How to set your prices on Airbnb
Airbnb gives you access to hosting tools and millions of guests to help grow your business. You always control your pricing, and you can change it anytime.
Pricing on Airbnb
As an established professional in your field, you understand the importance of providing high-quality services at competitive prices. Here are some factors to account for when you set your prices on Airbnb.
- Similar services: Browse Airbnb and other platforms for services like yours to see what other hosts are charging.
- Introductory pricing: Consider starting with a lower price to attract your first guests on Airbnb. You can make changes as you build your brand and reputation with positive guest ratings and reviews.
- Airbnb fee: Account for the service fee that Airbnb charges hosts for each booking, which you’ll see when you set your price. The fee allows us to provide hosting tools, offer 24/7 customer service, and reach millions of guests with Airbnb Services.
Setting different prices
Adding offerings at entry, standard, and premium prices gives guests more options and can help you meet your earnings goals.
Your price should reflect the format, complexity, and uniqueness of each offering. For example, a photographer in the US could provide a half-hour session that costs less than $50 USD, a personalized portrait session that costs between $50 USD and $150 USD, and a family session that costs more than $150 USD.
Guests looking for services on Airbnb will see your lowest price in search results. An entry offering can help attract first-time guests and generate interest in your other offerings.
You’ll have the option to charge a price per guest or a fixed price. This will apply to all your offerings.
- Price per guest: Your price for each person includes all fees and gratuity. You can also set a minimum price per booking. Note that a lower price might attract more guests and lead to higher revenue. In the US, for example, 4 guests booked at $60 USD each totals $240 USD, while 8 guests booked at $45 USD each totals $360 USD.
- Fixed price: Your total price includes all fees and gratuities for any number of guests, up to the maximum you’ve set for the offering.
Adding discounts
A great way to keep your price competitive is to offer discounts for different types of bookings.
- Limited-time: Offer 5% to 50% off your price for 30 days to entice your first guests to book.
- Early bird: Give 20% off to guests who book more than 2 weeks in advance to appeal to guests who plan ahead.
- Large group: Add a group discount to reach your maximum capacity faster.
Your discounts apply each time a guest books the service. When you add more than one, the guest gets whichever discount results in the biggest savings. They can’t receive multiple discounts on the same reservation.
All hosts, photos, and listing details must meet the standards and requirements for Airbnb Services.
