Blackthorn is a luxurious retreat for two. Attached to the owner's home, and situated on the edge of Icklesham village, the property lies halfway between the ancient towns of Rye and Hastings. There is a distant view of the sea, and the garden is surrounded by beautiful AONB countryside. The cottage has a private, south facing verandah, and guests are welcome to use the heated, indoor swimming pool and outdoor hot tub throughout their stay but exclusively between the hours of 8.00am and 8.00pm.
Blackthorn is well-appointed, with all breaks inclusive of linen and towels, electricity and heating, open wifi, free-range eggs from our hens and ducks, a Smart TV with Netflix, logs and kindling for the little wood burner in the winter months, maps and leaflets on the area, and of course exclusive access to the heated indoor pool and outdoor hot tub daily between 8AM – 8PM. There are 2 x award-winning pubs in the village, and a good range of places to eat in both Rye and Hastings, as well as nearby villages. This part of East Sussex is very special with many picturesque towns and villages, historic castles, National Trust and English Heritage properties, several steam railways, impressive country house and gardens, and stunning beaches close by.
We are situated in a rural, edge of village location in AONB countryside, with a distant view of the sea. 3 x different coastlines are close by (5 miles on average). It is a peaceful and relaxing location with no light pollution, very little road noise, and just the occasional sound of garden or farm machinery. There is no village shop but Winchelsea Farm Foods is a high class deli, butchers and general store selling newspapers, bread and milk etc a short drive away. A Co-op can be found at Winchelsea Beach a couple of miles further on.

  • We found Blackthorn to be the perfect holiday haven for couple-friendly relaxation and sighsteeing along the Sussex coast. indeed i'd return happily to write away, or bring family and friends too. It's a beautifully-kept cottage with scenic balcony, jacuzzi and pool access, set in a tranquil landscaped garden surrounded by nature and the great outdoors. Listening to the timeless birdsong in the morning and taking in the stars from the jacuzzi were magical moments, as was simply relaxing with a roaring fire with good wine and scrabble. Local places well worth exploring are charming Winchelsea, picturesque Rye (Lamb house, the Mermaid Inn for Sunday lunch and Webbes Fish bar for an evening supper) and the more vibrant Hastings. We'd love to come back soon and leave where we left off, with more walks and possibly a local wine tasting/tour (we spotted many tempting local wineries whilst out and about!).   • Wish we'd had an extra day to make the most of this amazing place as well as see the local sights. It was great even on a windy February weekend due to the lovely wood-burning stove, hot-tub and indoor pool. Rye was beautiful and lots of places to visit and eat and drink!   • This truly was everything I had hoped for. My partner and I came hoping to star gaze one evening and was able to do so from the warmth of the hot tub. It really was everything we had dreamed about. The sights were breathtaking and it was as peaceful as it looks. Peter and his wife were so thoughtful in leaving my partner a birthday card and special drink which we enjoyed during our stay. The complimentary eggs also went down a treat in the morning before we ventured out into Rye. This was definitely one of our favourite trips and will be one we will remember for all the right, magical reasons. Highly recommend.

    Located in one of Maidstone in Kent's oldest roads, neighbouring buildings used to provide accommodation to pilgrims on their travels to Canterbury in medieval times. Perfect for anyone looking to get away from it all and for those looking for something different, the quirky interior of the Lodge is an eclectic mix of vintage and modern. It offers a romantic hideaway, with exclusive use of the brand new hot tub jacuzzi directly outside your door, and a low height mezzanine sleeping area on a futon mattress, in the double height roof where you can star watch in bed, listening to the local owls. The fully equipped, open plan kitchen/lounge area is cosy in the winter with underfloor heating, and equally delightful in the summer when the bi-fold doors can be opened up to enjoy BBQ's on the deck. With Wifi access, Bose mini sound system, Nespresso coffee pod machine and a flat screen TV, you can also keep in touch with the outside world if you really want to. The Lodge is perfectly located for those who want a car free holiday in the corner of our 1.5 acre garden, about 60m from the main house. Please note that while the Lodge is completely private the hot tub area is not, as you are in the garden shared with our house. A short walk will take you to the ancient village green of Bearsted with its Butcher / Deli / Bakery and a choice of excellent restaurants. For those wishing to take the train, the village station provides services to the coast or to London, to give you transport choices. 5 minutes by car will get you to the award winning Leeds castle, while a 40-60 minutes drive will take you to the many beautiful historic towns of Kent including Tenterden, Canterbury and Tunbridge Wells, as well as the beautiful Kent coast line and the EuroTunnel. Perfectly located for weddings and celebrations at the award winning Orangery in Maidstone, why not make a holiday out of your stay? Subject to availability The Lodge can be booked in conjunction with it's sister property 'Knocklofty', a one minutes walk away and can accommodate up to 4 people.

  • We had a great stay in sea and stars. It was lovely with watching the stars at night and the sunset on the beach. So close to everything you need. The kitchen had everything we needed and the welcome bits were a nice touch. It was very clean and tidy and quiet as on the edge by the field which is the best place! Ross gave us lots of info about places around us and there is a good info book when you get there. Ross was always quick with responses.

  • Fantastic location in the caravan park and very cosy inside the accommodation. We visited just before Christmas and the caravan was decorated with lots of twinkly lights. We got to see stars on the last night of our stay when the sky finally cleared up, it looked stunning. Highly recommend a stay here.

    The suite includes a stunning 50 ft living room with a dining table, grand piano, underfloor heating and a 10 ft cinema screen with film server offering over 6000 films. The stylish bedroom has a luxurious ensuite: perfect for relaxation with a deep jacuzzi bath for one. Tea/coffee(+ toaster and fridge). There are no cooking facilities (no kitchen). Your own car is needed. Takeaway available at local pub. Early arr/late dep: £10 per hr, please ask if available.
    The wing is on the ground floor and includes an open planned 50ft living/dining room and a separate bedroom with ensuite. There is no kitchen access with this suite. The living /dining room is set up with a grand piano, cinema screen and large writing desk one end and a dining area the other end. In the centre of the room is the TV with sofas and comfortable arm chairs. The dining area includes a large dining table, small fridge, cabinet with wine, champagne and water glasses, crockery and cutlery, kettle and toaster. Tea, coffee, milk provided. Local pub does takeaway and delivery. There is a film server with over 6000 films to choose from to watch on the cinema screen. Accessed from your private living/dining room, on the ground floor, is a bedroom with stunning en suite bathroom with 2 basins, walk in shower and a sunken 'Japanese style' soaking bath for one person, deep and square (1mx1m). TV and King size bed made with Egyptian cotton linen. A feature of the property is the original Victorian stable doors which can be left open or can be closed to provide black out for the bedroom or for watching a film on the screen. The inner courtyard can be used for access to the property only. The front of the stables has a table tennis table and an outdoor draughts board, both available for your use. This area can also be used to sit and enjoy the sunshine, or the lawn adjacent to the property.
    The Stables is set within a 50 acre estate surrounded by stunning countryside. There are 3 other properties on the estate, along with woodland, fields and lakes. Mayfield (1.5 miles) is a pretty and bustling ancient village with tea rooms, butchers, delicatessen, bakery, grocery shop (open until 10 pm), wine shop, clothes shops, gift shops and a magnificent medieval pub. It was awarded 'Best Village in Britain' by The Times (13/3/17) We are 18 minutes from Tunbridge wells, 30 minutes to Glyndebourne and 20 minutes from Buxted Park.

  • We’ve stayed at one of Theresa’s other listings, and it was stunning just as this one is. Be prepared to veg out in luxury and treat yourself to movies and activities. This suite is absolutely beautiful and enjoyed every minute staying there. The area that the property sits in is remote, quiet and very calming and enjoyable. Would recommend, especially for families :)

  • Such a lovely space - the cinema screen and hot tub bath make it really special. Incredibly clean and has a luxury feel. Theresa even sorted balloons, chocolates and petals making it extra special. Just take note there is no microwave- a fridge, kettle and toaster are all there but not a “kitchen” as such. Would definitely stay again and have already recommended it to some friends!

    Old Smock Mill is a romantic place for couples. The atmosphere inside is peaceful and relaxing. Everything is designed to unwind you from the moment you walk in. It is surrounded by the lovely Kent countryside where you can ramble and refresh yourselves by perhaps ending the day in one of the great pubs cosy by a log fire in Winter or in Summer in an English garden. Guests have said how hard it is to tear themselves away, it truly is a treasure to find.
    The Old Smock Mill is a gorgeous four storey building it has carefully been restored to a very high level. We now have opened the ground floor so if couples wish to come with another couple you have the option. The ground floor area can only be booked with the upper holiday let as they are in close proximity of each other. The ground floor website is Old Smock Mill Garden Hideaway. The Mill has eighteen inch brick walls and a white weather boarded tower which stands out on the landscape. The oak exterior staircase leads up onto the beautiful staging where you enter into the Mill. Massive beams span each floor carrying the original upright shaft giant spur wheel and sack hoist. It is a very unusual romantic and memorable place to stay. Each room has been carefully designed to be in keeping but comfort and modern facilities are well catered for. A welcome basket including the owners chickens organic eggs will be given on arrival. Bedroom: Beautiful French king size bed with crisp white cotton sheets. There is a beautiful old copper basin sink and taps and a unique pulley system for hanging clothes. Large beams hold the iron giant spur wheel a stunning spiral staircase leads to the bathroom. Bathroom: Double ended bath, pedestal basin and toilet. Walk in wet room shower with under floor heating. White fluffy towels and locally made hand wash are supplied as standard. Kitchen: The kitchen is well laid out with washing machine/dryer oven hob fridge/freezer dishwasher toaster kettle and a good range of saucepans frying pans cutlery glass and china. Living Room: Dining area with round table and four chairs. Sitting area comfortable leather sofa and two chairs TV DVD player and WiFi. A gas wood-burning stove is great to sit by in the evenings. Other: The 9' wide staging where a round teak table and four chairs are supplied. A bench on the morning side of the staging and two teak steamer chairs for sunbathing. There is an area under a large old apple tree which can be used in the garden for barbecuing. Cleaning/Towels/Linen: All towels and linen is included. Each week the linen and towels are changed and the mill is cleaned. Amenities/Facilities: Barbecue, Parking, Views onto the owners garden. Dishwasher, Fridge/Freezer, Hob/Stove, Oven, Tumble Dryer, Washing Machine. Central Heating, Internet Access, TV. About the area Accessibility The Windmill is not suitable for wheelchair use. Outside The area around the mill at first floor has a oak staging balcony 2.5 metres wide which encircles the mill. There are quality tables and chairs provided with teak steamers and cushions for relaxing in. A barbecue can be supplied to be used in an area in the garden not on the staging. The owners garden is private. Coast/Beach The local beach is Camber sands with its fantastic sand dunes and wide open sandy beaches. It lies close to the lovely Cinque Port town of Rye. Well worth a day trip! There is also the seaside town of Hastings approximately 30 min. away with its famous fishing huts and Jerwood Gallery. The old town is very charming and full of unusual shops but the beach is mainly pebbles. Golf The local area is rich in golf courses with a varying degree of difficulty. In forest Cranbrook there is a full 18 hole course which is less then five minutes away. In Biddenden there is a par 3 18 hole course called Chart Hills and Dale Hill at Flimwell. How to get there Gatwick is 36 miles away. Heathrow is 54 miles away. Ports of Dover 40 miles and Folkstone 36 miles (for euro tunnel) respectively. A car is essential for getting around as the bus services are intermittent. Taxis can be used but need to be booked. Staplehurst station with a direct line to London in under an hour is 15 mins away. Distances Benenden is around 10 min. walk and is the closest village. Tenterden and Cranbrook are around 10 min. by car, both are interesting places to visit. Cranbrook with it's working Windmill and Tenterden with the steam railway. Bewl water (also is the place of lapland UK) which is great for renting bikes and catching a ferry round the reservoir is about 15mins by car. The famous gardens of Sissinghurst Castle and Great Dixter are 10 min. by car. Further Details Benenden has a village shop and traditional butchers. For bigger shops Tenterden contains a Tesco & Waitrose. In Cranbrook there is a co-op supermarket and Hartley Dyke farm shop which also has a great fish shop at good prices. There are ATM machine and Banks in both Cranbrook & Tenterden. Both Tenterden and Cranbrook have sports halls indoor swimming pools and public tennis courts. Apicius is a Michelin starred restaurant in Cranbrook booking essential. West House at Biddenden is another Michelin starred restaurant. The Bull at Benenden has good pub food and the Woodcock at Iden Green both reasonably priced. Fabios' in Cranbrook is a deli/cafe and has delicous Italian fare and serves the best coffee around.   • We booked Clare’s place as a very last minute escape following the cancellation of our trip to Berlin because of the ongoing Coronavirus situation. We wanted somewhere rural and private as a kind of ‘escape’ from the current situation... and what an escape it was... The location was amazing.... lovely views of the countryside and wildlife... to wake up to chickens and ducks playing in the pond opposite the mill was very cute......you can stay in the mill and see no one if you like, or drive 5 minutes into a lovely quaint town...perfect. The mill is simply stunning....no other words; beautifully finished and furnished... an absolute testament to Clare who project managed the mill’s restoration.. It was spotlessly & professionally cleaned before our arrival, the bath was amazing and the bed ridiculously comfortable. Clare was very generous & kind. The ‘perfect host’. Communication was excellent and all the extra touches on arrival ( I won’t ruin the surprise) made us feel special & welcome. If you don’t stay here, you really are missing out!! In this current climate of uncertainty and anxiety, this is really the perfect escape. We’d love to stay again in the future. Thank you Clare

  • We had a really amazing stay at the windmill. It’s such a unique building and really nicely done inside. We really enjoyed sitting out on the staging to watch the sunrise, despite the single figure temperatures. Claire is an excellent host! She was really helpful - lending us some bits to clean up our walking boots after encountering a huge bog on our afternoon walk. Highly recommend a visit and we’d definitely be keen to stay again.

  • We had a lovely stay at this very stylish cottage in Bearsted. The house was easy to find and within walking distance of the village. It was thankfully very cosy, which was much appreciated as we visited it on a cold, windy and miserable weekend. The size and layout was perfect for us and our 2 children. The house was extremely clean and the beds were very comfortable. The hot tub is a real bonus! Barbara was an excellent host - she was very responsive and sent a very detailed welcome email with lots of useful information in advance of our trip.

Barbara and Mike communicate very well and provide lovely little details such as a bottle of prosecco on arrival and a follow up message to make sure everything is okay on the first day of the stay. The home and hot tub are extremely well kept and warm and the area is very quaint and friendly. Lots of things to do a short drive away. There are a few pubs/restaurants within 5 minutes walk which are really nice to go to for dinner and a drinks. We are really looking forward to hopefully return again! Thanks for everything Rebecca

  • I stayed here for 3 days in January 2020. This is a wonderful little place to visit, located at the end of a one mile track in a very attractive part of East Sussex. The nearest village is Mayfield, which is charming and well equipped with a good butcher, a deli, pubs, cafes and a nice wine merchant. The treehouse itself is a beautifully engineered building, and the interior reflects the very high standards of the owners. On arrival, Lucinda ensured that the wood burning stove was lit and kitchen was well stocked with all of the basics. Inside everything is immaculate, with lots of attention to detail; the bed, the towels, the dinnerware, the bathrobes. This is a very comfortable, well equipped and perfectly clean treehouse! I happened to visit on an extremely wet and stormy few days, and even with the winds raging outside I never felt anything other than warm and secure in this very solid structure. When the rain did let up there are some very nice walks available through the surrounding forests that literally start at the front door. Overall, this is a really remarkable place to stay with friendly and welcoming hosts, and I honestly can’t recommend it enough. I don’t think there is a bad time of year to come here. It’s somewhere to come to enjoy nature and the English countryside, no matter what it happens to be doing. But you can do it whilst staying warm and comfortable!

  • Lucinda’s treehouse is a cosy, romantic and exciting place to stay. We felt instantly at home and slept like logs on the comfy bed. Staying at Hoots really is a unique and genuinely relaxing experience. It is easy be at one with nature and unwind in the beautiful woodland surroundings. The deck with its bbq and countryside views is lovely, as is the fire-pit which we particularly enjoyed at night - making S’mores was great fun and thank you Lucinda for the supplies! There are very many lovely walks through the surrounding woodland and also at Wadhurst Deer Park - wildlife is literally on your doorstep! The village of Mayfield is only a short drive away and has plenty to offer, especially friendly locals, good food and excellent wine.

    Inside our Little Cabin you will find a beautifully rustic style living area, light, airy and comfortable. The handmade log bed adds a lovely feature to the room. The lovely large walk in shower, WC and sink all add to the comfort of your stay (we provide the towels). In the winter you can snuggle by the log burner, whilst in the summer you can sit outside on the lovely large deck that over looks the lake.     If it’s at all possible to get fed up sitting by the waters edge, sipping your favourite drink in the most stunning setting or watching your favourite films by a cosy crackling log burning fire, then there are literally hundreds of other pursuits and activities, after all you’re in the beautiful south. There are plenty of local walks directly from the Cabin including the Weald Way and many others if you fancy a drive in the area. There are many local pubs within a short drive that will satisfy any foodie. We can recommend a few on your visit. The seaside is also close by: Brighton is a 25 min drive, Eastbourne is a 30 mins drive and Seaford 25mins, the Seven Sisters Country Park. The historic county town of Lewes with its many shops, cafes, pubs and antiques is only 15mins drive. Alfriston village is like stepping back in time with its chocolate box cottages and shops and Glyndebourne Opera House is only a 16 min drive.     The barn, in the grounds of our 15th century house but nicely private, is decorated in comfortable, modern rustic style, with underfloor heating and a wood burner. Outside is a fire pit for toasting marshmallows and stargazing before climbing into the king-size bed, dressed with soft Egyptian cotton. There's a large walk-in rain shower and robes. There are books to read, DVDs to watch, board games to play. Tear yourself away to explore the stunning local countryside, gardens, vineyards and castles or to eat in great pubs and restaurants.
    Our holiday let is set in the grounds of our 15th century house, yet it is not overlooked. It has recently been refurbished (March 2017) and we have tried to make it the kind of place we like to stay in ourselves. The large, light-filled, open plan living/kitchen/dining area has floor to ceiling bi-fold doors opening out onto its own garden. Sit outside - choose from the table and chairs or the big double sun lounger - and listen to the birdsong or go for a stroll in the meadow. By night you can enjoy a starry sky by the light of the fire pit, which also has a grill for BBQ - or marshmallow toasting! The decor inside is 'country cool' - luxuriously comfortable and with nods to the area's heritage as 'The Garden of England', including vintage apple crates used as kitchen shelves and a framed photo of workers in a local hop field in the 1940s. In fact our house next door was, until recently, the farmhouse for the surrounding hop farm which still operates in the traditional way - one of the last remaining in Kent! There's a bedroom with king sized bed and garden views. The bed linen is 600 thread count finest Egyptian cotton, the duvets and pillows goose down. There's a Moroccan style shower room. Things are kept cosy with underfloor heating and fluffy rugs, a woodburner, soft bathrobes and slippers. Board games, books and DVDs will keep you busy plus there's free WiFi and a large flatscreen TV with freeview. The kitchen has all the essential equipment - whether you want to cook up a feast or simply prepare snacks to sustain you in between visiting the many excellent restaurants in the area. We provide a welcome hamper including milk, bread, butter and eggs plus a bottle of local wine to kick off your stay. You will find olive oil, salt, pepper, dried herbs and spices, tea, coffee and sugar. There's washing up liquid, dishwasher tabs, cloths and cleaning products and, in the bathroom, heavenly Aromatherapy Associates body wash, shampoo and conditioner. We also provide logs for the woodburner and for the firepit. End of stay cleaning is included. John is a rehabilitation specialist and also teaches Nordic Walking and Pilates. It's off the main road and outside of Tenterden so is gloriously peaceful, and after being warmly greeted by John on our first night we had a lovely weekend of going for walks, enjoying local food (The Three Chimneys was our favourite) and curling up on the sofa in front of the fire. The place is spotlessly clean and had everything we needed, and we would love to go back one day!

    Newly refurbished annex forming part of a country house set in three acres of garden, pond and paddocks. Located in a rural setting just off the North Downs Way, 2 miles from historic Westerham and Biggin Hill. Darwin's home, Downe House, Churchill’s home, Chartwell, Emmett's Garden, Quebec House and Titsey Estate each within four miles.
    The annex comprises a bedroom, kitchen/diner, shower room, hallway with own front door. DAB radio in kitchen and large Smart TV discretely arranged in bedroom. Most kitchen appliances and kitchen wares provided including Nespresso machine. The house is accessed via a bridleway, which may be bumpy - take it slowly! Lots of parking.
    Countryside. One rather good Indian restaurant within walking distance with cocktail bar. Park Wood Golf Club is within walking distance.
  • I used the space as to get out of the city to do some introspection and make some plans and it was perfect for that. There is an Indian at the bottom of the road that does great food and you are surrounded by a lot of green that there are good trails for running and walking.

    This delightful cottage has been lovingly refurbished and now offers a luxurious, but cosy and comfortable space for a perfect weekend getaway. The cottage is located in the garden of our house, but is completely separate and private. We are on hand if you need us, but will leave you in peace to enjoy your stay unless you tell us otherwise. The cottage is a light, bright space, with bifold doors leading on to a private terrace equipped with garden table and chairs and a gas BBQ. Inside, the space has been beautifully decorated with a fully equipped kitchen, large dining table/work space, comfortable sofa (which can be converted into an additional kingsize bed), TV with DVD player, free WiFi, etc. A number of DVDs are available for you to borrow as well as a number of guide books/walking books relating to the local area. The bedroom has a luxurious kingsize bed with sumptuous bedlinen - perfect for a good night's sleep. The bathroom has a powerful shower - towels, etc are provided for your stay. Outside the cottage we have a secure shed where 2 bikes can be stored - this is a very popular area for cyclists and walkers alike.
    Tucked behind our family home, the cottage is set in the heart of our pretty village surrounded by miles of beautiful Kent countryside in a designated Area of Outstanding Natural Beauty - lots of lovely walks on our doorstep. The village shop is two doors away and our friendly local pub a 5-minute walk down the street. Sevenoaks and Tonbridge are a 15-minute drive with direct trains into London (30-minutes) and the spa town of Tunbridge Wells is just a 25-minute drive. A car is essential.

  • Naomi's place is well decorated and has a very homely feel. It has a traditional style but a modern flair; all amenities and appliances are of good quality. Additionally the bed is super comfortable which was a relief after staying in many Airbnbs which lacked this. Location wise there isn't much to do in the immediate vicinity other than a small village convenience store- but that's what we anticipated anyway. A car is probably a good idea. There are a lot of walks you can take directly from the cottage but we preferred to drive a short while to pick up the main routes further out and get food in one of the nearby towns. Naomi's own house is right next to the property, and she is very easy to communicate with. Would definitely recommend to others looking for a peaceful getaway in the countryside.

  • What a little gem this is! I chose to stay here for my girlfriends birthday weekend and it was just perfect. The open plan lay out makes you feel connected right the way through the cottage, and being a plumbing and heating engineer i espesially loved the lay out and design of the bathroom as well as the choice of radiators! The now TV is a lovely little extra for an evening wind down in front of the log burner. The cottage a very short walk away from the local pub to which the food was amazing. Very friendly staff also. Overall a perfect little cottage.

    Our guests frequently comment on how peaceful it is and the lovely circular "all weather" along the river Medway and then up pass the Victory Pub before cutting back through the orchards. Other local pubs which are dog friendly and a short walk including both Bulls in Barming and East Farleigh which serve good evening meals.

    Breathe the fresh country air and enjoy the view from your luxury yurt at the edge of a field.     The yurt sleeps upto two adults and two children. There’s a Kingsize double bed and a double futon, with sheets, pillows and duvets for each. Your own fire pit BBQ is provided and there also is a shared outdoor kitchen. This has a gas burner for cooking, a sink and all the pans, cutlery and crockery you might need. A starter pack of wood for the stove and fire pit BBQ, matches, firelighters and kindling is included. The yurt itself is completely off grid. Candle lamps provide light, and the lack of light pollution makes for exceptional star gazing, though do bring a torch! Bore Place, where the yurt is located is an environmental charity and organic dairy farm, pioneering renewable energy and reconnection with the natural world and the production of food. As a working farm there are various hazards - ponds, farm machinery etc. If you have children please make sure you supervise them. There’s your own private composting toilet, just behind the yurt, and toilets and a shower at the centre reception a couple of fields away (around 200m). As the yurt is in a meadow, it’s not possible to drive cars right up to it. Cars can be parked in the centre carpark, just near the toilets and shower and your luggage rolled to the yurt on our trolley. Smoking is allowed outside, but not in the Yurt itself. The pictures currently show our yurt from 2017, we've two new yurts coming in 2018 of the same design, but that'll be made of khaki canvas with olive green detailing. The shared kitchen will be further away from the yurts.
    If you're coming by train from London the quickest way is to get the London Bridge to Sevenoaks train (25mins) and then a taxi to the yurt (15mins). As it's such a lovely place, increasingly people are getting married here. As such if you're staying on a Saturday night there may be a wedding in Bore Place house. It's about 100m away, but otherwise so quiet that sound can travel. If you're coming for tranquility, then message me with your dates and I'll find out if there's a wedding booked.
  • It was a pleasant stay with my children. It’s getting cold and wet in the nights so lucky we brought some solar fairy lights and hot water bottle. Wellies is the must for walking in the field. The yurt is on an organic farm so the children joined some local activities which was great.

  • First Airbnb. We didn't know what to expect and we were very surprised! The room is like a hotel room, with amenities (towels, shower gel / toothbrush, tea making facilities, London / metro map, and even an adapter ...). Clean room, with lots of storage available. The house is located 5 minutes from a bus that takes you to St Mary Cray (or 20 minutes on foot for the bravest), and from there a direct line to go to Victoria Station. Andy is very responsive and especially helped us when it was 11:30 pm (thanks again). I recommend, especially considering the price!

A modern barn conversion, which sleeps a maximum of 4 people, it is stylishly furnished with everything you need for a relaxing break in the country. There is plenty to do to connect with nature, and books and board games to focus a busy mind. There are plenty of places to stretch out and massage/yoga professionals on call to help you relax. Seasonal craft activities can also be arranged. The luxurious double bed has sheets with a generous thread count for you to enjoy a good nights sleep, and there is a pull out sofa bed for additional guests. The 5 meter bell tent can be hired for an additional fee, which will sleep 2-4 extra people comfortably. The studio has its own toilet and separate bathroom with a freestanding tub in which to enjoy a candle-lit soak. Prosecco and cake can be arranged for a treat on arrival, and a continental breakfast comes as standard and can be found in the studio fridge. Tea, coffee, and herbal drinks are also available. There is no kitchen as such, but there is a microwave oven should you need to self cater. Guests have the use of the rear garden, but are asked to keep noise to a minimum in respect of the neighbours and children's riding school at the back of the property. This is a place that welcomes creatives, nature lovers, and folk who won't mind the odd muddy paw print. Allergy sufferers please come prepared, the pollen count can be high and we do have pets and feather filled bedding. If you come across a creepy crawly we will do our best to guide them elsewhere, but we are very much out in the country! Expect to hear birdsong in the morning and owls at night, and sometimes the call of the wild really does drift over the fields as the lions roar from Wingham Wildlife Park.
    Preston is a small rural village with a traditional church, village hall, community meadow, and recreation ground which includes a children's play area. A short walk through the orchards brings you to the picturesque Elmstone, which boasts a beautiful picnic spot and quaint library in a telephone phone box. Within a stones throw of the studio is Preston Garden Centre's fabulous bistro 'Coppers' where you can grab anything from a coffee and croissant to a full roast dinner, and pick up a tropical plant while you're at it! There's also a local shop, butchers, and pub in walking distance, and many more fine eateries and entertaining venues within a few minutes drive. Try The Anchor in Wingham for live music and fabulous pub grub, or Grove Ferry for boat rides or a spot of kayaking. You can paddle up river to nearby Fordwich, as old as the Dooms Day Book, and enjoy Michelin star cuisine for lunch at the Fordwich Arms! Or walk across the fields and relax in front of the fire with a craft beer at the Duke of William in Ickham. Historic Canterbury is a 20 minute drive, as is Sandwich, Deal and Dover. If its Art and Culture you are looking for, hang out in hip Whitstable, visit Margate's Turner Contemporary, or eat fish and chips with an Antony Gormley sculpture in Folkestone, all within a similar distance. There's something for everyone in this region, and with easy access to London, the ports, and channel tunnel, its the perfect place to explore the rest of Europe.

    Private cosy traditional log cabin on the lake, surrounded by beautiful countryside. Lovely peaceful get away from it all in an area of natural outstanding beauty, yet just ten minutes drive from Royal Tunbridge Wells, with all the culture, bars, restaurants and shops. The pretty village of Lamberhurst has lots of pubs to offer, with top quality food and local ales. Trains to London are 1 hour from Frant station. Nearby attractions include Scotney Castle, Bewl Water and Bedgebury Pinetum.
    Situated on our working livestock farm, the log cabin has its own entrance on the farm with plenty of parking. There are no shared amenities and you are welcome to come and go as you please. The log cabin is a very quiet peaceful area with just us for nearby neighbours. There is a lovely private screened decking area overlooking the lake for your sole use. The decking is south facing and a real sun trap, sit back, relax and enjoy the views of the lake and watch the hustle and bustle of the wildlife outside. The beautiful woodland surrounding the cabin means that every season is special here and offers an ever changing view, from the vibrant autumnal colours right through to the start of spring, bringing an abundance of bluebells through the woods and summer here definitely has the wow factor. Expect to see lots of wildlife here, including a variety of deer roaming around and we even have a resident kingfisher on the lake. The entrance to the log cabin has a covered canopy so you can still enjoy the outdoors even in poorer weather. There is plenty of seating outside and a BBQ is available to use during the warmer months. There is also plenty of outside lighting, including a motion sensored flood light where you will park. If and when you have had enough of taking in our views outside, enter the warm and cosy interior of our lovely log cabin. The lodge has a fully equipped kitchen, with integrated fridge and small freezer compartment within the fridge. There is an electric hob, microwave, kettle, toaster and Nespresso machine. I will supply tea, coffee etc and milk for your stay. There is a kingsize bed with a firm mattress and a range of drawers and ottoman for storage of your clothes and belongings. A fixed open style hanging rail, complete with hangers is for your use. A large comfortable two seater sofa and two seater dining table and chairs complete the open plan feel to the main part of the lodge. There is a TV with built in DVD player mounted on a full motion TV bracket for your viewing convenience. There is a separate shower room, with large shower tray and heated towel rail. Towels are supplied. There is a separate washroom, comprising a WC and shaver point. The lodge has hot water and heating, including an electric style wood burning stove. Smoking in not permitted in the lodge. The lake is not open to the public and is for our enjoyment and the enjoyment of our guests, fishing for our guests is permitted, please enquire before booking, so I can give you all the information you need about the lake. Very well behaved pets may be considered, please message me with the details.
    Lamberhurst village is a very pretty undulating rural area with a wealth of country pubs, catering for all your needs. There is a convenience shop with post office services and also tea rooms located in the village centre. A mobile fish and chip van visits the village on a Thursday evening. There are plenty of attractions and places to visit in and around the surrounding area including: Scotney Castle, Leeds Castle, The Pantiles, Bewl Water, Bedgebury Pinetum, Lamberhurst Vineyard, Penshurst Place, The Hop Farm, Spa Valley Railway, Assembly Hall Theatre. The nearest costal towns are Rye and Hastings, approx 40 minute drive away. We have all the big name supermarkets, mostly within a ten minute drive.
  • What a beautiful place to stay! Fern was really friendly and has set up the cabin beautifully, with lovely touches inside and out. We were lucky enough to get some March sunshine to enjoy the decking but the interior of the cabin is just as nice to spend time in. Because of the Covid19 isolation order all the local restaurants were closed but cooking our own candle lit steak meal in the cabin was perfect.   • The cabin was really amazing, it is so serene and wonderful. You can step out in the morning to a beautiful view and hear nothing but the sound of nature. I planned to ask my girlfriend to marry me on the balcony overlooking the lake but the cabin provided such a lovely setting I ended up just doing it inside. Fern is a lovely host and sets you up nicely on arrival. We went for a lovely walk around the woods on the Saturday that wasn't too taxing and again provided a lovely peaceful setting. I 100 % recommend this to anyone looking for a nice location to escape to, and whilst we didn't travel the local area, it is very well situated for doing so.

    Garden Cottage annexe forms part of a charming 16th century cottage situated on the edge of the Ashdown Forest in beautiful East Sussex. There are country walks from the door of the annexe, and a bus stop at the end of the drive taking you to Brighton or to Tunbridge Wells. Nearby is a post office and store, pub, farm shop and cafe serving local and organic produce. Uckfield is 1.5 miles away and provides a larger range of shops restaurants and services.
    The annex comprises a comfortable bedroom with double bed, a wardrobe and chest of drawers. We can also provide a single bed if required. There is a cosy sitting room with a TV and a wood burning stove. The beamed ceiling is quite low and any guest over 6 feet tall may have to duck! The kitchenette is in the conservatory and comprises a basin and taps, cupboards, microwave, fridge, kettle and toaster. There is a modern shower room. We provide a welcome pack of breakfast items in the fridge, plus tea, coffee, sugar etc, and some logs for the wood burner. Outside there is a small patio area with a table and chairs. This has views over the fields and fairy lights in the pergola (light switch in the side passage).
    Five Ash Down is a quiet hamlet one mile north of Uckfield. It is close to the Ashdown Forest, Brighton, Severn Sisters Country Park, Drusilla’s zoo, Bluebell Railway Line, South Downs, Lewes, a lama park, the Winnie The Pooh Bridge, mountain biking at Bedgbury pinetum, and numerous National Trust properties.

    The village of Preston is located in the Kent countryside about 10 miles from the historic city of Canterbury with its world famous cathedral, universities and shops and restaurants. The Granary is a self-contained open plan living area with kitchen facilities and separate shower room. In addition to the main living areas on the ground floor, there are steps to a mezzanine balcony which can be used as a sleeping area for a third guest. Outside is a large decked area and guests have use of the garden. There is a double bed and an air bed can be provided to accommodate a third person.
    The village of Preston is situated in a rural part of East Kent, within 10 miles of Canterbury. There is a small village store, pub, butcher, garden centre, park and church. The seaside towns of Broadstairs, Ramsgate and Margate are located about a 20 to 30 minute drive away, where you can find blue flag, sandy beaches, Turner contemporary art gallery and Dreamland amusement park. Also close by are the cinque port towns of Deal, Sandwich and Dover, where you can visit the White Cliffs and historic Dover Castle. Continental Europe is easily accessible either by car ferry from Dover or Eurostar from Ashford. For walkers, the area is well served by footpaths and many pleasant walks. The property is located on route 1 of the National cycle Network and cyclists can also enjoy the Viking coastal trail, accessed from Thanet.

    Situated on the southern end of Capstone Valley on the top of the North Kent Downs between the districts of Medway and Maidstone, not far away from the North Kent Area of Outstanding Natural Beauty (AONB) Good base for walkers or cyclists. One of the Hosts is a keen cyclist and can offer guidance on routes or if and when possible, may accompany the more experienced cyclists. Capstone Ski and Snowboard Centre is 1 mile away. between 4-5 miles to the north is the Historic Chatham Dockyard and the old cathedral City of Rochester. A similar distance south is Maidstone, the county town of Kent. Just 25 miles away to Whitstable, 26 miles from Canterbury, and just 11 miles from Leeds Castle. The beautiful beaches of Broadstairs, Folkestone, Margate are approx 45 miles away. Dover is 41 miles away. This is a great base to stay.
    We are surrounded by farm land and nearby woods. In walking distance to the north is the Capstone Valley Country Park. To the south is the North Kent Area of Outstanding Natural Beauty.

We had a friendly greeting and a tour around the place. Wendy was such a lovely and informative host and made us feel at home. The amenities were outstanding and couldn’t have asked for a cleaner place. Wendy has even gone to the effort of spraying all the door handles especially with this virus going around.     Clad with wooden boards there is a very luxe country feel.
    We have a large vegetable garden for you to help yourself to whatever is in season. Sissinghurst, Leeds and Hever castles are all close by and well worth a visit. We also have Rye and Hastings about 50 minutes away on the coast. The stables is newly converted and warm and private. The bed is a king size with luxury white linen with 400 thread count. The feather pillows are full and there are white fluffy towels and bathrobes for your use during your stay. We supply shower gel, shampoo, conditioner and body lotion. There are lots of local walks and footpaths which are readily accessible from the property. There is also a local pub called The Castle Inn serving home cooked food and draught beer (Harveys Sussex bitter) a few minutes walk away. This is a great base to explore all that Kent has to offer whilst at the same time only a 40 minute train journey into London.

  • My boyfriend and I had the most perfect weekend away here. Philippa has done a brilliant job doing up the barn to be the perfect level of rustic and plush. It’s so cozy yet fresh and not stuffy. We felt so at home, and enjoyed the place and it’s surroundings in the rain and sunshine. We had everything we needed, it’s spotlessly clean, the bed is unbelievably comfy and Philippa was lovely and welcoming. Perfect getaway. Can’t recommend enough! Will go back ASAP :)

  • What a stunning place! Philippa’s place is an amazing escape from day to day life, we were able to switch off relax and enjoy taking it easy. Philippa has great knowledge of the local attractions and surroundings and it’s really reassuring that she’s always on hand for anything. The place is decorated beautifully and just like the pictures. Although one thing you can’t tell from the pictures is how comfortable the bed is!!   • We highly recommend this luxury barn conversion if you are looking for a romantic getaway in a nice cozy place with the best of interiors. Philippa was very welcoming and made sure we were comfortable with the place. The place is so well maintained. Very clean and has all the amenities one would need. Very comfortable bed. We did binge watching on Netflix the host provided us with on her Tv. Good value for money, has couple of good pubs near by. We don’t drive but had cab services available with 10 mins lead time. The best part of the stay was the rustic look of the interiors which are exactly the same as shown in the pictures. We plan to go back again soon and my wife has already looked at other properties managed by the host.

The Hut is surrounded by a level decking with outdoor furniture, as well as a BBQ and fire pit. Designed with the country traveller in mind, The Hut is decorated in shades of blue and grey with hints of patterned and floral soft furnishings. The Hut is located in The Lambing Field, one of the farms’ most iconic spots with stunning views out onto the coast, often known to have held memorable parties and weddings. The Hut is intimate and one of a kind, making for a truly unusual and unforgettable experience. The Hut runs off solar power and mains water. There is no mains electricity, however phone chargers are available upon request. Logs are also available upon request.
    Rye and Hastings are two traditional and beautiful old towns offering unique shops, attractions, pubs, bars and restaurants. The local pub is a 5 minutes’ walk from the hut, located at the top of the drive. The beach is also only 10 minutes away (by car).

  • The Hut is a clean and beautifully put together space with lots of thoughtful touches to make it feel cosy and homely. Location is great - it feels remote when you’re there, but really close to Rye, just off the main road, and 5 minutes from a nice pub (The Plough). It was pouring with rain while we were there but that didn’t matter - it was still the perfect place to sit by the fire and play games with a drink! We’ll be back to try out the hammock and fire pit in better weather though...

    The Hive is an open plan contemporary building set in the heart of Kent within easy reach of London and The Coast. Pool is heated June to September only.Historic castles and well known gardens of Kent and Sussex are nearby. The house is in a rural setting with great walks and some excellent pubs along the way. Royal Tunbridge Wells is a short drive. Doggy charge £20 per stay.
    The Hive is an open plan space designed with surrounding nature and organic bee keeping in mind. Please note the bedroom is mezzanine reached by spiral staircase. It is very romantic but perhaps not everyones choice of sleeping arrangements. Kitchen is fully equipped with everything and guests are welcome to use the Bar, just replace what you consumed.
    Best of both worlds, country and town, all yours. Plenty of castles to explore too. Hever and Penshurst Place are our favourites. Royal Tunbridge Wells is a short drive away and offers plenty of eating out and shopping options. Some excellent pubs are walking distance away and you can bring your dog too. London is an hour train journey, Brighton and the cost about the same by car.
  • We had a great stay at Stella’s Airbnb the location is beautiful with lots of walks close by. The interior is very stylish and lovely for a few days away. Stella and Kevin were wonderful hosts and even bought a bottle of Prosecco for my girlfriend with a little card left on the doormat the day of her Birthday. So thoughtful of them! There’s a pub (The Hare) which is a 15 min walk away and the foods really good. We’d defiantly recommend it if you want to get away from the hustle and bustle of town life and relax in a beautiful setting.

    20ft up nesting between three sturdy oak trees this treehouse made of recycled timbers has uninterrupted views across the glorious north downs AONB. Cosy and private set on the edge of a barley field the only sound is the wind through the trees and birdsong. Heater and double glazing makes this ideal in winter or summer, and a chemical loo in the cabin at ground level adds a creature comfort. An induction hob, cool box electric kettle Nespresso machine and music system are all there.
    The treehouse is cosy with plenty of space for a couple. There is a chemical loo downstairs in a cabin, and shower etc is sometimes available in the house which is reasonably close .... The idea was to create a relaxing space to read admire the views and enjoy quiet times alone or together. I really hope it works and so far the signs are good. There is no noise, but a village with two pubs and a restaurant just over a mile away.
    The village of Elham with pubs and restaurant is just over a mile walk away over fields or country lane. Canterbury is half an hour by bus or 20 minutes by car. The seaside is 20 minutes away (URL HIDDEN) Margaret's bay, Folkestone ...
  • To date this is probably one of my favourite places that I’ve stayed in a long time. The tree house itself is no way near the owners dwelling. We had complete privacy where we felt very happy being isolated & secluded. We arrived very late & someone was there to meet us with a huge smile on their face making us feel very very welcome. In the morning the views were breathtaking. An extremely comfortable nights sleep & a lovely surprise freshly baked loaf of bread with a selection of butter, jam & marmalade and also orange juice & milk provided. We walked to the local pub, a beautiful walk. If you want to escape from the busy city this is your chance! The area is so beautiful & peaceful; country roads, farm animals, no traffic, plenty of green scenery. Upon leaving we met Mark who is absolutely wonderful. We had a great chat. He even offered to help us with our bags which was very kind. I absolutely loved my stay in the treehouse & I would definitely love to come back & stay again. Highly recommend! 10* 🥰

  • If you are wanting to get away from the world and have a few days of relaxation, this treehouse is perfect. Mark and the co-host were very friendly and made sure we were comfortable (including option to use a hot shower). Breakfast, which included warm freshly baked bread was delivered every morning. We have had a lovely few days of doing nothing in this picturesque setting, the nearest village is about 30min walk away and can be access through public footpaths which is much more interesting that walking along the road. Definitely coming back and suggesting to all our friends!!

Apple Tree Corner is a luxurious entirely self-contained studio home, sleeping two people, perfect for couples and also business travellers. Within the studio space there is a fully equipped kitchen with induction hob, fridge and dishwasher, very comfortable bed and exclusive use of the extensive gardens. It was recently built and has its own dedicated entrance and private off street parking. A romantic spot for couples but also suitable for business travellers with self check in if required. Space for laptops and WiFi is provided. ****One of our more recent guests (November 18) found it so romantic that he proposed to his girlfriend there and then! We are delighted to say she said YES!**** Apple Tree Corner is on a quiet and secluded lane near the friendly and historic village of Wootton in the stunning Kent countryside. It is in a designated Area of Outstanding Beauty and you can enjoy the peace and the views that this brings. Pheasants, rabbits and badgers roam around and can often be seen. With a comfortable bed and a hotel style bathroom with walk in shower as well as the twin tub this peaceful and well designed spot is perfect for unwinding; a great find. The fully equipped kitchen provides a home away from home; enjoy tea and breakfast in the morning or chilled wine in the evening on the grounds. On a clear night the stars are very bright - there are great dark skies and by opening out the wide bifold doors you can watch the stars from bed! A choice of outdoor areas means a variety of spots where you can relax outside, perhaps in the orchard with its incredible views (help yourself to apples and pears), or in the hammock in the private garden. During the winter the studio is a cosy and welcoming spot; share a deep bubble bath while admiring the views across the valley. As well as sheep and horses in the fields, you'll often find pheasants wandering through the property, often right outside the windows and bifolds. The surrounding fields attract buzzards which you can often see wheeling high above you on thermal currents, and hear their plaintive, long 'peeee-uu' calls. Also in the air you can regularly see Spitfires passing over the house. A continental style breakfast is supplied for the first night of your stay and there is plenty of tea, coffee and cooking essentials in the cupboards. The property is just a 15/20 minute drive to Eurotunnel, Canterbury, Dover, Folkestone and the High Speed Rail to London takes around 45 mins. You will be hosted by Richard and Julia who live on site.
    The apartment is near an extensive network of footpaths and bridle ways, several golf courses and riding schools. The cathedral city of Canterbury is a 15-minute drive away, offering sightseeing and a huge variety of shops and restaurants.

  • Wow! What a wonderful and perfect get away. My husband and I were there with our toddler and there was so much that kept him busy from the little pebbles, hunting for shells, feeding apples to the horses and going to the zoo only 15 minutes away. We were even given a few snacks in the fridge that was not at all expected and so was a wonderful treat! Everything you need is available in the kitchen including a dish washer! The bathroom is to die for, the views from the tub are amazing. This was just a perfect get away and we will definitely be coming back.

The location was perfect for us and we had a lovely muddy walk to the Jackdaw pub which was recommended by Julia and Richard and previous quests. They serve amazing food and good value and a good selection of beer on tap. Apple Tree Corner was just what we needed to spend some quality time together. The little touches of bread, milk and eggs was a pleasant surprise. The bath was amazing and the views were brilliant. Again a nice touch with leaving bubble bath.
