Situato in una piccola via ad accesso pedonale, gode perciò di una calma e di una tranquillità uniche, pur mantenendo la vicinanza alla città e al lago, raggiungibile a piedi in pochi minuti. A pochi minuti a piedi la funicolare Como-Brunate, i ristoranti sul lago, il lido di Viale Geno e il centro città.
