Upgrades to help you manage and grow your business

It’s easier than ever to stay competitive, price smarter, and communicate efficiently with Airbnb’s latest upgrades to hosting tools. We’re also introducing features to help guests discover listings they might have otherwise missed and allow them to reserve with $0 at the time of booking—at no extra cost to you.* You’ll see these upgrades in your app starting now, with others available by early next year.

These tools help you maximize earnings and avoid last-minute cancellations. 

Dynamic cancellation policies: Set different cancellation policies for specific dates—like holidays or off-peak seasons. You could consider offering a more flexible cancellation policy in your slower months to attract guests, but keeping your standard policy during peak season.**

Improved price tips: Get price tips for dates up to a year in advance and adopt all tips in just one tap. Price tips use attributes of your home—including location, amenities, and past bookings—plus the latest prices for other homes in your area.**

Trip price previews: See what guests would pay and your estimated earnings when you edit your nightly price for one or multiple nights.

Connect with guests by sending new video messages and host recommendations.

Video messages: Help guests understand your place by sharing videos in messages. You might send a property tour to guests ahead of check-in, or add a BBQ grill tutorial to your welcome message. 

Host recommendations: Easily send a digital card highlighting your guidebook or an Airbnb Experience or Service right in your messages, in just a few taps. You can also add a link to an experience or service, and your guests will see a card with the recommendation.

Starting next year, get easy-to-read graphs on your earnings dashboard to better understand listing performance.

Updated earnings dashboard: View earnings trends year-over-year and compare seasonal performance in an all-new tab. For example, see how your earnings last November compare with expected earnings this November.***

Two calendar upgrades help you stay on top of your schedule.

Blocked night notes: Now you can add reminders to blocked nights and see at a glance why you blocked that time in the future. 

Shortened currency display: Any long nightly prices will be shortened on your calendar. For example, $35,103.42 Colombian pesos will appear as $35.1K. 

Guests can now access more ways to pay and smarter searches.

Reserve Now, Pay Later: Guests have the option to reserve an eligible stay and pay $0 at the time of booking. This has no effect on your payout schedule. More flexible options for guests may also lead to more bookings for hosts. Over 60% of guests opted to use this payment option at checkout for eligible bookings.****

Smarter search: When searching for a stay, guests see more options for homes just outside their search criteria. For example, we’ll show homes with similar prices or different amenities, or stays in nearby cities for less, helping guests find great options they might have otherwise missed.

Improved maps: Maps now let guests view nearby landmarks, attractions, restaurants, and more. Guests can tap on key landmarks to see a summary and the travel distance to a home they’re viewing or have already booked. Later this year, guests can toggle between different map views, including satellite, street, and transit, based on their preference.

*Reserve Now, Pay Later is available to guests in the US and will become available to select guests globally beginning today, with broader availability expected early next year. Reservations paid in Brazilian Real (BRL), Indian Rupee (INR), or Turkish Lira (TRY) are ineligible.
