  • We had such a lovely two nights here. The cabin is really cosy and homely inside. Looking out onto the lake is great! Plus there are so many places nearby to go on walks and Juliette has provided plenty of maps. Thanks for a great stay.

  • What a fantastic place in an ideal location for visiting the local area. Cannot recommend enough and a superb host who ensured the place was spotless with lots of little extras to assist e.g. Maps of the local area, books, dvds and games to ensure days out were enjoyed, local hostelries were known and to prevent the tv being used too much. Thank you Juliette

You’ll love my place because of the wonderful views across open countryside, the spiral staircase and the tree growing through the balcony. It's as close as you can get to a treehouse with all the comforts of home. My place is good for couples, solo adventurers, and business travelers.
Gorgeously romantic detached annex with stunning views across an area of outstanding natural beauty. Generously proportioned studio room with French doors to large private balcony with large tree growing through it. Spiral staircase to downstairs kitchenette and shower room. Access to beautiful shared garden which backs onto open fields. Sleeps 2 very comfortably. Self catering. It's on a tiny little lane with trees meeting over the road in places. There are lots of public footpaths including one that goes through next door's land and down through fields to the woods. Treetops is an ideal retreat or lovenest - it's wonderful space for getting away from it all and right into the countryside; to relax and enjoy the beauty of nature; to heal, create music or art or to study. It's very much a cosy country property rather than a stylish hotel setting but it's nicely and very comfortably furnished in rustic style. Horses clop along the lane outside and birdsong fills the air. There is a farmer along the lane who has equipment in use and large vehicles during the week sometimes so it's more reliably peaceful at weekends. There's a deck with a shared hot tub and a patio with a built-in barbecue and seating which you are welcome to use. Should you require a bottle of chilled champagne on arrival this can be arranged with the owner. Treetops has undergone major renovations recently, including a new balcony made of local Sussex oak by local craftsmen in the traditional Sussex style. The bathroom now has a new white suite with much bigger shower and a heated towel rail. Upstairs it has new carpet, curtains, rug, cushions, TV, mattress, pillows, linen, blinds, a power socket with USB points, a little dressing table with a mirror and hairdryer and a more romantic light above the bed. The kitchen has new quarry tiles on the floor, new worktops, sink, an integrated oven and glass hob and the washing machine, which has only been used 3 times in as many years, has been replaced with a dishwasher, which will hopefully get more use and make guests feel properly off-duty and relaxed! Speaking of additions to the garden to help people relax, the new hot tub spa is a wonderful place to wind down and de-stress. It's on a deck in the middle of the garden overlooking the fields and hills beyond for miles and it really is blissful. However, having read the instructions it's not suitable for children under 8 (for safety and hygiene reasons) and two new Shepherd Huts (Meadowsweet and Heartsease) have been built at the bottom of the garden for couples. To avoid disappointing people, especially children, and to ensure the shared facilities are not over-populated, the maximum number of guests allowed in Treetops is now 2 and they need to be adults. If you would like to book for a larger group of adults it is now possible to book Treetops, Heartsease and Meadowsweet at the same time. Please see our other listings for more details and to check availability: www.airbnb.com/h/heartseasehut and www.airbnb.com/h/meadowsweethut. The owner is a music teacher and 2nd degree Reiki practitioner who lives in the main house with one child. Reiki treatments can be arranged during your visit and other therapists can visit to offer Aromatherapy massage and Reflexology sessions. (Please note that prior notice is needed and that sometimes staff are not available due to other commitments). Although smoking is not allowed inside, it is permitted on the balcony.
Herstmonceux is a lovely little Sussex village with a pub (the Brewers Arms), a French brasserie (The Sundial), a fish and chip shop that also does very good burgers, chicken, halloumi and pies (The Willows) and a really good Indian restaurant (Eastern Promise). We've got two convenience stores and a few other shops. It's about 15 mins walk to the village from Treetops. If you don't mind driving or longer walks, there are plenty of good pubs that serve excellent food within easy reach. The Merrie Harriers in Cowbeech is about a mile a half away and it's a favourite amongst locals - a very traditional pub with beams and ingelnook fireplaces, good food and beer and a lovely garden. The White Horse in Bodle Street is at the other end of the lane and does good pub food and has a nice atmosphere. The Bull's Head in Boreham Street (about a mile and a half) have a beautiful garden and do great food including excellent home made pies. The Lamb in Wartling (near the castle) is similar but more gourmet (and pricier) and the Giant's Rest (by the Long Man) is also very good after a walk through the countryside. Tucked away in historically rich 1066 country it is ideally located for walking, horse riding, cycling and painting. For nature lovers there is an abundance of local bird life and the nearby marshes and levels on the way to the beach at Pevensey (15 minutes by car), where there's another castle. 5 mins from the South Downs National Park it is within easy reach of Eastbourne, Tunbridge Wells, Hastings, Brighton, Ashdown (Pooh Bear) Forest and Forest Row Country Park. There is fishing at the local trout farm, golf, tennis, falconry, archery, pottery, the windmill at Windmill Hill, and of course, Herstmonceux Castle and the Science Centre and Observatory. You can go sailing, windsurfing, canoeing and paddleboarding from Eastbourne or Cuckmere. Flying experiences/lessons can also be booked locally. Other nearby attractions include Bateman's (Rudyard Kipling's house), the Bluebell Railway, Sheffield Park, Michelham Priory, Standen House in East Grinstead (a treasure trove for lovers of the Arts and Crafts movement), Great Dixter House and Gardens in Northiam, Scotney Castle Garden in Lamberhurst, the White Horse at Alfriston and Long Man at Wilmington.
  • Everything you could ever need in such a cute and quirky place!! The views from the massive velux windows are amazing. Definitely worth a stay. Lovely owner.

  • We had a lovely, relaxing time in Treetops and would 100% recommend staying here! Comfy bed, hot tub, beautiful views and close to the Observatory, which is definitely worth a visit. Sam is a welcoming and friendly host who was keen to make sure our needs were catered for - thanks for a great stay, Sam!

  • Idyllic getaway in a properly cosy barn conversion. The VHS player and selection of videos was a nice touch! The hot tub lovely on a freezing evening. The peace and quiet. Kitchen has all the equipment you need and you'll spend longer than you need to in the lovely shower. Just don't tell anyone cos we want to book again!

    Chris2020-02-29T00:00:00Z
  • We had a lovely time staying here!! Despite storm Dennis making an appearance we still made the most of our time. Sam was an extremely helpful host and we didn’t feel like anything was too much trouble. We really enjoyed all the VHS tapes which kept us entertained during the storm and the hot tub was an added bonus! We are home feeling very relaxed (the bed is incredibly comfy) and would definitely stay again!

  • Second time staying. Really liked it and Elena thought of everything

    Patrick2020-03-08T00:00:00Z
  • We always have fun staying at the yurt, it was our third time. Even when it's cold and windy the wood burner keeps the yurt nice and cosy. There's everything you need to enjoy a very easy camping adventure. Plus Lewes is charming with lots of antique shops and cafes. We'll definitely be back.

    Charlotte2020-02-23T00:00:00Z
  • Have just spent 2 lovely nights at Elena's yurt. I highly reccomend it. It was decorated really nicely, the facilities were good and log burner kept us nice a toasty inside even while storm Dennis raged outside. Elena was really great to make sure we had all we needed and when we ran out of firewood we were able to pick up some more from the hotel down the road. When we had a problem with the shower Elena also arranged for us to use the ones in the nearby hotel. Thank you!

  • Great host. Great accommodation just as described. It's a real experience staying in a Yurt. I stayed I February, the outside temperature was about 9°c, it felt a little chilly and damp in the Yurt but that is to be expected Winter. The Yurt itself and facilities are great. The host is fantastic. Overall highly recommended. I bet this would make an amazing holiday break in Summer. In winter it is good but make sure to wrap up warm! Also bring a few bright torches as it can be dark.

    Richard2020-02-02T00:00:00Z
  • The yurt was beautiful in a gorgeous setting. We were there in January but it was cosy and warm with the log burner. I would thoroughly recommend staying here.

  • Great location!! Hotel staff are amazingly helpful and their food is top drawer!!

    Garry2020-01-10T00:00:00Z
  • We booked a VERY last minute stay in the yurt at the beginning of January. Elena was quick to respond and very accommodating of our short notice plans. The yurt is magical but if staying in winter bring layers and socks! Would highly recommend for an off grid experience.

    Millie2020-01-05T00:00:00Z

Dream easily in a bespoke 4-poster bed, and there's a second pretty bedroom. Come morning, wake to a peaceful hideaway brimming with character, art, and beautiful objects in this historic village. Pick a good book to take to the flower-filled garden, and in the winter light the log burner. Plenty to discover in the village and surrounding area, enjoy some of the best walking in the country. All within a couple of hours of London. Close to the Seven Sisters Country Park and the glorious coast and beaches. All this, and we're nestled within the South Downs National Park. Heaven!
This bright and airy house is ideal for a relaxing break. The area has everything you need for a great walking or cycling holiday or just mooching about. You can just stroll around and enjoy all the lovely pubs and tea houses in the village. Alfriston has one of the best independent bookshops in the country - Much Ado Books. Badgers Tea House is just across the road - a wonderful place to relax (a 10% discount is offered to my guests). Well behaved dogs are welcome (not on the furniture or upstairs please) and they're welcomed in most places around the village. In the winter there is a log burner (initial basket of logs supplied). My house has many times been described as light and "cosy", and is filled with art and interesting things - this is where I live in between bookings so is very much a HOME and not a holiday let.
The house is in a beautiful medieval village nestling in the heart of the South Downs National Park. The South Downs Way is steps away, while rolling hills, Friston Forest, Cuckmere Haven, and the world-famous Seven Sisters cliffs are not far off. With a wealth of different terrains, you can enjoy every type of walk, from a stroll along the river to a challenging all day yomp!. Walk along the Seven Sisters Heritage Coast or over the Downs. Or just mooch around the village shops and tearooms.
  • Very comfortable stay in a great little village

    Chris2020-03-15T00:00:00Z
  • When we arrived, the village was partially flooded and the main road into the village was impassable. The back road was totally clogged with people picking up their children from school and we had to drive for about 30 minutes to access Jilly’s place from the other side of town. For a while, we didn’t think we would actually be able to get to the house and when we finally parked, we were confronted with another flood that made us think we’d never get to our destination. In steps Jilly, walking her dog and randomly bumping into us in our moment of need! (We were walking in the wrong direction, despite her brilliant instructions!). Jilly showed us to the house and saw us in. She is super friendly and helpful as had even arranged flowers and fizz to be in the house because we were celebrating my wife’s birthday. The TV in the house is tiny and the shelves are packed with books. This says everything about the place in terms of how relaxing it is. We lit the log burner each night, put on music, read and chilled out. A tv free weekend that did us the world of good. On Saturday we wanted to plan a walk that avoided the flooding. Jilly stepped in again, after having messaged her, she popped by and gave us some great suggestions as to where we might go. We took her advice and had a brilliant walk on the Downs. I don’t want to make out that the house was without it’s comforts. It had everything we needed and more. The art was fun, the kitchen fully stocked - the dishwasher was perfect! We had breakfast in The Singing Kettle on Saturday and the village shop is amazing (proper quality local produce and amazing friendly service). The fact that the village was cut off by floods and water works meant it was super quiet and we found it to be completely calming the minute we arrived. Thank You Jilly.

  • Lovely cottage, great host and Alfriston is lovely. Highly recommended!

  • A wonderful home. It felt like staying at a friends house. A relaxing place with such interesting decor. Jilly was a delight to communicate with and was very attentive. Couldn’t of asked for a better place to stay.

    Kirsty 2020-02-23T00:00:00Z
  • Jilly made us feel most welcome in her beautiful home situated in a lovely quaint village. I thoroughly recommend booking if you are looking for a quiet weekend away filled with walks, pubs and nearby wineries to explore.

    Jessica2020-02-16T00:00:00Z
  • Our stay at Jilly's home exceeded our (already high) expectations. We've scored her 5/5 on every aspect of our experience. Her house is stylish, cosy and perfectly placed for walks, pubs and a relaxing break away from the usual busy routine. Jilly went the extra mile to ensure we had a top-notch time! We're already planning a return visit...

    Justin2020-01-27T00:00:00Z
  • Jilly's communication and recommendations were perfect, adorable village and lovely house. Enjoyed ourselves hugely.

    Elle2020-01-19T00:00:00Z
  • Jillyan place is immaculate, cozy, full of stylish and quirky touches (love the palm tree in the bathroom) and super convenient in a pretty village with great local shops and good tea rooms. Jilly was super helpful and friendly, from extra wood for the log burner, to lots of useful info about the house and area, and her delightful home so well organized, wish I could have stayed longer.

The Shepherd's hut sits just on the edge of Firle, one of the South Downs most iconic villages. It is a very private space, in it's own little meadow, two minutes walk to the shop and three minutes to the famous Ram Inn with Lewes and Brighton nearby
the hut is in it's own paddock overlooking the south downs, close to the pub and the little village shop. From March to the end of September i will only take two night bookings during the week end, in the week one night bookings are fine. Over the Christmas and new year period i will only take two night bookings and over Easter and the for the Love Supreme Festival a three night booking as a couple.
    everything
  • Fantastic space for a single or very snugly duo. Don't expect hot showers, ceramic hobs or electric. All off grid, loo in church cross the way. But for peace, rejuvenation, health and silence (apart from wind in the trees and cock pheasants calling for a mate)you can't be beat. plus the superlative Ram Inn down the road for breakfast lunch and dinner.....! If you can't get through cos of virus inflamation goggle peter Firle.

    Will2020-03-15T00:00:00Z
  • Amazing place to get away, and Peter was really helpful at communicating everything I needed to know. Would definitely visit again

  • It’s was a great 👍

    Anas2020-02-16T00:00:00Z
  • This is a very sweet and tranquil place, with a warm welcome.

    Gracie2020-02-14T00:00:00Z
  • The hut is nestled in a lovely spot on the edge of the village, and was perfect for me as someone wanting to get away from it for a few days. As Larkin says, "only the young can be alone freely" and whether you agree with this or not, as someone who is not young, and has a fair number of responsibilities, to have a soulful bolt hole to skedaddle to is a great boon. When I took leave of the place and thanked Peter as I left, he said that the hut was becoming a sanctuary for some. For me, it was more of a haven - for me there is something very boat-like in its compact, unfussy, recycled elegance . I look forward to clambering on board again.

    S2020-02-09T00:00:00Z
  • Peter’s hut is so beautiful and tranquil. Perfect break for me to get away from it all and recharge. Sublime views, watched the sunrise come over the hills while having a hot tea and listening to the birds. Unlike anywhere I’ve been before, would definitely recommend.

  • A very nice place to stay and we were pleasantly surprised at the beautiful interior; both the bedroom and common areas. Breakfast was generous and overall very happy with our stay!! Definitely recommended for a nice quiet weekend getaway:)

  • The bed was super comfortable, the breakfast was varied and delightful and the private bathroom is beautiful. Unfortunately because I spent a lot of time at work I didn’t use the jacuzzi bath but I wish I did as it looked amazing. I couldn’t have asked for anything more from my stay. Thanks Carl

  • I look back on a very nice three day stay in Eastbourne. Carl is a most attentive and yet discrete host and I felt very welcome in his tasteful flat. As a solo traveller, it was important to me to have a little conversation every day and still have my own space and privacy. Carl gave me precious tips for exploring the city and its surroundings. I very much appreciated that a breakfast was included. This was fantastic! In short: Carl's offer corresponds in the best sense to the original idea of Airbnb. If I should be in the area again, I would always want to stay in his place.

    Julia2020-02-06T00:00:00Z

Delightful self-contained cabin in beautiful Cuckmere valley, twin or double. Private terrace facing south towards Long Man of Wilmington. Disabled access, wood stove, wet room, wifi, TV, parking. Half mile to Sussex Ox pub, 1 mile Alfriston. Jackson's cabin has been a honey farm and a stable, situated in the garden of our house in Milton Street, a quiet rural location just half a mile from the A27, 2 miles from Berwick station and 4 miles from Polegate. It has its own parking space, ramped access for wheelchairs and a private south facing terrace, part-covered with an oak and glass canopy, facing on to fields and the Long Man of Wilmington, an ancient chalk figure carved into the slope of the South Downs. There are three rooms plus a utility lobby: Kitchen/living room with wood stove plus electric heater, table and chairs, comfortable seating, freesat TV. Open plan kitchen area has electric oven and hob, fridge and is well-equipped for home cooking. There is also a microwave. Bedroom with double or twin beds (6ft 6in long), high quality cotton sheets and towels provided, electric heater; Accessible wet room/WC with underfloor heating and wash basin. The cabin has been carefully converted to provide a comfortable, cosy and beautiful space. Perfectly situated for walkers, cyclists or horse riders, we are on the Weald Way and close to the South Downs Way and Vanguard Way. We have a field to accommodate your horse if you are riding. Jackson's Cabin is 8 miles (16 minutes drive) from Glyndebourne, and within half an hour of Eastbourne, Lewes and Brighton. Charleston Farmhouse and Berwick Church, adorned by Bloomsbury artists, are within a few minutes drive. The historic village of Alfriston with its post office, shops, pubs and restaurants is 1 mile away, and the excellent Sussex Ox pub with its good food and beer is 5 minutes walk along a lane where starry skies are unspoilt by street lights. Guests have their own off-road parking space 30 metres from the cabin, accessed by a path. They have sole use of the three rooms of the cabin plus its utility lobby, the covered terrace and outdoor sitting area. Most of our garden is not for guests' use. The cabin is detached and a few metres from the main house. Hosts and guests may see each other come and go, but the cabin's door, terrace and principal windows face south on to a field with uninterrupted views of the Downs and guests enjoy privacy. We will be on hand or available by telephone to answer questions or attend to any problems, and can provide the use of a washing machine if required. We may not always be at home during guests' stay. A combination lock entry system is in operation. We are in the middle of one of the most beautiful spots in the South-East and enjoy easy access to the Downs, the sea and many picturesque villages without using the car. It's possible to cycle to the beach at Cuckmere Haven in half an hour (or drive there in 10 minutes) and enjoy miles of quiet lanes in every direction without using the A27. As keen walkers we are privileged to live within a network of excellent footpaths and national trails. We are close to the A27 which is linked to the A23/M23 and the national motorway network. Gatwick airport is one hour away by car. If you are using public transport, we are 2 miles from Berwick station and 4 miles from Polegate. Buses serve nearby villages, weekly rather than daily. Included: Linen and towels, toilet paper and soap, logs and kindling for the wood stove. Tea, coffee, milk, muesli and snacks to get you started.

  • We loved staying in Alison’s comfortable cabin. What a beautiful view! Great location. We would highly recommend to anyone wanting to explore the South Downs area.

  • Jackson’s Cabin is an absolute gem! Alison & Charlie’s hospitality is amazing, the cabin is the perfect escape for a weekend away from busy life. The flowers, homemade marmalade & extra touches were lovely, and we loved sitting by the fire after a long day walking. The walk down to the coast is beautiful, with great stops along the way in villages like Litlington. The Sussex Ox around the corner from the house is great for Sunday lunch and there are lots of local walks too! Thanks again, we’ll be back!

  • A beautiful cosy retreat in a fantastic location. 3 days of walking (routes from the doorstep) and trail running in the South Downs. The weather was wild and it was wonderful to return to a wood burning stove, in a homely, cosy and beautifully presented cabin. Lovely little touches throughout - even had scones and jam on arrival - thank you.

  • Beautiful cabin in a beautiful location with everything you could need for a countryside getaway. The cabin has everything you could need from breakfast cereal and scones that were a wonderful extra treat, to the local walking maps which were absolutely brilliant. Would love to come back soon!

    Liz2020-02-03T00:00:00Z
  • A wonderful relaxed getaway. Alison is a kind, generous and thoughtful host.

    Christine2020-01-03T00:00:00Z
  • Deep in the country but reachable by public transport, Allison's cabin is surrounded by easy walks to quaint villages, pubs and even a brewery. Sparkling clean, warm and peaceful cabin, great for a writing, reading and exploring the South Downs.

  • We have just spent a lovely cosy Christmas in Jackson’s Cabin, it was our second stay and hope to return again.

    Madeline2019-12-27T00:00:00Z
  • We had a wonderful time in Jackson’s cabin, the photos make it look lovely but it’s even nicer in real life - it’s such a lovely space, clean, modern and has everything you’d ever need, lots of maps, loads of kitchen utensils, board games, and the view out of the window is beautiful. We wouldn’t hesitate to come back, it’s definitely one of the nicest Airbnb’s we’ve stayed at, and Alice was a fantastic host. Would recommend for a peaceful weekend escape in the country.

This elegant self-contained Edwardian wing of the main house is particularly suitable for families. It features a large fireplace with wood-burning stove, large comfortable sofas and a private garden. The accommodation includes a double bedroom featuring 2 beds together which can be pulled apart, a double let-down bed in a corner of the large living room and 2 single divans to one side of the dining area. Perfectly situated for events at Charleston, Glyndebourne, Firle, Lewes & Eastbourne, as well as the Seven Sisters, the Downs & the sea. All linen, towels and cleaning are included.
Pekes Wing is part of our 'Distinctly Different' Pekes private estate, centred on its ancient Tudor Manor House, and including other picturesque buildings like the old double-Oast House. Guests in the Wing can enjoy facilities such as the heated indoor Swimming Pool and Tennis Court, and stroll around and enjoy the extensive gardens and parkland. The Pekes estate, well away from any road, is set deeply into the very quiet and peaceful Sussex Weald farm lands (organic - no sprays), and has beautiful views across ancient unspoiled countryside. Beyond that there is the stunning coastline, the seaside towns, historic places like Battle and great houses and gardens. For children there are two nearby exciting adventure venues, as well as farms to visit, etc. East Sussex has great charm, and Pekes is very much part of that. The Wing adjoins but is separate from the Manor house; if both houses are taken the connecting door can be opened. It is very peaceful and snug, and has a charming 'column garden' to sit out in.
The immediate neighborhood of Pekes is the Sussex Weald with its numerous footpaths and lanes running through ancient farmland and many little woods. Just a few miles away is the South Downs National Park, incorporating the stunning Seven Sisters chalk cliffs, wonderful sheep-grazed downland, lovely natural beaches, charming villages and some lovely houses - all of which has inspired artists and writers for nearly 200 years. The seaside towns of Eastbourne and Brighton are not far off, and it's a short drive to historic Battle, and the fateful events of 1066.
  • Our weekend at The Pekes was exactly what we were after, a relaxing and peaceful escape in beautiful surroundings. Kildare was a great host and went out of his way to ensure everything was spot on during our stay.

    Chris2020-01-12T00:00:00Z
  • Great accommodation, great country house, nice and helpful landlords.

    Kai2019-08-16T00:00:00Z
  • It was an incredible vacation, thanks to the warm and kind welcome of Kildare and the wonderful house we've stayed in. Everything was prepared perfectly well, we enjoyed fireplace each evening, visite a lot of nearby cities and places, the atmosphere in the house was exciting as huge history felt in each piece of it.

    Alla2019-02-22T00:00:00Z
  • Guests can expect a wonderfully unique experience. All the properties at Pekes Manor are better "in person" than the photos might lead you to believe. The setting is what makes the stay so enjoyable. Rolling fields, and perfect tranquility. Our wedding guests stayed in all of the properties and loved their experiences. All amenities were as described, and Kildare and his team were a joy to work with. Overall, an incredible experience.

    Simon2018-07-25T00:00:00Z
  • Having just returned from a weekend with a couple of girls friends in The Wing we are in awe of what a fabulous place Pekes is. The perfect place to unwind and get away from it all, leaving the stresses of family life and work behind. We loved the fabulous architecture, period furniture and artefacts that filled our home-from-home. As we sat in the hot-tub and then swam in the pool surrounded by lush foliage and mosaics we had to keep pinching ourselves to check it was real. Next time we'll be sure to make use of the sauna too. The Wing contained everything we needed for the weekend - milk was in the fridge on arrival and there were enough logs in basket to enable us to have a roaring fire on the first night. Kildare checked in on us the next morning to see if everything was alright and brought us more logs for a reasonable cost. Pekes really is a hidden gem of a place. We promise to return as soon as the opportunity arises.

    Jane2018-03-25T00:00:00Z
  • Fabulous and different, set in a beautiful location. Couldn't have asked for more.

    Helen2018-01-14T00:00:00Z
  • Our family really enjoyed the week we spent in the Wing at Pekes. It was very spacious for the five of us. It was a bit cold, but we turned the heating up and the beds and duves were very warm and comfy so we weren’t cold at night at all. The kids loved the heated pool. The location was perfect for us, quick drive away from the seaside. Also we went for walks in the local area and had very nice Sunday lunch in the local pub, The Gun . We had a great holiday all together.

    Niina2017-11-30T00:00:00Z
  • The Pekes is a gem of a place in the Sussex countryside, and the grounds are absolutely beautiful, especially the swimming pool nestled inside a magical greenhouse. We had some confusion with guests staying in the main house next door to the Wing, which wasn't great, but Kildare and his team were very responsive, and his staff even gave us a lift to the station the following morning rather than letting us book a taxi. The team was keen to know that we were comfortable and happy, and that makes us want to return.

  • A lovely warm cosy annex on a working farm. The horses were our neighbours! Great weekend getaway for my husband and I. Sue was very helpful and a lovely host. The kitchenette has the essentials but no cafetière if you prefer ground coffee to instant. There is also no sharp knife or scissors. There are glasses but no wine glasses. There is also a velux window with no blind so the light comes in early which can be a lovely way to wake up but if you are sensitive to light and hoping for a lie in good to be aware of that. I live in a cul-de-sac in a detached house which I'm told is comfortable, with ample space on the drive for 2 cars if necessary. I charge from £30 per room per night,(not £30 for the whole house) we are well served for buses, etc here and Close to local amenities, 7miles from Eastbourne, and 20miles from Brighton. I am retired but enjoy friends and social events, My hobbies include carpentry, gardening, some t.v (films and documentaries) I do not have any pets but keep some chickens for eggs.
I have three bedrooms to offer, all rooms can sleep two people,(three in an emergency), two rooms have a large double bed, and one has two singles. I also have an air bed which can be used for children if necessary. All the rooms are comfortable (I'm told).
This (Hailsham) is a small English market town, close to the South coast, near to Eastbourne and Brighton, and Hastings, and the South Downs. There are many historic sites/ Castles, houses and Lovely gardens, etc and places of interest in the nearby areas. I am happy to take you to some of these places if you would like such as Great Dixter, Michelham Priory, Sissinghurst, etc.

Such a special place to come and stay and such a fab location for getting into town and into the countryside. We’re already planning our next stay here! Thank you for taking care to check everything was ok and helping us feel so welcome.

  • I stayed almost a week in this splendid studio apartment in Rome. Warm place, well located, small but cozy, close to the center and all tactical points. Rome is really available, nice and lives next door for any need. It made my stay a fairy tale and helped me like I was a member of his family. Recommended

  • Roma's place is the perfect little studio, fabulously comfy bed, superb facilities, easy to find, parking no problem - a real home from home. Very easy to walk to local shops and absolutely scrumptious Thai restaurant - The Little Elephant. Highly recommended.

  • A lovely place, with full amenities in a great location. Every need is catered for and extra little touches make the stay extra special, the host Roma is on hand if required and fully details all about the self contained flat. A very enjoyable experience to be had and close to the local town - would highly recommend a stay here.

  • Excellent, trusting, host. I'm a bit of a property flirt so it was great to see inside this magnificent Edwardian home.

    Amanda2020-03-04T00:00:00Z
  • The host and her roommate are two fantastic ladies, but the house could use a good deep cleaning. Keep in mind I was here for an entire month. I would book her private suite and not an actual bedroom for any stay. And if you’re planning on staying more than a few days please only book the suite. Trust me by the end of your first week you’ll be wanting the “no stairs” life for starters. When she put stairs on her listing, she means it folks. Do not book this particular room unless you’re absolutely sure you can hike the 4 flights of stairs. And I mean, if you’re about to head out the door and you forget your phone hike abilities. Once you get to the bottom, you’ll be having one heck of a personal debate on whether you climb that mountain of stairs and go get your phone, or say nope and walk out the door without it.

  • Very nice lodge, deally placed for reaching many of the tourist attractions in the area. Mike was very helpful and communication was very good. Slight down side is the proximity to the main road which can be heard at certain times and car doors being slammed at night. Lodge is nicely equipped and can be kept toasty warm though we really missed having hooks for outdoor clothing in the hall. Overall enjoyed our stay, feels very safe with the electric gate. Parking space is a little on the small side if you have a very big car.

  • A lovely place to stay, with lots of room. They have a folder of local walks, and I really enjoyed taking a walk around Herstmonceux castle. The cottage is really clean and the bed was soooo comfy. I didn't meet the hosts but my husband did and they were so helpful. We also loved the flowers & choccies when we arrived. Such a nice touch. We visited the nearby observatory for a stargazing evening, which was lovely.

  • I can't advertise John's farm and cottage enough. The place actually is better in reality than in the photos. It is very warm and cosy, perfect for our group's getaway. We had a couple of wonderful strolls in the countryside, and we enjoyed the bonus of coming across horses and roaming chickens, and a herd of ducks in a picturesque pond by the cottage. We wish we would have had more time to explore the various longer hikes suggested in the welcome pack. The place comfortably hosts 6 people (ideal for 2 couples and 2 single people), and has a very cosy kitchen and living room with fireplace. It is extremely quiet and feels secluded. John was extremely responsive and helpful, and supplied us with a big pot and salt and pepper for making soup. He was also very flexible with us checking in earlier/ checking out later. We also had an amazing morning coffee on the picnic tables by the pond next to the cottage, while chickens and little horses were roaming around. I have nothing to criticise here. This place is really good value for money! Thank you John!

  • The pictures for this Airbnb don't show you how big the room actually is... large room, clean and tidy all around the house. People kept the kitchen clean also (two thumbs up) bathroom is tidy although shower pressure was a quite low. Everything was great. Thanks again Jadwiga

  • Spacious room. Comfortable bed. Great tv, big and excellent for room size. Nice clean bathroom with loads of hot water. Parking was a tricky affair, often spaces all taken but not really too difficult as adjacent streets were free. Busy road so quite noisy from early hours plus seagulls in abundance squawking nonstop from 4am until late evening. If your a light sleeper you may want to take these external elements into consideration prior to booking. Loads of drawers and wardrobes for couples. 10 minute walk into town and seafront. Great location really. Book!!

A cosy artist's studio on the edge of the Old Town area of Eastbourne below the South Downs and two miles from the sea. The studio has its own entrance, ensuite bathroom (shower and toilet), built-in wardrobe, tea/coffee, use of microwave and mini-fridge and tiny patio. It's a fifteen-minute walk to beautiful medieval pubs, church and restaurants of Old Town and a 10-minute drive to the seafront, shops and town centre. 10 minutes in the other direction takes you to the South Downs National Park.
It is a unique studio, with a cosy double bed, bespoke wooden shutters, two ante-rooms (one the bathroom, the other a utility room for the sink/microwave/mini-fridge washing machine). The studio can be accessed through a gate at the side of the main house with its own lockable back door. There is also a small private outdoor area with a cafe table and chairs. Plenty of room for cycles and other gear. Whether you are here to explore the sea or the Downs, or just to relax (and perhaps even paint yourself), you will love the Artist's studio.
The Old Town area of Eastbourne is special. Most of the housing is late Victorian and Edwardian and the pubs are much older (the Lamb Inn and St Mary's Church both date from the 11th century). We will recommend our favourite coffee shops and restaurants. You can walk, cycle or drive up onto the Downs (including Beachy Head, Friston Forest and the Cuckmere Haven) and we can point you in the direction of beautiful Sussex villages. Eastbourne seafront is famous for keeping its Victorian grandeur. The beach is popular from June-September. Eastbourne hosts an international tennis tournament in June, Airbourne in August as well a range of conferences, language schools and retreats. Many people choose the Eastbourne area for weddings. We are a 10-minute walk from Eastbourne District Hospital (handy for short stays for medical staff).
  • Fionas studio is lovely and as depicted on the pictures. It’s very well equipped and nicely done up with some welcomed artistic touches. It’s a little out of Eastbourne, 15/20mn to the old town and 30mn downhill to the seafront so having a car helps. It’s ideal to use as a base for exploring the beautiful south down NP! Would stay again for sure!

A beautiful, recently extended & renovated property with ample shared space, hot-tub (which runs in winter months) and secure out-building which can be used for bikes and walking gear. Located within 4 miles of South Downs Way and Eastbourne sea front. I've set bookings to enquiry first as I work from home and like to be here to greet you when you arrive. I tend to reply immediately if I'm at my desk or within an hour or two if not. I am very quiet but equally happy to chat and be sociable.
The room includes a king-sized bed with a memory foam topper mattress, Smart TV, chest of drawers, hanging space, lamps and black-out curtains and blinds. The bathroom is immediately next door, and will be shared with our very clean and tidy housemate but it will be spotlessly clean for your visit. There are tea making facilities in the room, but you are welcome to come downstairs to the kitchen instead if you prefer. You're welcome to eat downstairs in the dining room too. If you're booking for longer stays, I'm happy to share cooking and food etc... we're very flexible here! ;-) Depending on your requirements, we can add breakfast / dinner for an additional fee as well as local pick-ups. Please ask me in your enquiry.
There are plenty of shops locally, or we're 4 miles from the seafront of Eastbourne and there are loads of walking and cycling routes everywhere, including the 'locally famous' Cuckoo Trail. I'm happy to recommend other things to do during your visit if you're here socially.

  • A really wonderful bungalow with direct access to the beach. Perfect for my young family (2 kids under 5). I look forward to coming back with the family again!

  • Divine - 10/10. This place is stunning, a real haven along with being spotlessly clean and modern with everything you can think of included. Jo was a great host, flexible with check in, responded immediately to any questions and left thoughtful touches in the house. We will definitely be back. Thank you.

  • A beautiful relaxing location on a virtually private beach. Even in mid-winter I enjoyed two spectacular sunrises (before rushing back inside to warm-up). The bungalow is immaculate, stylish and surprisingly well provisioned. A few welcoming gifts put a smile on your face and Jo even made an extra effort for my birthday. Wonderful. Fully recommended.

  • If this amazing beech front property comes up on your search and is still available do not let it pass you by. Ivan and I had a fantastic 3 night stay for our mini moon. We needed true time out walks and fresh air. Ivan loves photography so he was out and and about and I had walks and just really chilled out. We took our dog Oreo who loved the beech front access to freedom and running meeting and playing with the other dogs. Jo and Joe are amazing hosts the property is better than the photos and when we arrived the additional special touches to welcome this newly married couple will be in our memories for life. Don’t let this little gem pass you by.

  • Storm Dennis tried to ruin our weekend away but we still had a lovely time and enjoyed our stay. The view was amazing especially for storm watching and we had everything we needed to make our stay comfortable.

One of five beautifully refurbished seafront apartments. Perfectly located opposite the beach and just a short stroll along the promenade to Eastbourne's famous pier, theatres and town centre. All apartments are ensuite, have a private kitchen, comfortable living area, flat-screen TV, DVD player, DAB radio and there is excellent WiFi too. Beds are fully made up using professionally laundered, crisp white bed linen, sumptuous mattress toppers, cosy duvets and guests have a choice of pillows.
Beachside 3 is a beautiful seafront apartment where you can lie in bed and listen to the waves and curl up on the sofa to take in the amazing panoramic views of the sea and the East Sussex coastline. The kitchen-diner has a balcony where you can have breakfast overlooking the beach and the stylish, double bedded sitting room, with its high ceiling and large stained-glass bay window, is the perfect place to relax and unwind. The kitchen has an oven, grill, hob, microwave, fridge-freezer, toaster, kettle and all the pots, pans and crockery that you will need. The living area has a 32” flat-screen TV with DVD player and there is a free DVD library should you wish to have a cosy night-in and watch a movie. The bed is a double with a good quality mattress, sumptuous mattress topper, a cosy duvet and a choice of pillows. Our apartments are the perfect choice for seaside getaways, family holidays and for anyone working or studying away from home. They have all been designed to comfortably accommodate two people but children and additional adults are very welcome to stay as well. For a small charge we can prepare a Jay-Be fold-away bed, with extra linen and towels, for a third person.
What can we say, we love Eastbourne and that’s coming from two born and bred Londoners. You just need to step outside our front door and you are presented with a panoramic view of the East Sussex coastline. But there is far more to Eastbourne than just its wonderful beach, famous pier, tennis tournament and air show. The Towner Gallery, five theatres (and a bandstand) means there is always something on and throughout the year Eastbourne hosts contemporary art exhibitions, West End musicals, plays, ballet, comedy acts and live bands. For the more adventurous, we are nestled on the edge of the South Downs National Park and Beachy Head, so there are plenty of coastal walks, country rambling and cycling routes to discover and something for all ages and abilities. With so many visitors, Eastbourne has lots of great restaurants and bars that cater for all budgets and tastes. Do come and speak to us as we are always happy to share ‘local knowledge’ on where to find the finest curry, the best cocktail, or even the fish and chip shop that we locals use; and no, it is not Harry Ramsdens on the seafront!! When you do want to cook, there is a local Sainsburys just around the corner, a huge Tesco Extra supermarket less than a mile away and every other major supermarket within a 2-3 mile radius, all of whom can deliver to our address if required. Eastbourne also holds a weekly farmers market, continental markets along the sea front, and there are some excellent farm shops on the outskirts of town.
  • Myself and my husband went to Eastbourne for a long weekend, we had a great time at Emma and John's apartments. The location was perfect with great views, the place was stylish and very clean. Emma was welcoming and lovely and was always easy to get in touch with and made us feel very at home. We would definitely recommend :) thanks Emma and John again x

  • Great stay, phenomenal view of the sea and sunrise from bed! Very clean and tidy and everything you need for a short break! Good location too!

  • John and Emma were very welcoming. The flat was well set out and the view from the living room as amazing especially on sun rise and sun set. The bed was particularly comfortable and everything was spotlessly clean. Everything was as we expected from previous comments.

  • This was a lovely flat in a brilliant location literally on the beach front and only a 10-15 min walk from the town. The views are incredible! It had everything we needed and was a very comfortable stay. We’d highly recommend to anyone looking for a perfect beach apartment.

    Jade2019-05-26T00:00:00Z
  • When we booked the apartment we loved the look from the photos. When we arrived it was even better than anticipated. A warm welcome from John and then walking into the room to see the view out to the beach and beyond was a great start. The apartment had everything we needed (including for cooking), and the bed and furniture was very comfortable. Sitting and looking out to beach and sea from the apartment was so relaxing. A fantastic apartment for a short or longer break. Great location, lovely apartment and very welcoming hosts.

Victorian house modernized located walking distance to town center and seafront. This house was built in early 1900s. It was recently renovated with modern touch in interior design and new amenities. You are welcome to use the garden area which is accessible through the backyard back door. Enjoy your stay!
  • Thank you Jadwiga, it has been a very pleasant stay. Right from the outset, communication was good, while she was abroad. The room was immaculate and so was the entire property. Although in downtown Eastbourne, it is a 5 minute walk into town and the Train station with many shops around, should you need anything. The property is situated on a very quiet street. I had to make some amendments and Jadwiga was very accommodating, with extending my stay. Thanks again for being so helpful and I highly recommend staying here

  • Wonderful hotel, with a beautiful view! The breakfast is from 8-9am even on Sundays, so I didn't go, but that was fine, I went elsewhere instead, there are lots of opportunities. The windows are very old so the wind comes in but there were two heaters in my room I didn't get cold. Very nice hosts, tried to give me the best room available, answered all my questions. Checkout until 11am was easy and fast, too. I would definitely recommend this place!

  • The thing that keeps me coming back here is the friendly family service. Nothing is too much trouble.

    Julie2019-09-28T00:00:00Z
  • Very good for the money. It was cheap! Everything is a bit dingy, like a real seaside B&B, but I liked the honesty and safe, friendly atmosphere. Large dining hall, big reception and a snooker club. Very polite and helpful staff. The bed linen was white and clean, clean shower and wc- fantastic to be private....and the VIEW was spectacular. I lay in bed looking our across the early morning sea. Beautiful.

  • The room was at the back of the building with no sea view. Actually, I liked it being at the back because it was very quiet but a shame about having no sea view. The cleaning was OK, and the towels and sheets were replaced ,but the carpet was not hoovered, as far as I know. To be frank the cleaning could have been a bit more thorough. The bathroom was modern with nice new tiles although I would say the standard of finish left a little to be desired. For example a large smudge of grout was left on the tiles near the sink-entirely unnecessary and it could easily have been wiped off when the work was done. Small splashes/spots of white paint are visible on the door because it was not covered when the room was painted. Minor gripes, of course, but entirely avoidable for no extra cost. There was no soap holder or grip in the shower, which made it necessary to leave the shampoo and soap on the floor of the shower. Again, for very little expense a soap dish and a grab handle could be fitted in the shower, making it safer and more convenient. There was no bedside table or cabinet, although there was room for one. This made it difficult to put things at the side of the bed and again for minimal expenditure a small cabinet could have been put there. The room was fairly small with a double bed but was really suitable for one person only. I think the total floor space, including the shower room and internal cupboard was about 150 square feet, or about 12 by 12 feet. There was one armchair only, with no other chair. One small table was there for the kettle and sachets of coffee and tea. All in all, it was OK for the price, although perhaps a little expensive for what it was. The service at the hotel was friendly and helpful . The decoration and carpets of most of the communal areas was rather tired, with some worn areas of carpet-not dangerous at all, but rather threadbare in places. I would stay there again, but I think I'd shop around a bit first, as I think for a little more money a better deal can probably be had.
