Set back on a small private road in the hamlet of Hortonville, this cabin dating back to the 1800s is perched above the north branch of Callicoon Creek. You can’t see much of the house from the road, but head up the wooded driveway and find yourself in a serene, green clearing all your own. The cabin and guest studio make for a quiet, peaceful getaway, completely shielded from the surroundings, but incredibly convenient for reaching nearby towns and activities.
***PLEASE NOTE! For all of our guests' safety during the coronavirus outbreak, we are closing access to the hot tub, as the water in the tub is not treated and could possibly spread the virus. We thank everyone for their patience and understanding!! You’ll know the second you walk in that the cabin has been sitting in its spot for a very long time, with big aged joists and original planks running throughout. However, it has been thoughtfully updated for modern life. The living room of the house has a comfortable DWR chaise and a rattan hanging chair, arranged around a handsome Hearthstone wood burning stove with a large picture window for enjoying the flame. The internet is lightning fast and the TV is connected to an Apple TV with streaming services. The upstairs bedroom has a queen-sized bed with a Tuft & Needle Mint mattress, and a queen futon. The room is simple and serene, looking out on the beautiful hillside outside the home. Downstairs is a cozier bedroom with a full-sized bed that looks out onto the front porch and the big creek that runs by. Fall asleep to the white noise of the water and wake up to the sound of birds chirping. Both beds are furnished with Brooklinen sheets. The cabin is ideal for 2-4 guests, but for adventurous visitors, there is also the option of the guest studio directly across the deck from the cabin. It has two twin beds which can be pushed together at your request to form a larger single bed. In the summer, the space is cooled with a ceiling fan, but in the shady setting, all you need is the breeze through the double screen doors. In the winter, the room is heated with a space heater and comfy Pendleton wool blankets. There is no bathroom or running water in the guest studio. The bathroom has a large tiled stand-up shower and all modern plumbing. The kitchen is small but well stocked. The oven is too small to roast a turkey, but perfect for a roast chicken. Our water is pumped from a natural spring on the property, which is filtered for sediment and also zapped for bacteria with a UV light. Those wary of country water can rest assured ours has been tested and is completely safe to drink. The gravel driveway is steep and narrow. All wheel drive is highly encouraged for winter travelers. If you get nervous about backing down steep driveways, you can park at the end of the driveway and walk up to the house.
We’re right in the middle of 4 quaint towns. Callicoon (5min drive): First and foremost there’s the all-year farmer’s market, but you can also catch a movie, have a tennis game at Villa Roma, enjoy tapas at a wine bar, and check out the main strip with antique shops, an art gallery, a cheese shop and a few delicious, comfortable restaurants. And a well-stocked grocery store, too! Livingston Manor (25min drive): Wonderful but inexpensive baked goods at Brandenburg Bakery, Main Street Farm market and café for local organic produce, the DeBruce Inn or the Arnold House for a farm to table meal, Catskill Brewery, antique shops, Van Tran Flat covered bridge built in 1860, Catskill Fly Fishing Museum. Very worth a trip! Narrowsburg (20min drive): Ride along the Scenic Delaware River Drive, have brunch at The Heron, grab a cocktail and a slice at The Laundrette, and shop for furnishings at Nest boutique. Roscoe (20min drive): World-class trout fishing, golf and tennis at Tennenah Lake, Duke Pottery, Roscoe Beer Company, Prohibition Distillery, and Roscoe farmer's market (summer only). Also check out the North Branch Inn (5min drive) for cocktails, seasonal menu, and a two-lane wood bowling alley from the early 1900s. Eat Norwegian inspired American comfort food at Hennings Local. Enjoy cocktails and wood oven pizzas at Cochecton Fire Station. Visit Bethel Woods Center for the Arts (site of the 1969 Woodstock festival), Resort World Casino, Villa Roma for skiing/ice skating, and the whole town of Liberty, home to our favorite antique shop Town & Country and authentic Mexican food.   • My fiance and I stayed here with his parents while in the area for a wedding-planning-extravaganza weekend. It was the perfect spot for us + our dog. You get the best of both worlds by staying here - it feels rustic and disconnected but the high quality appliances, furniture, mattresses, sheets/blankets/etc. makes your stay comfortable and luxurious.   • My husband and I spent a beautiful serene weekend here at Meng’s cabin to celebrate our 5 year relationship anniversary and our newborn’s 2 month birthday. I was originally expecting an isolated cabin in the middle of the woods but was pleasantly surprised to find a chic rustic cabin with luxurious modern touches. The pictures of the cabin don’t do it justice! We were in nature and got to experience waking up to deer roaming outside our window while still staying within town to grab a nice dinner. Throughout our visit Meng was a text away with local suggestions and anything we needed. He even provided a pack n play and Dyson space heater if needed to help with my daughter! It was a great fit for our family of three - my daughter loved playing in the yard and my husband was happy to catch several trout in the creek right out front.   • If you are searching for a place to leave the daily grind behind while still being within reach of civilization...you found your spot. The structure itself is rustic, but it is filled with modern conveniences that make your stay utterly enjoyable. Spend your days entertained by nature, a running brook, deer in the yard, and easily pop into town for dinner and drinks. Meng is a fantastic host. The cabin is spotlessly clean, beds are super comfortable and amenities are well curated. One thing to note- if possible arrive during daylight so you can assess the driveway. As the host and others mention it is steep, we had no problem navigating it but backing out for the first time in the dark would have been a challenge. I would recommend this spot with confidence and would love to return in the future.

    A very charming, relaxing and inviting space awaits you. The Hortonville House is now available for bookings. An original 1890's farmhouse sits across from the creek and under a beautiful Beech-wood Tree. Fresh air and light provide the perfect setting to enjoy the Delaware River Valley. The home was originally build as the homestead for George Buddenhagen. He took in summer boarders who came to enjoy the Sullivan County. You and loved ones can enjoy the whole home today.
    Sit on the porch and listen to the river flow. Open the bedrooms windows to enjoy the relaxing sounds of a fly fishing river. A gourmet kitchen that opens onto dining room with handmade wood table. Large, airy spaces provide areas for the whole family to enjoy. Sun room, living room, library and outdoor area give you the space to enjoy the season. There is a private outdoor shower for you. Red Flower bath products are provided during your stay.
    The Hamlet of Hortonville is a two mile drive from rivertown Callicoon. Local restaurants, shopping are available to you. Skinners Falls has tubing. Narrowsburg offers rafting. The river across from Hortonville House is available for world class fishing. Farmers Markets on the weekend. The counties first theatre is available for movies in Callicoon.

The heart of Callicoon is only a 5 minute drive away. Check out the new brewery or the weekly Sunday farmer’s market! My wife and I had a wonderful trip and would recommend this place. Not only did it feel warm and inviting, it was beautifully styled and full of sweet touches—everything a city-dweller like myself is looking for in a weekend retreat!!! Andrea herself is also a wonderful host. We had great communication leading up to and during the visit. We were even able to visit her open studio on the day we checked out.   • What a great house in an incredible location! The property is tranquil but right near downtown Callicoon - near the market and restaurants. Easy ride to the river for rafting and swimming! Pool and hot tub were fabulous, and the house has everything! Checkin was simple and Andrea was wonderful and so knowledgeable about the history of the area and had a ton of suggestions for things to do. Fantastic stay!!

  • House has three bedrooms with three big comfortable beds. The fire pit, hot tub and pool are all very nice amenities, as was the huge TV in the living room. First house I’ve rented with excellent and sharp knives! The house is very close to Calicoon and North Branch for dining and shopping. We had a great holiday weekend visiting towns, running along the river, hiking and then coming back to relax in the hot tub.

  • Andrea is a wonderful host. My husband and I decided last minute that we wanted a weekend getaway and within a couple of hours we were fully set up for next day arrival. We have a large and not entirely social dog so getting all of this set up so quickly was a refreshing change of pace, and although I was concerned that there would be an issue with the dog and Andrea remaining on the property in the pool house, after check in we didn't even see her. She left a note with wifi details, keys, local recommendations, basically everything you would need. Would stay again and recommend to a friend.

Her house is really beautiful and is fitted up with all the amenities one would need for a weekend getaway. The hot tub was just magical!     The White Barn Library is one room in the same reconverted barn as the White Barn Sunroom. The morning light from the East comes in the floor to ceiling entire wall of glass, illuminating the garden and field outside. The terra cotta red interior consists of two walls of ceiling to floor bookcases, giving the room a cozy and warm feeling. Masks, textiles and other treasures from my travels decorate the room. The Library is directly off the shared common area kitchen and bathroom.
    Summer guests can sit outside with their coffee or tea under the grape arbor pergola to watch the birds and butterflies in the garden, or watch the sunset on the western-facing porch. Breakfast is available in the morning. Any questions you might have on hiking, swimming, etc. I can answer as a 35 year resident of the area.
    Fulton Hill Rd. winds through pastures and fields upward from the Callicoon Creek (a renowned trout fishing site) and crosses the top of a long hill, from which you can see distant farms and woodlands. It is said to be one of the prettiest areas around. In the one mile drive to Kenoza Lake, there are about 12 homes sprinkled around the meadows and woods. People here have lived in the same house for generations. I as a homeowner of 35 years am considered a 'newcomer'. Everyone on the road knows one another. It's a good place to live. And visit.

  • We really loved our stay at Linda's house! She is a great host - super interesting person and she knows lots about the area :) The only problem was we were enjoying our conversation over her freshly cooked pancakes too much and stayed to chat longer than we intended! Her house is full of beautiful and unique art, super cool. If you stay in the sun room at her house, there is a big wood burning stove and plenty of wood. Beds in both rooms are sofa beds - so as other reviews have said, this is a wonderful place to stay, unless your only interest is 5 star luxury. We look forward to coming back!

  • My stay at Linda's Exotic Library room was the best stay I've had yet with ABB. Linda was the ultimate host who attended to everything including offering to make me breakfast. Amazing place! Linda's a fine artist and her country place is like a museum of art, artifacts, and decor. Great location with star gazing proximity to Bethel Woods Performance Center (aka original Woodstock location) and close enough to drive to NYC. I was so thrilled and to be there! The library was stocked with great reading which I was so pleased with. This is a place you'll feel completely relaxed and totally welcomed! I'm already planning another trip in May what else can I say? Thanks Linda for a great great experience!!!

Close to the charming village of Callicoon on the Delaware River (5 min walk) with Movie Theatre, Bowling alley, Wine & Cheese Store, Farmers Market, Kayak & Canoe Camp, Restaurants and more. We are also only 30 minutes from The Lodge at Woodloch, TOP 10 SPA destination in the world (you can access with a day pass to all the amazing amenities).   • This place is as advertised, and maybe even a tad more! It was a lovely place to stay, as secluded as advertised, and just near a wonderful town with charm. There's great board games, the hot tub was clean, the space was clean, and the amenities were amazing. Already looking forward to booking this space during the summer (if available!)

  • Gorgeous property and great host!! We spent a very relaxing Christmas to New Year’s Eve in Guillaume’s charming Catskills home. The house is located on 8 secluded acres surrounded by huge trees, it’s well stocked and very comfortable, furnished with mid-century decor, beautiful artwork, many indoor plants, and a lot of natural light. While the house is on a very quiet country road, it’s also just minutes walk from the charming town of Callicoon on the Delaware river, which features a cafe, a brewery, restaurants, shops, supermarket, and an awesome Sunday famers’ market. The master bedroom has a comfy bed, the junior bedroom has the most wonderful reading nook and lots of books, the kitchen is well equipped, the living room has an amazing wood burning fire place, and the outdoor hot tub is just the icing on the cake. Everything looks designed with purpose and care, giving off an atmosphere of nurture and love. A+ for outstanding hospitality!! We shall return. Happy New Year, Guillaume, and happy new decade! :)

    The cabin is located on a dirt road on our farm, and can accommodate two guests adventurous enough for "camping." This one-room cabin has two twin beds, a chair and ottoman, solar powered lights, a wood stove, mini-kitchen with a gas range and kitchen sink, an open-air outdoor shower, and an old-fashioned outhouse. Please note: No bathroom! The kitchen sink and outdoor shower runs cold, spring-fed water May-Oct. only. We have a 5-gallon dispenser for drinking water!
    Pleasant Valley Farm consists of 182 acres of rolling hills, woods, and pasture to hike, explore, and enjoy the great outdoors. The cabin has a spacious covered deck and a cantilever dock that extends out over the water. You can literally run out the front door and jump into the pond. The pond is perfect for swimming, boating, and fishing. There is a Weber gas grill for outdoor cooking and a fire pit for old-fashioned campfires. This place is private with an awesome view of the valley!

Also Nancy supplies every essential that you will need to make your stay comfortable. I can't say enough great things about this place! Me and my husband are already talking about going again in the future. It's a wonderful place!

  • Nancy's cabin is a wonderful place to see the fall foliage! It's the perfect fall getaway! Fantastic wood burning stove and large fire pit. We rent this cabin often and love coming back! The views are spectacular! It's so much fun feeding the fish, building a fire, and gazing at the stars. We love that the cabin is on a working farm. It's a very special place and experience. You see cows grazing in the distance, bales of hay, beautiful corn fields, and lovely barns. The land and views are absolutely gorgeous! The cabin has so many special touches board games, very comfortable and warm linens, great grille and stove, and a really cool porch. It's THE perfect Catskills cabin for so many reasons!   • Nancy’s cabin was my first ever Airbnb stay and if all the places/hosts are like her, well I’m totally sold :) The place is in one word “magical” this hidden gem has everything you need for a wonderful and lovely getaway or retreat, it’s charming, it’s quiet, it’s romantic, it’s fun, it’s surrounded by nature, and you’ll always something to do there while it’s chilling, canoeing, hiking, swimming, cooking, playing board games, drinking wine and eating s’mores by the bonfire, antiquing downtown Callicoon. you’ll never get bored.   • The location of the farmhouse is absolutely spectacular! the view is stunning. We arrived late at night so when the sun was rising, I woke up and chose to go outside instead! The pond is lovely (and surprisingly deep!) and there are all kinds of floats and devices/activities provided for anything swim related. Was my first time staying somewhere with an outhouse and it was so much better than I had imagined! We will be returning!

    My place is close to Bethel Woods, Skinners Falls, the Delaware River, kayaking, tubing, horseback riding, hunting, fishing, hiking and more. You’ll love my place because of the relaxing, quiet atmosphere with starry nights. Yet, it's close to activities, farmers markets, antique shops and it's on the same road as the concerts at Bethel Woods. It has amenities for the modern guest, we'd love to have you! Families (with kids) and small dogs are welcome :)
    It's a small 2 bedroom cottage with a kitchen and bath. Two queen beds are in the master and there is a twin daybed with another twin that pulls out in the 2nd bedroom. The bathroom is a shower only. (No tub). The kitchen has a full size refrigerator and stovetop. The microwave has a convection oven and toaster option.
    We're about 10 minutes from the Delaware River (at Skinners Falls) and 10 minutes to Bethel Woods. Great concerts all summer, check out the schedule in our pics. There is an alpaca farm and a Christmas tree farm nearby. There are lots of dairy farms, farmer's markets and antique shops in the area. The cottage is about a 15 minute drive to Villa Roma which has seasonal skiing. So there are a lot of things to do if a peaceful getaway is too slow for you!

  • Wow! What a great cozy home! Just like the pictures! We really enjoyed our stay. The house is located central to some cool local attractions! We finally stumbled onto the Stage location of the 1969 Woodstock festival! About 6.5 away! Fort Delaware was also cool and most of all the beautiful mountain scenery! Our pup was most grateful the warm fireplace! Quiet home with some neighbors in the good distance so we didn’t feel lonely. The kitchen is equipped with all the necessary amenities. Peck’s market is a 10 minute drive away and the staff very friendly! This is a perfect getaway for a small family who is looking to relax and disconnect from the hustle and bustle! My wife and dog went for a weekend trip, and the place was super comfortable, large bedroom and bathroom, and other very updated amenities.     Our one-bedroom cottage was originally built as a school house in 1849. In 1951 the building was turned into a home, and recently renovated with meticulous care, creating a country retreat with modern amenities. Set on an incline with views over rolling hillsides, the home feels like a treehouse with open views that bring the natural surroundings indoors. 8 minutes from village of Callicoon; 15 minutes to Bethel Woods; 20 minutes to Narrowsburg and Livingston Manor; 2 hours from NYC.
    A stone wall entry (built from the original 1840's foundation!) leads into open living area with hardwood floors, modern appliances, and huge windows that bring nature and light indoors. A beautifully designed tiled bath with large walk in shower adds a touch of luxury. A back deck nestled in a wooded sanctuary is our second living space in warmer months. The cottage has only one-bedroom and is best for couples, solo retreats, or small families with infants.
    Close to hiking, skiing, golf, Bethel performing arts center, Delaware Valley and Water Gap, villages of Callicoon, Jeffersonville, Narrowsburg, Livingston Manor, antique stores, flea markets, farmers markets/stands, restaurants, breweries and distilleries, and more... and an easy 2 hour escape from NYC.
  • Cynthia’s schoolhouse was a wonderful place to stay. Very clean and stylish- the perfect place to escape for a long weekend or week. The house is quietly tucked in the woods yet close enough to everything to make it a very easy trip. Cynthia was very friendly and her tips and local area pamphlets were very helpful. Also, don’t worry about the cold if looking to stay in the winter, the heaters work very very well! We enjoyed our weekend getaway and can’t wait to come back in the warmer months to explore the area more!

  • My husband and I had such a relaxing stay at Cynthia’s restored 1800s schoolhouse. The house is well maintained, updated, and sparkling clean, with lots of natural light. This was a cozy country getaway for us before the busy thanksgiving holiday. While we didn’t get to meet Cynthia in person, she was very responsive and helpful with recommendations for our stay. The location just outside the village of Callicoon was perfect. We were able to take advantage of great nearby hiking and restaurants. We didn’t get to visit Bethel Woods Arts Center, but will definitely come back again to explore the food scene and distilleries/breweries! We loved our stay and definitely will be back again. I work long, strange hours as an executive at a startup, have two young children and a very busy personal life. My wife suggested I take a few days off the grid and recharge spiritually and creatively (I've been trying to find the time to work intentionally on a manuscript for years now), and as soon as I found Cynthia's listing I knew it would be the place. The Schoolhouse is the ideal retreat: intimate, beautifully renovated and decorated with a blend of rustic and mid-century accents and focal pieces, peppered throughout with thoughtful touches (The Chemex Pour-Over Coffee Maker was a very welcome surprise) and secluded enough to inspire silence and reflection. Most writers and creatives harbor the occasional (or constant) escape fantasy: a house or cabin in the woods, off the grid and far removed from modern (in)conveniences. Cynthia's place felt made for me as soon as I arrived, and I avoided leaving for anything other than groceries. I will be staying again, without a doubt. In fact, I'd like to make an annual tradition out of it. I strongly recommend Cynthia's place to anyone looking for an intimate romantic getaway or a spiritual and creative retreat.     98 year 3rd generation family farm. Located 4 miles from scenic Delaware River. Very scenic peaceful and quiet. Multiple basic camp sights available, two different hilltop peaks with extraordinary views. Creeks, springs, hiking opportunities on two 100 acre parcels. Cows pigs and poultry live at the lower farm year round while hay is made at the upper farm come warm summer days. Wildlife abounds at the farm. Farm fresh food available, steaks, sausages even pit roasted hog can be arranged.

    This structure was originally built in 1850. It is a small house of approximately 1100 square feet . There are two bedrooms withqueen size bed in one , and two twins in the other. A large kitchen is stocked with pots pans and some baking dishes. I heat with propane so there is NO ability to Barbecue in the yard. I do have an attached porch on the back of the house that is a designated smoking section. Dogs are welcome in the house, but lease laws must be observed
    The location is on a main road, so there is no travel on back roads. It is also close to a public Access to the Delaware River, for swimming, fishing,or canoeing.

  • This home was great for a weekend away from the city, about a 2.5 hour drive. The wood stove was a nice touch, fun to get a fire started, also in the fire pit outside. The hot tub was really nice too and easily accessible from downstairs. Kitchen was fully stocked with all the essentials needed to cook if you wish or make coffee, etc. The town was quaint, we had lunch in town, and is nearby to Bethel home of Woodstock or hiking. The property itself doesn't have many neighbors nearby and the views are so peaceful. Overall very clean and comfortable and everything you need to enjoy a weekend away from the city!

The house is the perfect combination of rustic and comfortable, and the views of the mountains during the day, and the sky at night, are incredible. We were also very impressed with Tom’s hospitality—he even filled the bird feeder before our stay so we could enjoy the local birds (and boy did they polish that food off quick!). She knew exactly when to give us privacy and when to engage us in long conversations about the history of the town. My fiancé and I felt like respected guests but also like we were right at home. Andrea offered access to a few items we needed to make a meal in her kitchen and we were greeted with cold brew coffee the following morning. In the afternoon, we enjoyed lounging on her porch and cooling off in the pool. What made our stay so memorable was our interactions with the host. Andrea gave several fantastic suggestions about where to visit in town. We only regret that our stay wasn't longer.

    Located in the Western Catskill Mountains on 20 beautiful acres of land the ground floor of the farmhouse is a perfect cozy retreat to nature. You'll have access to a private bathroom, living room with wood stove and kitchen where you cook can breakfast with farm-raised eggs (when in season). Surrounded by fields and forest, you can enjoy views of rolling hills, gaze at the Milky Way from the outdoor fire pit, walk the new orchard or just sit and enjoy the wood stove on a winters cold night.
    Set on 20 acres overlooking the Western Catskill Mountains, Wild Russet Farm is a small-scale organic vegetable farm with free-range chickens, and newly planted orchard for hard cider. Explore the meandering pathways through the fields, walk along the pond or take a breath of fresh air on a stroll through the forest. The rental is located on the ground floor of the main house with its own entrance, private bathroom and common living room and kitchen space. Kitchen has a toaster oven, coffeemaker, full size refrigerator and a portable stove. Please note that there is only a hot pot burner and induction cook stop and no range stove.
    Wild Russet Farm is settled in mountain and field views and surrounded by dairy and cattle farms with no visible neighbors, with the town of Jeffersonville less than five minutes away. It's super quiet and relaxing space to unwind.

It's a lot of fun adventuring around to small local towns where we grabbed everything from pancake making ingredients to a couple delicious cocktails.   • I really, really loved Ryan's place. I went up for the 50th anniversary of Woodstock celebration. The farm is about 15 mins from Bethel Woods Performing Arts Center. I did not spend much time at the house, but I have to note that the beds and pillows were absolutely AMAZING and so comfy, so much so that I feel the need to mention it! I definitely want to stay at Ryan's place again the next time I come up for a concert. I wish that there was some kind of celestial event because this is THE place for star/sky gazing. Can't wait to visit again!

A perfect place for families, a group of friends, single travelers, or digital nomads. Secluded and private, but not at all remote. The property is set in its own corner of a bucolic valley with expansive fields. A thoroughly modern house that never lets you forget its farm heritage.

MAIN HOUSE: 3 bedrooms (2 queen beds, 3 twin beds, 1 futon) 1.5 bathrooms GUEST BARN (extra fee): 1 bedroom (1 queen bed), 1 full bathroom This home -- on a unique 10-acre property stretching straight back through a valley across a field of lightly rolling hills, with three classic outbuildings -- is our escape from the city. We hope that when we’re not here, it can be an escape for you too! Relax on the covered porch, cook an amazing meal and enjoy it on the huge deck, and stargaze on a clear night. Fall asleep to the sound of the nearby creek and wake up to the chirping birds. SLEEPING ARRANGEMENTS Please note that while our page says we can accommodate up to 10 guests, that includes both the house and the guest barn ($100/night low season, $150/night high season, $50 cleaning fee). The main house accommodates 8 people max. There are two bedrooms with queen Tuft & Needle mattresses, and a third bedroom with three single beds in a sleeping loft (or you can push two of the beds together for a couple), in the sunroom there is a comfortable twin futon. The guest barn has a queen size bed and two sofas. SPRING & SUMMER Take long strolls around the property, or through the surrounding hills. The grass in our fields is left wild, with abundant milkweed that attracts monarch butterflies. Take in the incredible sunsets during magic hour with a glass of wine. Nearby the house, you can swim in Crystal Lake, go tubing or kayaking down the Delaware River or hike the abundant trails within a 35min drive leading to spectacular views. At night, all year long, enjoy the incredible quiet and darkness of the country, and starry nights like you wouldn’t believe. FALL & WINTER Soak in the beautiful colors of the fall foliage. Light a fire, indoors or out. The beautiful Wittus stove is enough to heat the downstairs once you get it hot. Make some hot chocolate and drink it around a bonfire at night in our fire pit. Through huge picture windows all over the house, watch deer grazing at dawn and dusk throughout the yard, catch a sight of the bald eagles that fly over our valley, or step outside of the Scandinavian wood fire sauna into a pristine blanket of snow.
    We’re right in the middle of 4 quaint towns. Callicoon (5min drive): First and foremost there’s the all-year farmer’s market, but you can also catch a movie, have a tennis game at Villa Roma, enjoy tapas at a wine bar, and check out the main strip with antique shops, an art gallery, a cheese shop and a few delicious, comfortable restaurants. And a well-stocked grocery store, too! Livingston Manor (25min drive): Wonderful but inexpensive baked goods at Brandenburg Bakery, Main Street Farm market and café for local organic produce, the DeBruce Inn or the Arnold House for a farm to table meal, Catskill Brewery, antique shops, Van Tran Flat covered bridge built in 1860, Catskill Fly Fishing Museum. Very worth a trip! Narrowsburg (20min drive): Ride along the Scenic Delaware River Drive, have brunch at The Heron, grab a cocktail and a slice at The Laundrette, and shop for furnishings at Nest boutique. Roscoe (20min drive): World-class trout fishing, golf and tennis at Tennenah Lake, Duke Pottery, Roscoe Beer Company, Prohibition Distillery, and Roscoe farmer's market (summer only). Also check out the North Branch Inn (5min drive) for cocktails, seasonal menu, and a two-lane wood bowling alley from the 1900s. Eat Norwegian inspired American comfort food at Hennings Local. Enjoy cocktails and wood oven pizzas at Cochecton Fire Station. Visit Bethel Woods Center for the Arts (site of the 1969 Woodstock festival), Resort World Casino, Villa Roma for skiing/ice skating, and the whole town of Liberty, home to our favorite antique shop Town & Country and authentic Mexican food. If you're here on a summer weekend, our #1 recommendation would be dinner at Unclebrother in Hankins, NY. There is a great article about it in the NYTimes if you want to find out more about it.   • We could not have had a better Airbnb experience - from the amazing communication from Meng, to his very detailed (and helpful!) guidebook, to his impeccably outfitted home - this was a wonderful place for a family gathering. The house is open and light-filled, the incredibly well-appointed kitchen makes it so easy to cook (not so with so many homes!), and the bedrooms have beds/sheets/blankets that are all luxurious. The wood stove created a homey atmosphere at night, and the large dining table made our meals festive. The grounds are extensive and the views from multiple picture windows, even in winter, were beautiful. Even with six people, we were able to spread out and not feel at all cramped. Sofas and chairs abound. The decor gives a feeling of modern simplicity. The local townships were fun to explore and, when we did eat out, the food was uniformly excellent. One could not ask for a better host - he was as knowledgable as attentive to EVERY detail - or for a better Airbnb. Thank you so much for making our trip a truly memorable one and we hope to return soon!

  • We’ve now stayed at Meng’s place twice and look forward to staying again the future. The place is stylish, functional, stocked well, peaceful, clean, and comfortable. We loved sitting by the fireplace and playing cards. We also used the wood burning sauna by the pond this time which was great. The area is less packed with out-of-towners than the Catskills which was made for some nice exploration of local bars and restaurants. Highly recommend!

  • Meng's place is even better than it appears in photos. It was the perfect amount of space for our group of 6 + 1 toddler. The home is beautiful with lots of natural light. We were there during a light snowfall and it felt like being in a snowglobe. We loved exploring the property with our pups and sharing meals in the beautiful dining room. Would love to come back in the summer. The home is very nicely appointed, modern and hip.

    This 2-story, 2100 sq ft guesthouse has all you'll need for a perfect getaway. Settle into the country speed of life: go for a swim in the Delaware, explore the gardens, walk through the fields or forest, dine at some incredible restaurants or settle in with a bottle of wine to watch the sunset. Nestled only 15 minutes from Narrowsburg, Callicoon, Livingston Manor, the Delaware River, or take the back roads to a concert at Bethel Woods, there's tons to explore no matter the season you visit.
    Wide open views and twenty-acres of land to roam. The two-story guest house is adjacent to the main farm house, but situated with it's own privacy. The house is set up on three floors: 1) The ground floor has private entrance, laundry room and wood stove to warm up the house, in addition to central heating throughout with thermostats in each room. 2) The second floor holds the main living area, dining table, collapsible futon couch, two bedrooms (a master large w/ california king bed, one small w/ twin bed) and a full kitchen. The kitchen is fully stocked with basic cooking supplies (salt, pepper, oil, etc.), pots/pans/utensils/dishes/baking sheets, oven, electric range, microwave, coffeemaker, electric kettle, toaster oven and full sized stainless steel refrigerator. 3) The third floor has a separate entrance from the 2nd floor patio and has a inflatable queen mattress, twin mattress and a half bathroom. Outside the house there's 20 acres to explore, some highlights being: a spring-fed pond, a forest to explore, fresh berries to find (when in season) and a several gardens with fresh organic for produce when available.
    The house is just up the hill from less than five minutes from Jeffersonville, where you can find a grocery store, bank, wine shop gas station and most things you need. There's some really great restaurants, incredible lakes, rivers, natural areas to explore for fishing, hiking, hunting or swimming. Convenient location to Narrowsburg, Callicoon, Livingston Manor, Bethel Woods (where the original Woodstock Festival was held) and Villa Roma.
  • We had a great time staying at Ryan and Ashli's very comfortable, cosy and spacious property outside Jeffersonville. They were gracious hosts, happy to answer questions. Our children loved being on a working farm with animals! This is the perfect spot for a family holiday or a couple's get away weekend. It's a beautifully quiet, rural setting with gorgeous views of the rolling hills of the surrounding countryside. We enjoyed trips to the river park and playground at the historic Stone Arch Bridge near Kenoza Lake, a short drive from the house. For the adults, we also highly recommend the restaurant/bar at The North Branch Inn, just a few miles away. Lots of restaurants and activities in the area. We look forward to visiting again in the Summer!

    Airy, spacious, private lofted barn with a full kitchen perfect for a getaway for two at the base of the Catskills. Fall asleep to the gentle trickle of water in the pond, sit by the fire pit outside and gaze at the stars at night. Beautiful and comfortable all four seasons of the year. Close to Callicoon, Livingston Manor, and a host of other wonderful towns with excellent dining and shopping options. Fantastic hiking, biking, and farm animal sightings in the area!
    Barn is entirely private at the rear of our property. We live in the house that is closer to the road. Pets Unfortunately, we do not allow guests to bring pets on the property. There is a dog that comes inside the barn occasionally when it is not booked - although we clean before each guest, if you are extremely allergic please note. General Please try to keep the doors closed when not entering/exiting as it can allow bugs inside the barn. Parking Please ONLY park in the driveway, in front of the garage door. Do not drive through the yard. Keys Keys are located in a lockbox, the code and location of which will be provided to you after booking. Wi-Fi Please note that while we’ve done everything we can to make our internet signal as strong and stable as possible, we are still located in a rural area and our internet does occasionally go out from time to time. Kitchen Use Please cut ONLY on the wooden chopping boards and NOT directly on the counter tops. Silverware is located inside of a smaller drawer inside of the top drawer to the left of the stove Please pro-actively use the vent hood fan while cooking- Turning the smoke alarms off can be tricky. Our water is well water and can smell sulfuric - it is safe to drink and bathe in but we recommend using our Brita filter provided if you dislike the taste. Bathroom Use Our plumbing is extremely old and absolutely can not handle anything beyond toilet paper being flushed. This includes sanitary wipes, feminine products, condoms, paper towels, etc. Please dispose of all of the above in the trash can only. Our water is well water and can smell sulfuric - this is normal and nothing to be alarmed by! Keep in mind that our water tank is small so hot water doesn’t last too long in the shower - it needs a second to replenish. Grilling Outside Guests are welcome to use the Weber grill, please just move it off of the deck and out from under the deck roof when in use. If you need to empty the ash can on the bottom, please do so into the fire pit. We don’t guarantee that there will be charcoal available, but if any is leftover from previous guests, it will be placed underneath the prep table on the deck. There should be a metal chimney starter under the prep table on the deck, as well as some newspapers or phone books within the wood cabinets to help you light. When lighting the chimney starter, please place it on the large rock surface on the ground between the deck and the fire pit. A large spatula for use with the grill is located in the drawer to the left of the stove. Fire Pit Small outdoor fires are permitted only within the fire pit. Guests are welcome to use any wood or cardboard located in the wood cabinets on the other side of the deck. Please only use wood from these cabinets, stacked underneath the roofed area next to the fire pit, or bought in bundles. Do not enter the woods beyond the pond to scavenge wood. Smoking NO SMOKING of all types inside of the building, but it is tolerated outside on the deck so long as guests be respectful of the space and dispose of all waste properly. There is a brown flower pot filled with sand on the back porch set aside for ash and cigarette butts. Trash & Recycling The trash can is located inside of the pull-out cabinet under the sink. Recycling should be placed in the blue can next to the counter. Any full trash bags should be placed inside of the fire wood cabinets on the deck. Extra bags are located under the sink. Additional Guests Please contact us if you are looking to have an additional guest stay. Off-limits areas Guests are not allowed to enter any area not on our property, a map of which is hung on the wall at the foot of the stairs. Please note, this absolutely includes the dilapidated barn just south of the fire pit. In addition, guests are not to enter the woods on the other side of the pond (The ground is deceptively slippery and steep. Not suitable for hiking). Guests are not to swim in the pond, and guests are not allowed to open the attic door inside of the building. Guests are not to enter the garage, shed, or the other house on the property. Outdoor Lights For guest safety, all outdoor lights are automatically scheduled to be on during the following times- Driveway- 8:00 pm - 6:00 am Front porch of house- 8:00 pm - 11:00 pm Back porch of house- 8:00 pm - 11:00 pm Side door of barn- 8:00 pm - 3:30 am (guests can turn this off earlier if they like, or turn it back on once it’s out. Barn flood lights facing pond- if on, automatically turns off at 3:30 am. Guests can turn back on if they like. Additional The red blinking lights in the corners of the building are motion detectors that are part of our burglar alarm. This will not be armed while you are staying with us, though you may see the motion detectors blink red when you walk by. In Case Of Accidents, messes, other emergencies Contact us! If spills happen, please just let us know where. For major spills (red wine on light fabric, for example), we should have a bottle of Oxiclean in a drawer in the far right cabinet in the kitchen that should be used. When in doubt, call/text us!
    Some recommendations: Less than a 5 minute drive to North Branch Inn Callicoon (10 min drive away): Peck's - employee-owned local grocery store chain. Also available in Jeffersonville and Livingston Manor, both close by. Callicoon Theater - a historic, single-screen theater with fantastic projection Callicoon Wine Merchant - wine store with excellent tapas/small plates Litt - store selling housewares, stationary, gifts, etc. Fantastic selection! The Western Hotel - spot for dinner in an old, saloon-like space. Callicoon Farmer's Market - on Sundays! Excellent local produce, jams, jellies, wine, etc. Lander's drop-off point - for kayaking/canoeing during the summer. Livingston Manor (25 minute drive away): Main Street Farm - local meats, cheeses, ciders, honey. Higher-end grocery store with tons of vegan options and a cafe attached. Upstream Wine & Spirits - fantastic wine and liquor selection. An abundance of natural wines and friendly faces to help you if you're unsure of what you'd like. Sunshine Colony - wine bar to drink said natural wines. The Kaatskeller - wood-fired thin-crust pizza, excellent cocktails. Long Weekend - home goods/furniture store, beautiful selection. Upward Brewing Company - beautiful, airy, mid-century furnished brewery with a fantastic menu and plenty of vegan bites.
  • The renovated barn is BEAUTIFUL. The indoor space is very comfortable and stylish, and despite not being far from the owners' home, the space felt very private. My partner and I like cooking and enjoyed making meals together in the spacious kitchen area. The outdoor space - the little pond, hammock, fire pit, and grill - are lovely as well. Our laptops connected to the wifi easily and we were able to stream music (and connect via bluetooth to the speakers in the space) without any issues. The hosts were very responsive both as we were booking and during our stay. We didn't get to explore the wider area much, but we did go on a short hike around a pond nearby which was relaxing. I'd definitely recommend booking this place!

  • We absolutely loved staying here! Wonderful hosts, a beautiful space and good value for mid/upstate NY, where Airbnb prices seem to be constantly on the rise. The barn has TONs of windows that keep it feeling airy and sunlit, but also super cozy if you get some winter weather (and I should also note that the sleeping loft windows are situated so that you will not get direct sunlight in your face at the crack of dawn). The kitchen is brand new, clean and well-appointed, the bedding was very comfy, wi-fi signal was strong and we had no trouble connecting to the speakers. There are lots of lighting options and it never feels gloomy or dim at night (unless you want it to - the kitchen lights are on a dimmer). The pond behind the house is really cute and peaceful, and you can step right out onto the wooden deck (in the summer it would be a great place for grilling). While the main house is not far away, the barn itself is very private. The area is great and there are lots of fun shops (including wine shops with great local options, if you're into that) within short driving distance. Overall we loved our experience and would definitely come back again!

    The Pleasant Valley House is a fully renovated 2 bedroom / 2 bathroom home located on the border of Callicoon and North Branch. It features a brand new kitchen, a relaxing living-room with wood-burning stove. There is also a seasonal screened in dining area on the porch. Outdoor space - the house sits quietly on a hill surrounded by woods on all sides. Off of the master bedroom there is a small deck that leads onto a beautifully built blue-stone patio and fire-pit for your enjoyment. Sit around the fire with your partner or friends and enjoy the peacefulness of the property. If you want to cook a few meals at home, you will find a large open kitchen that is equipped with all the essentials. There is a 4 person dining table off of the kitchen and a seasonal 6-person dining area on the screened in porch (best used in the warmer weather!) The master bedroom has a King sized bed with a separate entrance out onto the back patio. There is also a brand new soaking tub to help you relax!The on-suite bathroom is brand new and features beautiful tilework throughout. There is also a large closet for all of your belongings. The guest bedroom is equipped with a Queen sized bed, dresser, and also features its own brand new private bathroom with walk-in shower. All beds boast Sferra linens and we use only Sferra towels for your comfort! The living area is well appointed with seating for at least 6 people. There is a wood burning stove for times when you want to sit indoors and relax, and of course, we offer free WiFi for those who want to stay connected!
    The great thing about the Pleasant Valley House is that is quiet enough for you to relax and have some peace and quiet but is also very close to many of the cute towns that make Sullivan County an amazing place to visit.

  • Great little place for a winter getaway before Christmas. Chris had excellent communication and shot me a message about a cool place for dinner Friday night called North Branch Inn which had an old time 2 lane bowling alley in it that our 8 year old loved. Everything was very clean and comfortable. This would be a nice place to stay even if you wanted to fish in the Roscoe area. We enjoyed relaxing and playing games near the wood stove!

  • We loved Murphy Brown's Place SO much. We were in town for the 50th Anniversary of Woodstock and were attending several events at Bethel Woods. Debbie's place was clean, tidy, cute, spacious, comfy beds, and like the others said, we loved the muffins, OJ, coffee, etc. for the morning before we headed out. Towels and linens were provided...cable TV, radio, full kitchen, books, and information about the area were all available. Just a short drive to Bethel Woods, maybe 15 minutes, but what a beautiful country drive that took us by the Stone Arch bridge (where we had to stop for photos!). It was our little home away from home for the long weekend. We were thrilled to pieces. We will def. be back when we visit the area again. Thanks again for our lovely accommodations and we loved meeting the place's namesake in the morning :-)

    Come make yourself at home in our 5 bedroom/3 bath house in Sullivan County, Catskills. A large open floor plan on the first floor with two 9’ sofas and a table large enough to seat 12 makes this home a perfect setting for a family gathering. The kitchen and living areas have oversized picture windows so you can enjoy the outdoors even from inside or keep an eye on the kids on the large play set out back. There are acres of land behind the house with trails for exploring, we are pet friendly!
    Our home is in Sullivan County, only 8 minutes to Bethel Woods, the original site of the Woodstock festival. We are also close to Skinner’s Fall, a national park on the Delaware river where you can raft, kayak, canoe etc. Nearby towns include Narrowsburg, Callicoon and Bethel among others.
    We're about 10 minutes from the Delaware River (at Skinners Falls) and 10 minutes to Bethel Woods. Great concerts all summer, check out the schedule in our pics. There is an alpaca farm and a Christmas tree farm nearby. There are lots of dairy farms, farmer's markets and antique shops in the area. The cottage is about a 15 minute drive to Villa Roma which has seasonal skiing. So there are a lot of things to do if a peaceful getaway is too slow for you!
  • This place is wonderful. Huge windows to see the lovely yard surrounding the home. Incredibly comfortable living room/dining room/kitchen area that made it feel very easy for a bigger group (8 people) to relax. We cooked a lot of meals! We had a wonderful time hanging around the home and going on a really pretty hike nearby, close to the Delaware River. We all highly recommend this home for a weekend away.

House: lovely decor, full of windows and light, cozy, clean, fully equipped kitchen, long table(so all of us could fit while sharing our meals), spacious for everyone to lounge in the same area and not feel crowded. We didn't want to leave. Location: Calicoon town is a few mins away, and is conveniently located to activities for our kids(skiing, resorts, horse riding, alpaca farm, etc...)     Winter is Coming. If you want peace, quiet and beauty, this is it. Escape and chill and get your country on. Cool, private,hideaway on acres of private land with a rock fire pit. Just chill out and enjoy the peace, wildlife and stars. It's a hobbit house - half is built into the land. Dog friendly. It's romantic and cozy. This area of NY State has no WIFI except for hotspots on your phones. Always hot water. New comfy bed. Down comforter. 5 min. drive to Callicoon and Villa Roma.
    Fully appointed kitchen with pots, pans and baking wares. It's a simple retreat but everything works very well. Excellent shower. It's just a really fun simple space with interesting objects on the walls and absolute privacy. In the summer, the place stays cool, in the winter, it stays warm. You feel you are in the middle of nowhere but you aren't.
    The Beechwood's is considered to be the most beautiful land in the area. Callicoon is a one-horse town with a wine shop, supermarket (Pecks), an agricultural farm store (Agway), and the majesty of the Delaware River. It's some of the most beautiful land in the Catskills. Visit Skinners Falls, the smokeshop in Hankins, the farmers market on Sundays, and various festivals, events on the weekends. A few great places to shoot skeet and some excellent gun ranges if you need to get your cowboy on. Go kayaking, rafting, tubing. Hang out in the small Delaware River offshoots with some beer.

Also, I really love that her place is dog friendly. My pup had a great time roaming the land, Jes even left dog treats for him. The town also has great restaurants and bars. Hobbit house meets cabin meets boho-chic, this little place was to die for. We brought both of our pups, who loved the dog treats and the great outdoors !! The location provided a great spot for easy private hiking, and was just far off the grid enough for an escape (but not too far that I couldn’t post about it on instagram)!! Just a 5-7 minute drive into Calicoon where we enjoyed the brewery, and took another 10 minute drive into Jeffersonville for some antique shopping. We had a blast and definitely plan to be back!!!

Originally built as a duck blind, the 10 x 15 ft. cabin can easily accommodate two adults with a trundle daybed that doubles as a couch. It has solar powered lights and LED lanterns, wood stove, small table and chairs, outdoor picnic table, charcoal grill, fire pit, and an outhouse.     Pleasant Valley Farm consists of 182 acres of rolling hills, woods, and pasture to hike, explore, and enjoy the great outdoors.   • The cabin was cozy and wonderful with all the main essentials you need generously supplied for you. The outhouse was really clean and it was nice to have so close by. I loved that the area had animals all around you. I saw geese, cows and deer during the day, and under a star filled night sky I could hear coyotes in the distance and frogs in the pond. I wish I had a longer stay, there was so much to do around town and at the cabin that I didn’t get a chance to do. Also, next time I’d bring extra water for piece of mind since it was my first time being in a cabin without any water source. I spent only two nights and used up too much of the water Nancy kindly supplied washing hands, dishes, and rinsing shampoo and conditioner out of my hair. Haha. It was a great learning experience!

  • A picturesque Hudson Valley School painting tucked into the countryside. The cabin has EVERYTHING. We truly felt the care and hospitality put into this space. We planned for a weekend of camping, however, ended up feeling like we were on a mini vacation at an exclusive resort. There was every type of boat; Two kayaks, a rowboat, AND a canoe. We were overwhelmed with our choices. Nature was in full effect during our stay. But even in the rain, Duckblind held a majestic beauty. The pond was full of life and I was quickly a small child in the banks. And...the outhouse smelled better than some fully functioning bathrooms. We mention this detail to say that Nancy thought of EVERYTHING. We would highly recommend that you book multiple days.

    Lovingly restored, 1890s Victorian farmhouse set on 2.5 open acres in the western Catskills.
    Enjoy a cocktail on the back porch, sit around the fire pit, or cozy up with a good book by the wood stove.
    This fantastic area has great restaurants, breweries, distilleries, and all of the outdoor activities you can imagine! There is a well-stocked grocery store (Peck’s) and wine/liquor store (52 and Vine) five minutes down the road in Jeffersonville. There are a few little shops in town but we would recommend a couple of other areas as well if shopping or antiquing is what you’re looking for specifically. We have a long (and ever-expanding) list of have-to-visit restaurants and shops in neighboring towns, all within a 15-30 minute drive — but just for now, our absolute favorites places to eat or grab a drink are the Heron in Narrowsburg and the Kaatskeller in Livingston Manor. We are located about 15 minutes from Bethel Woods. Check out their concert and event schedule for great shows and entertainment!

    This sunroom in my reconverted barn has windows on 3 sides, looking out onto fields, woods, a swimming hole down the hill, and deer in the morning. It is 10 min. by car to Bethel Woods (Woodstock) music events, 7 miles to the Delaware River for swimming and kyacking, 5 minutes to Villa Roma Resort and Conference Center. Hiking, biking nearby. Guests say they feel 'at home' here and enjoy the quiet and nature.
    The story: Sixty years ago Shorty Krantz built this barn for his cows, and locals tell me there were chickens in my present studio upstairs. But soon after it was built, the barn was inhabited by a well-digger, and nary a feather has been found upstairs. Shorty had an apple cider operation going in the bungalow across the street. Shorty was not short, his measuring of the precious liquid was, however. The space: There are two different rooms available for guests: one room is the Sunroom, a 6 skylighted room with one wall of floor to ceiling windows looking out onto the fields, and two other walls with windows looking out to the woods. The Sunroom sleeps 2, and on occasion an extra person has slept on my camping mattress on the floor. The second room I call "The Library". It has one full wall of floor to ceiling windows looking out on the garden and fields beyond, two walls of floor to ceiling bookcases, and one wall of closets. Masks that I have collected from around the world decorate this room. Both of these rooms are just off the kitchen and separated by the shared bathroom, which has both a Jacuzzi and a shower.
    Rural is what we are here at the White Barn Sunroom and Library. There is a working farm at the foot of the hill, with cows, chickens, pigs, and an occasional horse. The country road we are on winds up the hill to another farm and several homes of the Fulton family (thus the address of Fulton Hill Rd.) where one can get a view of the rolling hills of the countryside, and then descends into Kenoza Lake. Word has it that Fulton Hill Rd. is one of the prettiest in the area. I agree, but then, I am prejudiced.

The bed is a fold-out couch, which is quite squeaky, so if you are a light sleeper that is important to note. We slept great though, and found the room very comfortable!

We were a large group, but with the size of this paradise, that’s no issue. There’s ample room and bed space. The cozy fireplace in the great room and large kitchen are my faves- I did all the cooking and fire pits! With everything inside the barn and on the property, staying there all weekend is great, but if looking for activity, Villa Roma’s ski resort is 5 minutes away. We spent an afternoon there and had a blast. Communicating with both Kate and Jessi was very quick and easy- they make themselves available immediately. I definitely recommend staying here- whether it be with a large group, or an intimate getaway, this place is made to create memories for everyone. Definitely going back!

The barn is huge, with a large and fully stocked kitchen, and a grand main room with a fireplace and plenty of space to lounge. The neighborhood is very walkable. Take a walk or run area to see the bald eagles that live near the Creek or the wonderful old building with lots of character in the neighborhood.

    Charming 3-bedroom cottage located 2-1/2 hours from New York City and just minutes from the village of Callicoon and the Delaware River. This is the perfect place to escape from the City and relax.
    We invite you to come and enjoy everything our little cottage in the woods has to offer, just outside lovely Callicoon, with the Delaware River and the Catskills all within close proximity. Nestled in five acres of woodlands, this is a delightful blend of getting away from it all and having everything you need close to hand. Our home has 3 large bedrooms (1 x king (ensuite) and 2 x queen) all with clean, fresh linens and comfy pillows. If you need an extra bed, we also have a queen size airbed available. The kitchen is fully equipped with a double-oven, microwave, fridge-freezer and a dishwasher which are all there for your use. There are pots, pans and plates aplenty with place settings for 8. We even have a Kitchen Aid with 40yrs of faithful, trouble-free, service if you want to channel your inner pastry chef. The open plan kitchen, lounge and dining room layout makes it a lovely social space. There are seats for all, with 3 couches, 2 rockers and an armchair that makes you feel loved. The log fireplace rounds off that perfect cosy feeling, especially during the Fall and Winter nights. We do have high-speed wifi and the TV has apps for Amazon Prime, Netflix, Hulu and others.
    We LOVE Callicoon! This picture-postcard little town oozes charm. There are a range of great places to eat - for breakfast we like to start the day with a view of the river and a stack of pancakes in the River Cafe. For tapas made with local ingredients and the BEST choice of wines in the whole area, head to the Callicoon Wine Merchant. If a cold beer is more your taste, try the Callicoon Brewing Company or Rafters - both of which have good bar food too. For a nice sitdown meal we suggest the Western Hotel or Peppinos (where you can also get great take-out pizza). If you want to cook, or buy some snacks, then Pecks has pretty much everything you might need (including delicious home-backed cookies and breads). Callicoon Theater was built in 1948 and is the oldest continually operated cinema in Sullivan County. It's a taste of a bygone era and not to be missed. The great outdoors in this neighbourhood is...great. The star of the show is the Delaware River, on which you can kayak, raft, fish or swim in the summer months. During the winter, a walk along River Road cleanses the soul. There are boundless opportunities for hiking just outside the front door, or a short drive away. If you are a cyclist who likes to climb, Route 97 offers some spectacular scenery and some real lung-busters. There is so much to do hereabouts. It is easy to strike out to Narrowsburg, for its boutiques and the Heron Restaurant (book early!). Take a drive over to Honesdale, Pennsylvania, just 30mins away over the river for a picturesque historic American town. The Bethel Woods Center for the Arts (the site of the original Woodstock Festival) is just 20mins away, with a year-round calendar of events.
  • We had a wonderful weekend getaway in Callicoon. The house was perfect for our young kids and dogs to enjoy. We were secluded in the woods, yet the charming town was a few minute drive away. Having a medical center and sheriff's office close by was nice for peace of mind, too! We explored in the woods, went into town, and relaxed by the fireplace. We also had some pretty great Jenga matches! Jamie & Holly did a great job with giving us local recommendations and having the place ready for us.

  • Four things that are important to me when traveling - location, comfortable bed, hot shower, and cleanliness. Helen’s place had all of the above. We stayed in the Banana room which is located on the second floor. The BNB is a great location to the Bethel Woods Center for the Arts. it was great having fresh coffee available in the morning and a delicious breakfast to greet us. Helen is very friendly and hospitable. I would definitely recommend her place when traveling in the area.

  • Helen and her home were both wonderful. Jeffersonville was sweet and quaint, and perfect for our getaway to the Catskills. The wifi didn't work and we didn't get any cell service, but it was sort of nice to be off the grid. The room was perfect and a great little retreat, bed was comfy and breakfast was yummy. We never made breakfast at 830am, but she'd leave it out for us to enjoy whenever we woke up which was nice. If we were ever to venture out to the Catskills again, we'd absolutely stay at the Jeffersonian Inn again.

    Perched on a hill above the Village of Jeffersonville, Dancing Doe Estate, is a perfect marriage of country charm with the conveniences of small-town life for those looking for a country getaway while not being in an isolated location. The stately blue manor, boasts light-filled spaces, wrap around porch and generous room sizes to very comfortably fit up to 8 guests.
    Jeffersonville is located just 7 miles from the site of the original Woodstock Music Festival which is now home to the Bethel Woods Performing Arts Center. This 2-story home, built in 1910, has strong sturdy bones and has recently been updated with modern and designer finishes and fixtures while maintaining original wood detailing throughout. The front entrance has a wrap around porch that gets wonderful morning light. It’s a great spot to sip coffee or tea, sit on the rocker and just relax in the crisp morning air. Just inside, there is a formal entry that looks onto a dramatic wood paneled staircase and through a delicate and original ornate wood threshold into the dining room. The dining room has a large farm-style table comfortably sits 8 in fully upholstered chairs but with its leaves in place, can fit up to 12. Pop by one of the many local farmers markets and prepare your very own farm-to-table dinner. Through a pair of sliding pocket doors, the dining room opens up to the living room where the juxtaposition of style creates a very interesting and unique space. The room itself is modeled to be a getaway with its plush rug, oversized couch and vintage seating. Spin some records or watch a movie on Netflix with surround sound speakers. The focal point of the room is centered on a newly installed wood burning stove. Enjoy the cold winter nights sipping spiked hot chocolate and warm yourself by the fire. The room is yours to enjoy. Just on the other side of the living room, is the generously sized kitchen. With stainless steel appliances, dish-washer, ice maker and plenty of counter space. There is also a sitting area to visit with the chef and a tree hall to collect your oversized jackets and boots during inclement weather season. Just off the kitchen is a half bathroom with oversized laundry machines. The kitchen leads out to the back porch where you can get great views of the hills beyond Jeffersonville. Just up the hill from the house is quaint elementary school from the 1930s, listed on the U.S. National Register of Historic Places. During seasonal months enjoy a meal outdoors on the patio furniture or toast marshmallows over the outdoor fire pit. Back inside, as you take the staircase up to the 2nd floor, take a moment to admire the original stained-glass windows in the house and peek outside and you may catch some deer playing on the lawn outside. The main hall upstairs leads to 4 bedrooms and each bedroom is light-filled during the day and has blackout shades to pull down during the night. Each room has a queen bed with ample pillows and is thoughtfully decorated. At the west end of the hall is the full bath with clawfoot tub. Pull the curtains back and relax in a nice hot bath or take a shower and get going exploring all there is to do in the western Catskills. There is another door in the hall which leads to the attic space where its currently empty and off-limits but we have future plans to turn it into a usable third floor and personal wellness retreat. Stay tuned! Air Conditioning: In the Catskills the summer evenings are usually pretty comfortable temperatures. Occasionally there are heat waves and we have provided window air conditioners in each bedroom and one downstairs to keep that relatively dehumidified. Please remember to shut them off when you leave. We usually install the air conditioners from June-August.
    Check out the Guidebook for some of our local recommendations! The Village of Jeffersonville is small but has a big personality. In the past couple of years it has been going through a renaissance of sorts. It has some new great restaurants, such as Tavern on Main and some old staples such as the diner, Ted’s, which has typical diner fare but a small section dedicated to unique and delicious Turkish breakfast dishes. There is a small but good supermarket (Peck's) in town which has essentials or the market next to Samba Café which as more eclectic non-perishable items. Its very easy to take a pleasant stroll down the hill and through town. The restaurant, Tavern on Main, has a great bar inside and also a beer garden with live music during the summer months.

  • Marcel's place is even more thoughtful than you would expect it to be. It had everything we needed for our Thanksgiving weekend. I loved the little touches with the deer facts all around the space. Jeffersonville is also so cute and close to other places, making your stay in the Catskills so worth it. And the fact that they are pet friendly is such a great bonus. I would gladly stay in this space again! You need to bring nothing!
