes or so from Brighton. At the end of the garden of our Sussex farmhouse, the view is through the trees and towards the Downs. The pod has a comfortable double bed, sofa, table and chairs. There's a shower room and a small kitchen area, fridge, microwave, toaster, kettle. (The hot water is from a small tank, so showers need to be very speedy, hence ‘glamping’ ) For heat, there's a wood-burning stove and a basic electric heater. It's just a few minutes walk across fields to the village of Hurstpierpoint, with several pubs and places to eat. You will have your own key and can come and go as you like. The pod uses the same driveway as the main house, with plenty of room for parking. The house is approached down a rutted farm track, so best not to bring a low slung car! Although there's no fencing between the pod area and the farmhouse garden, directly in front of the pod there's its own area of lawn and a magnolia tree, with a stream beyond. There's also easy access to a footpath to the village across a bridge in the garden. If you have a dog who can be trusted without fences, then he or she is welcome. We have a friendly black labrador called Monty. Tim, Pippa and family are very happy to help with any queries about the pod or beyond. Monty the labrador will almost certainly bring an old shoe to welcome you. We are close to the Downs National Park, as well as having Brighton 20 minutes away. So if you want to walk and visit the village, then it's easy. But it's equally easy to pop into Brighton for sea air or shopping. We are located close to the A23. The nearest station is Hassocks, which is 10/15 minutes by cab. This is the Brighton line to London Bridge/ Victoria. Gatwick airport is 30 minutes by car. There is a limited bus service to Brighton from the top of the track (10 minute walk to the bus stop from the pod). There's also cycle hire at the station in Hassocks: (URL HIDDEN) The pod has its quirks. Squirrels sometimes like to frolic on the flat roof and if it rains heavily with the wind in the wrong direction, you might get a bit of rain down the chimney. Of course, we think that the good quirks outweigh the imperfections. You will find eggs from our hens on the sideboard and a bowl of fruit when you arrive. Plus the ingredients for tea and coffee. The double bed will be made up and there will be clean towels.
    We are close to the Downs National Park, as well as having Brighton 20 minutes away. So if you want to walk and visit the village, then it's easy. But it's equally easy to pop into Brighton for sea air or shopping.

Nice to know the hosts were there if I needed them but lovely to be left in peace, sweet touches with dairy supplies & flowers too. Mostly I just loved having the Woodburner for company. My dog and I had a much needed break, and I can recommend the area too. Great hosts, great space. Thank you

  • This was our first pod experience but have done a lot of camping/tenting. This is by far nicer. Loved being in the country, hostes were so kind and thoughtful. Felt right at home. Nice location to do quite a bit of sight seeing and just resting with a good book and warm fire. Took our two small dogs and it was perfect for them. No fencing but they are home bods so it was no problem they could go out with no fear of roads and explore. Lovely stream by pod . In summer it must be extra beautiful. So glad to have met this family, they crept into our hearts. Pod is private and away from their home so it was very nice for a rest and just time to unwinde. Can walk into town with lots if little places to eat. Large Tesco just+-2.5 miles away. Amazed what I could cook in just a microwave. Bottle of creamy milk from hostess was delicious.   • The pod was a great find for a couple of nights peace and quiet for my partner, our dog and I in the new year. We just wanted a retreat in the countryside with no tv. It was as described and we got really toasty with the log burner on! we did a 5 mile walk from the back garden (very muddy thanks to Pippa for the reminder to being wellies!) and walked to the Horse Inn for a lovely meal (10mins walk). Would defo recommend.

  • This is a amazing place to come and just chill out away from busy life. The cabin has everything you need to have a cozy stay, big windows over looking fields it is a very chilled place to sit in bed with a coffee and book. Pippa is a brilliant host, great communication in the lead up to our stay, was there to greet us and show us around the cabin when we arrived, and left us with everything we would need for our stay. The village is lovely, with a few pubs and restaurants to spend the day in if you don't want to go too far. The highlight has to be Pippa's dog Monty, who came and sat with me and my partner on the first evening in the cabin, such a friendly guy. Had a brilliant weekend here.

Throughout the summer the city is buzzing and there are many famous events such as the Brighton comedy, fringe, music and food festivals and the Pride event in August. Brighton also has some of the best street art in the country and you'll find a few original Banky's dotted about. We are also just a 55 minutes train ride from London so it perfect if you are planning on visiting London for the day. The city has many exciting attractions such as the Pavilion, Galleries, Museums, Theaters, Comedy Clubs, Nightlife, Restaurants and so much more. If you like shopping Brighton is also famous for the Lanes which has many boutiques style shops, cafes and restaurants where you will see many of the diverse mix of Brighton people hanging out and soaking up the unique atmosphere. Every year the city is growing and becoming more popular with so many things to do. There are also the beautiful Downs and country parks which are within sight of the apartment and are great for a hike or long walks to a pub lunch or cream tea.   • Location is about half hour walk from the centre/ the beach/ the lanes, the route is pretty much a straight line to each of them which makes it really easy. The bathroom, kitchen and bedroom were all beautifully decorated and really clean, the whole place was lovely and quiet and relaxing to be in. The cats are really lovely too. Check in and out are really easy. Will be staying again next time I’m in Brighton!

  • Wonderful place! I stayed for 3 nights and would have liked to stay longer. The house immediately felt welcoming and homely to me. The decorations are great, so much to see! The room and bathroom were perfect, I wish I had such a bathroom at home! The host was friendly and often present for a chat or to give suggestions for nice things to do in Brighton. The shared kitchen and patio were a nice bonus, I enjoyed talking to the fellow guests. The Airbnb is a bit outside of the city center, but it was worth the walk! Especially recommended when you're looking for a cozy place to recharge :)

    It is a lovely, welcoming and comfortable home, We have a beautiful deck with excellent views and a very friendly dog called Vin Diesel that has the run of the ground floor of the house, he has a spot in each couch and will always ask you for food, don't give in :) He loves a neck scratch. **Free Parking** even on match days On the street - it is very easy to park and free. Living Room There are 2 sofas to relax on. Superfast 50gb WIFI and a large TV with internet TV only - Netflix, BBC iplayer etc The Kitchen Has a microwave, gas hob, washing machine, dishwasher and everything else you may need. Peter loves cooking - so it is well equipped. It has nice views out to the garden and beyond. Conservatory / Dining Room Heated flooring and large sofa makes this room the perfect spot to relax and read on a sunny day. Have your meals with the best views. Garden / Decking The Deck is very large with furniture and an excellent hammock that we put out in the summer. We have also a covered area to shelter from the sun. *We have just started the spring cleaning in the garden/Decking area, it may be not picture perfect for the time being** During your stay You may contact me if you have any questions, difficulty or in case of emergency.
    The Area A short bus or taxi ride to the Lanes of Brighton and the heart of Brighton shopping. Or just visit the beach and pier and the i360!! Buses run regularly, with the bus stop a few steps away from the house. Mousecoomb train station is a 15 min walk down the hill - two stops to Brighton central. On the edge of the South Downs. There is a local shop and a Pub- 2 mins walk away. The house is close to the Universities of Brighton and Sussex. Hollingbury golf course is just the other side of park. We are 8 mins drive from the Brighton Racecourse and minutes walk away from Sussex University and Falmer Stadium.

    Enjoy a quiet, clean retreat space with its own private patio and garden for al fresco dining or reading in the sun. Walking trails are directly out your doorstep onto the gorgeous South Downs. A short walk on the forest foot path gets you into the beautiful village of Ditchling with local cafes, award winning pub and an art museum. You are also an easy five miles from Brighton, the seaside, and the lovely, artsy market town of Lewes with its plethora of local shops and amazing antique markets.
    The Garden House is an open floor plan studio with underfloor heating, so it stays very cozy in all weather. There is a queen size bed, a pullout sofa bed, and a cot for little ones. The front of the studio is bifold glass doors which open along the length of the wall onto a quiet private garden. If you wish, you can sleep with the wall open and watch the stars -- there is zero light pollution, it's better than glamping! The Garden House has a full kitchen, a table and chairs, sofa, outdoor table, outdoor sun loungers, a dishwasher and a washing machine. This is a truly peaceful spot in an Area of Outstanding Natural Beauty, but very close to Brighton (10 minutes via train or 15-20 minutes via car to city centre) with the delights of the seaside and loads of fun things to do and see. Hassocks is our closest train station (3 miles away) with mainline service to Gatwick (22 minutes) and London Victoria or London Bridge (53 min/55 min). The Garden House is a quiet base with many options for how to spend your days, with something for everyone.

  • Great little place to stay in the shadow of Ditchling Beacon. We used it as a base for walking (did a 14 mile round trip to Lewes). Well appointed and stylish. Ditchling village is walkable in about 30 minutes (probably quicker in Summer going cross country). Parking right by the entrance was very convenient. Very recommended.

    Our unique Ecopod was handcrafted in Wales, it is beautifully insulated with sheep wool and has a lovely smell of wood. The large double glazing doors allow you to make the most of sunlight, you are in the sunniest spot of the garden! The village has everything you need, four independent coffee shops, one bakery and two supermarkets. Further down you have the beautiful Hurstpierpoint, Ditchiling and Lewes, if you fancy more action, Brighton is 10 minutes away. FULLY HEATED for colder days.
    We are close to the Downs National Park, as well as having Brighton 20 minutes away. So if you want to walk and visit the village, then it's easy. But it's equally easy to pop into Brighton for sea air or shopping. We are located close to the A23. The nearest station is Hassocks, which is 10 minutes walk from us. This is the Brighton line to London Bridge/ Victoria. Gatwick airport is 30 minutes by car. There's also cycle hire at the station in Hassocks, which is a 10 minute walk from our house. Hurstpierpoint is a nearby village with lots of shops and some great pubs, 5 minutes by car or 40 minutes walking. You also have Lewes, Plumpton, Ditchling to visit. Cyclists and hikers are also welcome. There are two "cycling cafes" nearby Proper Cycling here in Hassocks and Velusso in Ditchling. Pubs include The Bull, The Thatched Inn, Jack and Jill Inn, The Hassocks and more. We have a curry and chinese restaurant on the High Street as well as Fish and chips and Kebab Take away. Finally a local lady called Carly delivers amazing afternoon teas, she organizes everything and even takes the dirty plates away so you don't have to worry about the washing up check Carly's Afternoon Teas on Facebook. THE POD SELF CHECK IN AVAILABLE AND OWN ACCESS INDEPENDENT FROM MAIN HOUSE. The PODis tucked away on a corner of our family garden. It is NOT secluded and I think is not ideal for romantic weekends. You can buy lovely meals from COOK at our local Budgens or eat out at one of the local pubs restaurants (BOOKING HIGHLY RECOMMENDED) You have WI FI and TV (with Amazon Fire stick), internet can be slow at times but it is normally good. You can also have a hammock on the veranda of the Pod, we have one should you wish to relax in the Sun. There will also be a selection of coffee, tea, hot chocolate and biscuits for you.     The Thatched Inn is a couple of minutes walk and has good food and brilliant service ( please book to guarantee a table as they get busy) Southdowns nursery: lovely garden centre where you can have coffee, cake or nice meal at their restaurant. You can also buy beer, gifts and locally sourced produce. Bake out: small bakery and coffee house; 5 minutes walking. Butcher: is very friendly and has an amazing selection of meat for your BBQ. Train station: 8/10 minutes walk Walking trails: several around us, you can easily walk to Ditchiling, and other villages Mac's Farm: In Ditchiling, excellent for fresh eggs Wineries: Albourne, Ridgeview etc

    Double Bed in a private room with exclusive use of shower room and shared use of kitchen (with me) if required. (Happy to clear a shelf in the fridge for you to use.) Close to CAE/Roche/Amex. Family house but flock has grown up and moved on, so the nest is now a bit empty ! I have a rescue dog called Bingo who is around 10 years old & friendly, so must be OK with dogs.
    In your room is a 3 drawer bedside cabinet with a lamp on and a small wardrobe with hanging rails. Happy for you to use the kitchen facilities, fridge/freezer with ice machine and plumbed in water, oven, microwave, kettle and toaster but bare in mind that rooms other than your bedroom and bathroom are shared with me. Your bathroom has a toilet, power shower and a basin, along with a mirror and during your stay, will be exclusively for you. You are welcome to use the garden as well, which is laid with AstroTurf and decking and you would probably be accompanied by my dog Bingo, who loves a bit of sunbathing ! There is wifi and an iron and board if you require them, also happy for you to use the washing machine for a small donation towards the cost of running and detergent. The upstairs area is not for guests, as that is the family bedrooms and my sanctuary ! I am usually in the living room of an evening, which the garden is accessible through. I am friendly and happy for you to join me in there if you are partial to a soap or drama, but equally happy for you to have the privacy of your own room.
    There are 3 pubs and 3 shops within 10 minutes walk, and a chip shop less than 5 minutes walk. The industrial estates are around a 10 minute walk, and the town centre around 15-20 minute walk. There are many takeaways in and around the town and the local chippy is less than 5 minutes walk from my house. CAE/Roche/Amex are no more than around 20 minute walk away, so perfect if you are working at one of these businesses.

    Coldean is a great neighbourhood for connection to central brighton, the universities, Stanmer forest park and the Amex football stadium. There are small local shops and a fish and chip shop. Woodland walks are on the doorstep and there is a bus stop to town 2 minutes walk from the house. There are regular return bus services throughout the night.

    The bedroom is a large newly refurbished double bedroom with a bay window in a large detached family home. It is a bright and airy modern room. The floor is insulated wooden flooring and has a new radiator, so is very cosy. Bedding and towels plus kettle and drinks will be provided. The room has wardrobe and draw space plus a built in desk area with plug points - useful for a student or a business visitor. The house is also very close to the station with regular trains to London and Brighton.
    It is a family home and there are two children living here. They are really well behaved children nonetheless if guests don't like children in their accommodation then this won't be the place for you :). This is also a musical house and there is a piano etc. Music practice will happen usually in early evening but not at unsocial hours and is rather pleasant. I should draw this to guests attention as not everyone will like this.
    It is a quiet residential area so if someone is looking for a peaceful stay then this is the place. We are on the very edge of town and by a nature reserve close to lots of lovely walks and places to visit in the Southdown national park and the beautiful Sussex Countryside. We are also close to the Coast for those that want a bit of beach life.

    The room is cosy and light with a light touch Chinese theme, tea and coffee making facilities are provided for guest use in the room should guests prefer this. There is also crockery and cutlery for guest use if they wish to consume meals in the room. Should you be visiting over the weekend (Saturday and Sunday morning), the host will provide a continental breakfast buffet up until 11am, free of charge.
    Hollingbury is located in North Brighton, just a 20 minute bus ride away from the city centre. You are at 10 minutes walking distance to shops, large retail park and Stanmer Woods. If you enjoy walking, the Downs are right here! The Indian Chattri and Devil's Dyke are visible from the house. There are many up to date leaflets available with information on local sights and dining. The host is always happy to make reccomendations too.

    Welcome to our Brighton boutique studio. Our studio space is light, cosy, and beautifully finished. From the fully-equipped kitchen with granite worktops, the deep sprung mattress with luxurious bed linen, modern en-suite bathroom, comfortable sofa , tiled floor with underfloor heating, to the Velux windows and dining table/work station, we've made every effort to create a relaxed, contemporary environment for your stay in Brighton. There is full wifi, Freeview TV, and complimentary Netflix available. The kitchen, fitted in the summer of 2017, has an oven, twin hob, microwave, fridge and dishwasher as well as the full range of modern kitchen utensils. The bathroom has a shower, sink and toilet, with tiled underfloor heating, and a heated towel rail. Quality, deep piled towels will be provided. The double bed is deep sprung with Egyptian cotton sheets, bedside lighting and bedside tables.     The Fiveways area boasts a host of independent shops and cafes all within two minutes walk of the studio, not to mention the lovely Blakers Park across the road. Also Preston Park is just at the bottom of our road, which hosts events throughout the year including the Brighton marathon and Pride. We are very easy to reach by car from both the A23 (London, Gatwick and the north) or A27 (west and east) and it's just a 20 minute walk to the studio from Brighton mainline station or 5 minutes in a taxi. It's also just a 20 minute stroll down into the heart of town but there are plenty of buses too, from a bus stop 100 metres away. Brighton itself needs no introduction, with the Amex stadium, home to Brighton and Hove Albion football club (London road train station is just around the corner from us with a 7 minute journey to the stadiums), the pier(s), the new i360, the Theatre Royal and The Dome, the Lanes and North Laines, the racecourse (a 10 minute drive), the Marina, and of course as many shops/delis/cafes/restaurants/bars/clubs as you could possibly hope for. Brighton also plays host to some fabulous annual events, including the Brighton Festival throughout May, the marathon and Pride. Oh, and we forgot to mention the beach, the South Downs National Park, and all of the beautiful Sussex countryside..........
  • Amazing space and hosts! The little studio is so lovely and well equipped for everything you'll need! So much in such a small space but it doesn't feel cramped at all! The place was so clean and lovely! These guys are amazing and so friendly left us brownies on our arrival and they went down a treat! There's also a folder with so much information about the surrounding area which was so helpful! The location is amazing too you can walk into Brighton in about half hour, just a tad hilly at points! We really loved our stay and would definitely recommend it and even use it again!

    My husband, little Jack Russell and I, live in a quiet leafy suburb in northern Brighton. Our home is everything to us, it's open plan living with guests accommodation on the ground level at the front of the house. Fast broadband, tv and virgin box in your room. A private shower room (no bath). We also have a pretty garden. There is off street parking, a bus stop, 2 minutes walk, with buses leaving every ten minutes into the town centre.
    Our home is very quiet, very clean, and much loved. With the accomadation being at the front of the house you are welcome to come and go as you please. Please note there is no use of the kitchen.
    Patcham really is the best of both worlds. Fifteen minutes on the bus, you are really in the centre of Brighton, but to come home to a peaceful relaxing ambience can be very welcome! Seven minutes (driving) and you are on the South Downs Way, my favourite place in the world, if you're lucky I will take you to see my horse :)))! Come visit us, you will enjoy xxx

There is a free WiFi and access from the house to a decked area and a garden. This room is on the middle floor of a spacious double fronted family house in Brighton. It is light and airy. It has an ensuite shower and sink and there is a single loo in the hallway a short walk away. We are a friendly couple who enjoy visitors.     This is a residential area but over the road is a small food shop which is open from 8am to 8pm everyday. Down the road there is a pharmacy, florist, pizza take away, off license, fish and chip shop, family run cafe and delicatessen. Just up the road at Fiveways there is another fish & chip shop, a post office, sweet shop, a well stocked fruit and veg shop and a few restaurants. There are several good pubs within easy walking distance and some lovely cafes both up and down the hill. Brighton is famous for The Pier - fun rides and excitement day and night, The Pavilion and its amazing architecture and well known across the world for its artistic and free thinking community, buzzing night life, great restaurants, magical winding Lanes and quirky North Laine shops.You will never be bored in Brighton, there is always something to do here, but when you come back to the house you will relish its tranquility!

    This is a happy family home in Bevendean. It is peaceful here with the downs close by. We welcome anyone, but those with young children will feel right at home with plenty to keep their little ones entertained. There are good transport links into Brighton (and further afield) by bus and train. There is plenty of free parking with easy access to the A27/M23 making travel to us hassle free. We are a professional family who are used to living with others, enjoy life and live a healthy lifestyle.
    Bevendean is a relatively quiet neghbourhood due to little through traffic. It is very family friendly and is also home to students who attend University. We are fortunate to be part of a lovely community here.

Free parking and less than 5 mins to the train station or bus stops. The local train takes 6 minutes to central Brighton and runs 3-4 times per hour. There are also some local shops and takeaways in the vicinity and the university is 5 minutes walk down the hill from the house.
    Quiet semi-detached house in residential area with free parking. I try to provide simple but spacious and comfortable accommodation at a friendly price and as someone that enjoys traveling I am always interested to meet people from other countries and cultures.     3 bed semi detached town house set 3 miles outside of Brighton on a residential estate.
    It is a busy road for traffic and can get some activity but overall is fairly quiet. Please note the road is fairly narrow and public transport does pass my house. If you park your car outside remember to tuck in your mirrors as traffic can struggle when public transport goes by.

  • Louise is a very friendly and helpful person. She dropped me off when it was raining, even she cooked delicious dinner on my last evening. The room has everything you may need, and bed is huge and comfy. Of course the house is not in the Brighton centre, but there's a reliable bus service to the city. Also, you can walk to Falmer university campus in 25-30 minutes, and the walk is pleasant (part through the park). As many people stated before - cats are super cute and they love petting. So if you're a cat person, don't hesitate ;) All in all, my stay was simply great. Thanks a lot Louise!

  • My first Air BnB, and it was a really lovely experience. Louise is super friendly and very chatty and made my one night stay very welcome. The area is in a nice quiet road which is serviced by a bus route. Parking was absolutely easy outside the house and not hard to find. Louise went out of her way to make sure that my stay was comfortable and I had a really good sleep. The venue has WiFi and Netflix/Amazon prime so I was able to catch up on an episode of stranger things. Her two cats are really friendly too and usually stay in an enclosure in the garden during the day. Am very glad to meet her and would definitely love to come back to stay should I be in the area.
