  • Louise was a wonderful host; she met us on arrival and gave us tips on local walks, but then gave us space to enjoy her place. She also left some wine in the fridge for us! The place itself is warm, cosy and tastefully decorated. The location is great for walking but can be challenging if you don’t have a car. It’s located on a main road that isn’t suitable for walking on - so getting a taxi to/from the train station was essential. Would recommend!

**WE WARMLY INVITE YOU FOR A LONG STAY ON THE EDGE OF THE ASHDOWN FOREST. CONTACT US FOR OFFERS** Our beautiful 4-bedroom Chapel is situated on the edge of the Ashdown Forest. Perfect for couples or friends who want a taste of country life with walks in the woods directly from the front gate. Spend nights by a roaring fire or soaking in the hot tub under the stars.
The 19th century Chapel has been stylishly designed by one of the partners, Sally Bourne Interiors of Muswell Hill, London, using luxury Farrow & Ball colours and a mix of modern and original features. With a large entrance hall for coats and shoes, downstairs there are 4 cozy double bedrooms. Each room can be made up as a super king or twin share with two single beds. All the beds have luxury natural mattresses, pure French linen sheets and duck down duvets and pillows (the latter with luxury cotton hypo-allergenic protectors). You'll find 2 separate toilets in the lobby and 2 bathrooms with toilets, baths and in-built showers. A sweeping wooden staircase takes you up to the first floor and the open plan kitchen, dining and living room. The kitchen has a gas hob & oven, fridge, dishwasher and pantry cupboards stocked with the basics. The dining area seats 8 guests. At the far end of the living room, a large wood burning stove is perfect for cosy nights in. The Chapel has wifi access with booster to cover the entire building and TV is digital with Amazon fire stick. The garden features a 6-8 person hot tub, a hot outside shower and a garden table with umbrella that seats 8. You have full and private use of the Chapel and are welcome to spend time in the Chapel garden and hot tub. We live in the adjoining and adjacent properties, so you will occasionally see us around. In respect of the other residents and of our neighbours, the hot tub is available from dawn to 10pm. We love the tranquillity of the forest and that's why we live here, we therefore ask that music is not played outside of the Chapel at any time. The Chapel is in a lane, just off the A22, which makes it very accessible from London and the South Coast. You can hear some traffic noise upstairs or in the garden during rush hours, but evenings are peaceful and the sounds of the hooting owls in the forest take center stage.
Providence Chapel sits right next to the ancient Ashdown Forest, an area of outstanding natural beauty. It's a 15 minute walk into the village of Forest Row. It is 3 miles from the local train station of East Grinstead with bi-hourly connections to London Victoria (approx 1 hour), 20 minutes from Gatwick and 45 minutes from Brighton. The idyllic village is home to local shops, pubs, restaurants, craft fairs and art exhibitions. It’s an alternative beacon with the Michael Hall School (one of the longest established Steiner Schools in the UK) and Emerson College, providing adult education and learning that integrates the spiritual, social and practical dimensions of life and work. There are 2 award-winning biodynamic and organic farms - Tablehurst Farm and Plaw Hatch Farm - which both have cafes and shops where you can buy organic produce. In the heart of the village, the Cyrnel Bakery provides daily freshly baked organic breads and cakes, and The Seasons health food shop offers a range of organic produce. There are many local stately homes to visit, including Standen house. The beautiful Wakehurst Place is worth a visit as well as Hever Castle. For families (and big kids!), just 10 minutes away is Pooh Corner, where you can visit Piglet’s Tea Room and Garden and get your ‘Pooh-phernalia’ in the shop. The Bluebell Railway and Sheffield park are nearby. For the keen golfers, the Royal Ashdown Forest Club is 1 mile from the village. For the sailors, Weir Wood reservoir and sailing club is a mile and a half away. There are regular events such as country shows, antique fairs and car boot sales in the surrounding area.
  • Wonderful second stay at the chapel. Lien was very accommodating, excellent communication and the little touches in the chapel are great. Hot tub, fire and comfy beds are all perfect!

  • Lien’s place is stylish, spacious and very comfortable. We really enjoyed the space, particularly the hot tub, which looks brand new! I made an error with the original booking and Lien was really great in helping me to get it sorted. We would definitely stay again.

  • The chapel is the perfect mix of spacious and cosy, luxurious and relaxed, stylish and simple. Lien was really helpful with our booking, sorting extra table settings for our family gathering. We arrived to a lit fire, freshly picked flowers, eggs from the hens and other little extras. We hope to return.

  • A fabulous place and a really warm welcome. Highly recommended. The hot tub was perfect. The place was immaculately clean with some eggs and Prosecco as welcome gift was such a nice touch. Loved exploring the area.

  • We had a wonderful minibreak at the lovely, stylish Providence Chapel. Loved everything about our stay: wonderful host; thoughtful extra touches like the fresh bread, wine, eggs, etc; very comfortable beds with feather pillows, duvets & linen sheets; the splendid twice-daily hot tub relaxation; perfectly located, near the forest and also easy to find; fabulous sitting room space for a sociable family get-together, including the cosy wood burning stove. I would highly recommend this accommodation and hope very much to stay again in the not-too-distant future.

    Catherine2019-10-28T00:00:00Z
  • We had a brilliant weekend at the chapel. Lien has made an amazing job of refurbishing & renovating the property to a high standard & it is beautiful. We were all very comfortable & really appreciated the extra touches such as fresh eggs & home-baked bread. We would definitely visit again & recommend the venue as a lovely place for a small group looking for something a bit different & luxurious. The hot-tub was a huge hit! Many thanks to Lien for her hospitality!

Peacefully set in over 4 acres of beautiful Victorian gardens with views over rolling English countryside, the Bothy is a private, homely standalone dwelling in a pretty courtyard setting. Spacious, comfy and characterful with shower room & kitchen/dining areas to enjoy breakfast. Just 5 mins from M23 & Balcombe/Ardingly & 15 mins to Gatwick. Quick easy access to London & Brighton. Great walking and close to Wakehurst and other famous gardens. Wifi & Freeview TV. Tasty homemade cake on arrival!
The Bothy is a light, clean, airy and quiet south-facing studio apartment over a large garage outbuilding, the east facing wall of which dates back to Victorian times when it formed part of the façade of a historic manor house which sadly burnt down in 1939. An earlier 17th century house on the same site was home to the Balcombe family after whom the village was named. They subsequently emigrated to America. The Bothy forms part of an attractive courtyard drive with our house adjacent and looks over the beautiful Victorian gardens in which we hope you will find time to relax and enjoy. The gardens offer breath-taking views across the valley towards Balcombe village and beyond. There is plenty of secure parking right in front of the building. The Bothy has its own private front door which opens into a small hall with stairs up to the accommodation. There is a good-sized separate shower room with loo, basin and plenty of toiletries and soft towels. In addition to the comfy king size bed with large end drawers for clothes storage there is a surprisingly comfortable single sofa bed. There is a cosy sitting area and a small dining table and chairs, a perfect area to work or enjoy your breakfast. A small wardrobe with shelf and hanging space offers more storage if needed. There is a kitchen area with a characterful dresser where crockery, glassware and cutlery is stored, as well as cereals, breads and a large variety of teas and coffees - including freshly ground coffee and a cafetiere. A half-size fridge contains fresh milk and orange juice, a selection of breakfast breads, butter and a range of delicious homemade jams (from fruits grown in the garden. There is a microwave, toaster and kettle - everything you need to prepare a delicious breakfast. The Bothy has a hairdryer, a steam iron and an ironing board. There are two wonderful old heirloom trunks full of games and puzzles for you to enjoy on that rainy day or quiet night in. There is a bedside digital radio and a 32" LCD TV, a humax freeview box and wifi. In addition there is a 5.1 surround sound cinema audio system with HD projector, Blu-ray player and airplay connectivity - this is available by prior agreement (and a bit of training from my husband!)
The Bothy offers peace and tranquillity in a truly beautiful rural setting yet it is only 15 minutes from Gatwick airport and with Balcombe station close at hand you can easily travel by train, whether it be up to London (40 minutes) or down to Brighton (25 minutes). A car is recommended, however. We are in the heart of an Area of Outstanding Natural Beauty where wonderful walks are in abundance right from your door. Wakehurst Gardens (part of Kew Gardens) with the famous Millennium Seed Bank and the village of Ardingly with the South of England Showground and reservoir are all close at hand to the east, with Balcombe lake and the beautiful surrounding rolling countryside to the west, interspersed with many well-maintained footpaths. The large-scale maps in The Bothy will help you to explore this wonderful area and to plan any good walks but we do ask that you do not take them with you.
  • I’ve stayed in this lovely property before. It’s very clean, comfortable and peaceful. Rosie is a lovely host and the amenities are great.

    Joanne2020-03-12T00:00:00Z
  • When I left today, I was a little bit reluctant. Rosie's accommodation was very warm and warm. My daughter and I loved a variety of cereal breakfast, milk, juice, bread! And delicious jams of every taste! Everything! Rosie has a large garden, cute 2 dogs, my daughter will run around the garden with the dog. During the stay, Rosie gave us a lot of help and made us feel at home in a foreign country. Thank you very much Rosie! Next time you come to the UK, you will definitely come to see you! love you!

  • Great place for a weekend away. Self-contained accommodation, with fantastic views of the surrounding countryside - as well as large comfy bed, sparkling clean shower room and breakfast provisions provided. Lots of lovely touches, such as fresh flowers in the room. Warm welcome from our hosts. Highly recommend.

    Anna2020-03-01T00:00:00Z
  • Rosie and her loft are absolutely delightful! We were welcomed in the rain with offers to assist with luggage, only to discover homemade cake and a number of special touches to make us feel welcome. Once the rain cleared, we enjoyed walking around her property's beautifully landscaped gardens, which includes Sussex's majestic oldest cedar. What is so incredible about this peaceful country retreat is its close proximity not only to pubs & beautiful scenery, but to Gatwick airport. I can't imagine a more pleasant place to stay before a trip, and will certainly be bookmarking Rosie's place for future trips.

A former gamekeeper's cottage on the Sheffield Park Estate (now National Trust Gardens). A charming bolthole boasting a Clearview wood burner stove to keep you cosy in the winter, 18th Century print wallpaper, newly fitted kitchen and bathroom, TV and Wifi. Please look at our new venture on Airbnb Wagon in the Woods as well.
We converted the lodge over a number of years - carefully choosing the wallpaper (which is from America, using a print of the 18th century). It really lends itself to a cold winters - please bring your own wood & kindling etc for the fire
We are in an Area of Outstanding Natural Beauty - just over an hour from London (Haywards Heath train station) - and 1/2 hour to Brighton. There are two fantastic pubs in the village of Fletching - which is a 35 minute walk. The Griffin Inn and The Rose and Crown. The South Downs National park is a 15 minute drive - and the historical town of Lewes is 25 minutes. Sheffield Park Gardens neighbours our land and The Bluebell Railway is also in easy walking distance. Forest Row offers a cycle hire facility www.forestrowhire.org - where there are cycle paths.
  • What a wonderful place to spend a relaxing weekend in! It is so beautifully decorated, cosy and comfortable, and the wood stove is such a great bonus! We loved our stay there and would definitely go again!

  • What a lovely, cosy little cottage! It is in a beautiful location. Sally was very helpful and on hand if we needed her, she gave us advice on where to eat in the area. Sheffield park is just round the corner, we hadn't been before, it was amazing. We ate at a couple of local pubs, the food and service was very good. We hope to go back soon.

  • Lovely little lodge. Fireplace was very cosy and easy to use. Nice location. WiFi was brill. Kitchen was good, nice little dining area. Lovely, friendly dog on site, the family seem lovely too. All in all, would recommend this place to those looking for a quiet escape.

  • Great location to explore all that’s on offer in the area! Such a warm and cosy place to stay that this was our third trip here and I’m sure we’ll be back!

    Hannah2020-02-16T00:00:00Z
  • We had a weekend escape to the cottage. It is situated next to their family home (about 10m apart) and surrounded by woodland. Sally was accommodating of our late check in and very swift to respond to messages. The cottage is cosy, and having a bath and fire is an extra special treat. As previously noted, the toilet can be a squeeze if you are broad of shoulders. It is in a great location to explore East Sussex (if you have a car). We went to Sheffield Park and Garden which was a lovely place to walk about. The Griffin Inn was a cosy pub close by - on the more expensive side but the food was amazing and great views from their beer garden. Lewes is a 25 min drive away and we spent time exploring the castle and Barbican House Museum.

The bedroom has a king size bed and there is also a toddler bed/cot for those staying with a small child.
Ardingly has two local pubs, a post office, coffee shop, bakery and Chinese takeaway. The South of England Showground is a 10 minute stroll and Wakehurst Place is a 20 minute walk or 5 minute drive away. There is a water sports centre at the local reservoir and The Bluebell Railway is close by. Haywards Heath is 10 minutes away and has rail links to London (45 minutes) and to Brighton (20 minutes). The cottage is perfectly placed to explore the whole of Sussex and the surrounding counties.
  • This gorgeous cottage was the perfect spot for a much needed getaway. The decor is warm and cosy, there’s plenty of space and a real kitchen- not just a microwave and kettle! The location is ideal for local pubs and walks but also for exploring further afield to London or Brighton. It was spotlessly clean and so easy to keep warm with central heating and a fire. We will certainly visit again! Ed was an excellent host with quick and clear communications, and gave us space to just enjoy our time away. Thanks Ed!

  • What a little gem, in the beautiful Sussex countryside. A very comfortable cottage with its own garden & an added bonus of a log fire for the cold evenings. Will mention stairs to the 1 bedroom are on the steep side for those with mobility probs. Otherwise a cosy, very clean, well equipped & especially comfortable cottage. Ed is there if you need any help. But we liked it as were left to let ourselves in to discover & were able to relax. Thank you! We'd love to visit again!!

  • The cottage is cosy, very clean, authentic and modern at the same time! The fireplace made the experience even better! It was a pleasure to stay there and we highly recommend it! Ed was very welcoming and approachable! PS Ardingly cafe is 2mins walk from the cottage - a nice place for breakfast!

  • A spotlessly clean and cosy cottage. Would highly recommend.

    Annette2020-03-04T00:00:00Z
  • Such a pretty little cottage; a cosy home away from home with everything you could need.

    Barbara2020-02-29T00:00:00Z
  • A really quaint cottage in a perfect location. Close to pub, an excellent Chinese takeaway, bakery and post office selling essentials. The bed is super comfortable. Parking is on road but we found a space easily and there’s a free car park nearby if you prefer. Some low doors so watch your head. Bring milk and other essentials or go to post office. Great communication from host. Overall we loved it.

    Graham2020-02-16T00:00:00Z
  • You will be pleasantly surprised!

    Neil2020-02-11T00:00:00Z
  • A lovely cottage, that feels like home from home. Walking distance to pubs, a bakery and shops. Real fire is a real treat in colder months. Lovely for a weekend break, that’s super close to Gatwick, Brighton and London. Highly recommend.

Garden Cottage annexe forms part of a charming 16th century cottage situated on the edge of the Ashdown Forest in beautiful East Sussex. There are country walks from the door of the annexe, and a bus stop at the end of the drive taking you to Brighton or to Tunbridge Wells. Nearby is a post office and store, pub, farm shop and cafe serving local and organic produce. Uckfield is 1.5 miles away and provides a larger range of shops restaurants and services.
The annex comprises a comfortable bedroom with double bed, a wardrobe and chest of drawers. We can also provide a single bed if required. There is a cosy sitting room with a TV and a wood burning stove. The beamed ceiling is quite low and any guest over 6 feet tall may have to duck! The kitchenette is in the conservatory and comprises a basin and taps, cupboards, microwave, fridge, kettle and toaster. There is a modern shower room. We provide a welcome pack of breakfast items in the fridge, plus tea, coffee, sugar etc, and some logs for the wood burner. Outside there is a small patio area with a table and chairs. This has views over the fields and fairy lights in the pergola (light switch in the side passage).
Five Ash Down is a quiet hamlet one mile north of Uckfield. It is close to the Ashdown Forest, Brighton, Severn Sisters Country Park, Drusilla’s zoo, Bluebell Railway Line, South Downs, Lewes, a lama park, the Winnie The Pooh Bridge, mountain biking at Bedgbury pinetum, and numerous National Trust properties.
  • We had a lovely time and enjoyed the gorgeous cabin, it’s location and Karen’s thoughtful touches including a birthday cake for my partner thoroughly, and we are very appreciative of the experience. Alongside cleanliness the place was also perfect for its amenities and breakfast package. Check-in and arrival was easy, and Karen was welcoming & kind as well as quick & efficient with communication. The bed is the most comfortable I have ever slept on, we were truly able to relax here. Would love to return. Thank you!

  • WOW! This place was absolutely beautiful, we didn't want to leave! Lovely location, it was so quiet and peaceful. Karen is a great host, both with her welcome to check we were settled, and with the wonderfully thoughtful touches and amenities she provides. The kitchen and bathroom were well stocked with everything you could possibly need, even down to the provision of tampons/pads. Very comfy bed too, which meant we were well rested. Thanks for such a wonderful stay!

  • Fab location. A beautiful little hideaway near Ashdown forest. Karen provided useful information for the area, and we were surprised to find some breakfast supplies and other little touches. The log fire was a big hit for us!

    Gwen2020-03-01T00:00:00Z
  • Really lovely, cosy accommodation. The thoughtful touches were above and beyond any place I've stayed in before. Everything was spotless and it's in a great location for exploring the area. Dot the rescue pooch is super cute too.

  • Karen’s annex was beautifully decorated and very cosy! Karen has left us some breakfast and lots of little thoughtful touches - things for the dog and the breakfast treats and Prosecco were very much appreciated!! There were some lovely walks for the surrounding area that Karen had provided instructions on that we wish we could have done if only the weather had been kinder. Would love to come back in the summer sometime. Thank you again!

    Helena2020-02-16T00:00:00Z
  • The accommodate is spotless and in a great location. Sadly didnt have the chance to visit the local pub which is literally a few doors away. Amazing little touches such as providing breakfast.

  • My stay at Joanna’s was lovely! I had just started a new job in the area and needed somewhere to stay while waiting for my own place to be ready, and Joanna’s home was perfect. Good location, lovely house, and great hospitality. I had access to everything I needed, and the freedom to go in and out as I pleased. Joanna was very friendly and I really enjoyed chatting to her and other guests of an evening over dinner or just about the house. I felt very welcome and very much at home. Travelling alone I was a little nervous but I felt safe and comfortable in Joanna’s house. The room was cosy, had what I needed for the few nights I was there, and it was the perfect space to relax in before sleeping. I’d happily stay with Joanna again and would definitely recommend her home. :)

The annex is a self contained bright and quiet studio with its private and secure entrance. Close to the main house, so we are not far away for help and advice. We are situated in a very beautiful spot of Sussex, next to Ashdown Forest and only 20 minutes from Gatwick. We are only 3 miles away from the center of the charming market town of East Grinstead.
Our guests will be able to enjoy and relax in the large garden near the pond to watch the moor hens, meet our horse or our little Bichon. The studio has its own kitchen with a fridge and a proper cooker so no need to dine out every night. Our guests can even borrow our bbq should they wish to. There is a large picnic table on the ground with a superb view on the fields around.
So much to do and visit on our door steps (The Blue Bell railway, Arts and Crafts Mansion Standen National Trust, Wakehurst botanic garden and country estate, Churchill home Chartwell, Hever Castle, seat of the Boleyn family...) Plenty of lovely walks to do in Ashdown Forest and the Downs.
  • Great location, if you want peace and quiet this is the location to choose. Was very clean and couldn’t ask for any more than what was provided to us!

  • This place was absolutely beautiful and totally spotless, even a mini heater for a chilly night. Fresh towels and more kitchen gadgets than we know how to use. Staying here really helped make our holiday special.

    Grace2020-02-18T00:00:00Z
  • This is a self contained studio in a countryside area 8min from Forest Row. The main advantage is the independence. You get a separate entry, your own little kitted kitchen and private bathroom. This meant that I could save money on eating out too much ( breakfast not included ) . The little downside is that three large walls are exposed to outside and the heating is a bit 'improvised' hence not terribly warm this time of year, but with good will and extra radiators becomes really comfortable. Katherine is very welcoming and quick to respond. It's always wonderful when you have host at the other end which is helpful and accommodating giving you that extra sense of safety away from home. Thank you.

    Domnita2020-02-14T00:00:00Z

Our light and airy guest annexe is a welcome retreat. Bordering the Ashdown Forest, 15 minutes from the nearest main line station, an hourly bus service connects with the station and local towns. The Bluebell railway has a station a short distance from the village. We are surrounded by many beautiful walks. Places of interest include a number of National Trust properties / gardens such as Sheffield Park and Standen, Kew's Wakehurst Place and the South of England Showground in Ardingly.
The accommodation built in 2015 has it's own entrance, it is adjoined to the main house by the kitchen spaces which have a locked door between when guests are staying to provide privacy. The kitchen area has a kitchen sink, microwave, small fridge and toaster, washing machine and tumble drier. The main living area is very spacious, providing lots of room for a double bed, eating area and chairs for relaxing / watching TV. We have a full size single bed that is put up should separate beds be required. There is a travel cot and travel high chair available. The ensuite has a rainfall shower with alternative power shower head if preferred. French doors open out on to the garden. We have four lovely Pekin chickens and one guineapig in the garden.
The village is unspoilt with a picturesque village Church dating back to Saxon times. Prime minister Macmillan is buried here; lovely local walks take you past some beautiful lakes. In the village we have a shop and two great pubs. There are a number of other eateries in nearby villages and larger towns such as Haywards Heath, Uckfield and East Grinstead. There is a very good Chinese Takeaway in nearby Ardingly.

  • Louise’s guest house was a lovely stay. She greeted me upon arrival and had stocked the kitchen with jam, butter, milk and a nice loaf of bread. The garden also has lovely chickens! But the stay was overall lovely, very clean guest house and wonderful hospitality!

    Georgina2019-11-23T00:00:00Z
  • We stayed in Louise's place for one night, when visiting our daughter. Our daughter spend the time with us and the second/single bed is definitely big enough for an adult. The room is brilliant, sparkling clean and with enough space and comforable chairs to spend quality time together. It is a quiet village, but close enough to all amenities and a few good pubs to choose from nearby. We walked 5 mins to the local pub for a lovely evening meal. Louise also provided a delicious bread, jam, milk, coffee and much more, with which we sorted out an easy breakfast. Thank you Louise!

    Carina2019-11-17T00:00:00Z
  • A hidden gem, literally. Tucked away in a beautiful village is this spacious and spotlessly clean space. It is roomy and very well appointed. Your host, Louise, has taken so much care with the design and layout. Little touches like breakfast supplies and bread & butter waiting on arrival were superb. So welcome when you arrive late in the evening as we did. Thank you for all of the local information and advice.

Our home is just under 200 years. It can be a dusty house, if anyone is expecting a modern home this is not it. We are not a hotel but enjoy meeting people of all cultures. We respect your privacy. The bedroom does have personal items in it such as children’s stuffed toys. As we close down for summer due to visits from family. We like people to feel at home when they stay.
We have pets three cats one dog. Two runner ducks and three chickens You will have use of kitchen if you wish. This is a family home. We like our guests to feel at home. Please note we are not a hotel.
We live on a private road which we own. But there are another 8 old houses on this Road. Which by the way is unadopted. Everyone looks out for each other. My husband has lived in this house for over 40 years. It is old and dusty. But everyone that visits loves our home. It appears to have a calming affect on visitors.
  • As described on the box. But with something super extra warm welcoming caring and generous. The fabulous hosts. Great conversation full of charm. Well worth a visit to Annelly's.

  • We came here for a mini Christmas break before the big day and couldn’t have been happier with our stay! Instructions on how to get there were clear (it’s very rural!), and place itself was spacious, spotless and bright! Hailey was a lovely host who was happy to let us settle in once we knew the basics, but was on the end of the phone should we have needed her and checked in on us by text throughout our stay - she also provided us with a great tip for going to the Wakehurst Glow Wild event which we loved! The kitchen was very well equipped, which was important to us as we wanted to cook a mini Christmas dinner and we were able to with ease - plus the fresh eggs from the farm she gifted us were incredible and really the cherry on top of this amazing stay!

  • A beautiful space, set in the most tranquil of locations, absolutely perfect for a weekend get away. Hailey and Martyn were fantastic hosts, great communication, met us on arrival and ensured we had everything we needed. I’m sure we will return.

  • This quiet, comfortable space set amongst beautiful gardens is the perfect retreat after a day of sightseeing. Highly recommended.

  • Martyn was a great host to us. His B&B and entire property was very well kept and everything works. We love his dog, peacocks, canaries & diamond dove (not to mention, all the other wild birds that came to his farm), rams, sheep, geese, chickens and the wonderful garden of fruits and vegetables. My daughter was especially impressed by his compost area as she is into recycling and sustainability. Ask for a guided tour so that you can understand more about his farm. In addition, his breakfast hamper with home-made bread and butter, jams and honey were delicious! And the fresh eggs from your chickens......best to eat it soft boiled.

We are nestled in two acres of private gardens and woodlands also being so close to must see places like Bluebell railway and Sheffield park gardens.Lewes (20 min dr) Brighton (30 min dr) and London (1 hr dr) we are also only 20 min from Gatwick. We have a horse, pony and at last count 10 chickens and a friendly cockerel. The studio has a separate entrance away from the main house and is a self contained apartment with a double bed, kitchenette and lounge area.
A relaxed and friendly enviroment with lots of surrounding space and gardens.Although wi fi is offered this service can be intermittent due to our rural location. Please note when using sat nav that when it says "Destination on right" we are actually on the left! same for "Desti nation on the left" we are on the right!
We are semi rural but within reach of many great pubs and attractions.
  • Spacious and peaceful. All the mod cons and a great location to gain access to all of Sussex.

    Kerry2020-03-16T00:00:00Z
  • The property is comfortable, cosy and stylish. It is very quiet and quite often the only noise you can hear is the rustling of the trees. Being from the city this is a novelty and exactly the kind of place I was looking for to relax while working away from home. It is well equipped and gives all the comforts of home in a well thought out space. Hugh was quick to respond and answered any questions I had, however, the information pack included has everything you will need for local food and pubs, medical emergency, local tourist sites etc. You could literally turn up here with no plan and be certain to find lots of exciting things to do. On arrival, I was able to check-in using the lockbox and Hugh had kindly left fresh milk, croissants and fruit. Overall I can't fault the place, it's a simple, affordable and practical for those who need a place to relax while travelling. Thank you.

    Darren2020-03-12T00:00:00Z

  • Great location, fantastic accommodation with everything you need and want. Nice little touches to make you feel at home.

    Ian2020-03-05T00:00:00Z
  • Brilliant location. Short drive to shops such as tesco express and a large waitrose but also secluded enough to get away from city life. An extremely cute and cosy property. We planned to go out for dinner but stayed in on both nights as we liked the place so much.

    Tanya2020-03-04T00:00:00Z
  • Clear quick communication. Lovely place and peaceful location. Big space. Has a very comfortable bed. Hugh prepared nice fruit, fresh milk and few croissants for breakfast.. Bath take a little time to fill up but it didn’t bother us too much. Definitely recommended!

    Erin2020-03-01T00:00:00Z
  • Hugh is a wonderful host. Myself and my boyfriend only stayed a night but felt really comfortable and at home and the whole time. The annexe was not only beautiful and spacious, but also really cosy - the heater kept us warm in the evening, and the bed was SO comfortable - neither of us wanted to get up! Breakfast and fresh milk was also waiting for us, which was a welcome thoughtful touch. We wandered over to The Bull pub in Newick, which was lovely - open fire and friendly staff. Hugh’s information and guidance helped us have a good time and kept us safe (particularly considering we didn’t have a car!). Thank you so much! Absolutely can’t go wrong with this place. Will definitely recommend to friends visiting the area.

Meadowview is in the centre of Forest Row, a thriving and energetic village at the heart of the Ashdown Forest, (A.A. Milne's 'Winnie-the-Pooh' country.) As well as the unique and totally wonderful yoga studio, (Yard Yoga) literally 4 minutes’ walk away, there is the Royal Ashdown golf course, fabulous country walks, great bicycling, (forest way- country park)and the huge Weirwood reservoir, (boating available) all very near. Also Michael Hall Steiner-Waldorf school 5 mins by car /20 min walk.
The bedroom is pretty basic, hopefully will attract people interested in exploring the surrounding countryside, using the room as a handy place to sleep. There is a blackout blind in the only window, which is a ceiling Velux. The blind can be a bit tricky to open and close, there is a long pole with a hook on the end for this purpose! (Also used for opening and closing the window! )You have exclusive use of the Bathroom. Kitchen is available for teas /coffees/ hot chocolate and use of the microwave oven/ toaster/ lunch / dinner prep., etc...Guests are welcome to use fridge to store food if desired.
Meadow View is sandwiched between the fabulous Java and Jazz, specialising in Pizza, fantastic coffee, real Italian Ice cream from Italy, and the Chequers Inn; (There has been an Inn on the site since 1452!!! ) Forest Row is really a thriving place, and boasts many very special features. There is Yard Yoga, (a fantastic yoga studio,) Tablehurst farm,( a biodynamic and organic farm,) just a few minutes walk away. We also have an award winning fish shop in the village (Veasey and sons), the marvellous ‘Seasons’, selling local biodynamic and organic vegetables and “Gaia” for essential oils and herbalists. The hopyard brewery is right beneath Yard Yoga, and run by the same family.
  • Anna was a charming host, with several personal touches to make me feel welcome. Perfect location for me.

  • Perfect location bang in the middle of a bustling village, stylish flat, very friendly hostess, slept like a baby!

  • The location suited us very well. The pubs, shops, restaurants and petrol station are just few steps away, but we weren't disturbed by any noise. The bed was comfortable as a cloud :-) Anna is very friendly and welcoming person. She took care of us for the whole time. We would definitely come again.

    Eliska2019-08-27T00:00:00Z
  • Anna’s place is a real find. It’s in the centre of Forest Row so very close to nice restaurants and shops but it’s also very quiet and peaceful and rather original. It has very high ceilings with wooden beams and on the hottest weekend of the year was lovely and cool at night. I highly recommend Anna’s place and better still Anna herself is delightful and the perfect host.

The bedroom is a large newly refurbished double bedroom with a bay window in a large detached family home. It is a bright and airy modern room. The floor is insulated wooden flooring and has a new radiator, so is very cosy. Bedding and towels plus kettle and drinks will be provided. The room has wardrobe and draw space plus a built in desk area with plug points - useful for a student or a business visitor. The house is also very close to the station with regular trains to London and Brighton.
It is a family home and there are two children living here. They are really well behaved children nonetheless if guests don't like children in their accommodation then this won't be the place for you :). This is also a musical house and there is a piano etc. Music practice will happen usually in early evening but not at unsocial hours and is rather pleasant. I should draw this to guests attention as not everyone will like this.
It is a quiet residential area so if someone is looking for a peaceful stay then this is the place. We are on the very edge of town and by a nature reserve close to lots of lovely walks and places to visit in the Southdown national park and the beautiful Sussex Countryside. We are also close to the Coast for those that want a bit of beach life.

  • Jennie was a fantastic host. I don't think that anyone else could improve the role she demonstrated. She welcomed us to do a tour of her home for us and was so warm and friendly that after an hour or so, we felt like we'd known her for years. Her home was lovely and comfortable and she gave us plenty of tips during our stay there. The value was superb too. A perfect weekend. Thank you Jennie!

We offer small double cosy room and separate bathroom for your use in a family home. Sorry we do not allow pets. Gatwick 25min and Hever Castle 10mins. The Cottage is set in an idyllic country setting. We are at the end of a lane, and back onto wooded countryside. The most noise is from the pheasants and owls! We are offering a small cosy double room with bathroom next door. At the moment we are having some building done but should not affect your sleep!
We welcome guests for 1-4 nights normal max stay. ( this is open to negotiation) Guests need to be over 25 years of age ideally. If you want to stay for a longer period we can negotiate a rate ( ie if you are working in the area) If you are looking for the ideal hideaway location this is certainly it! We are located down a rural county track at the back of a large manor house. You WILL need a car as we are some way off the main road and no footpath to the village and pubs etc.
We are ideally located for you to explore the Ashdown Forest, home of Winnie the Pooh. We have some excellent traditional English pubs just down the road but you WILL NEED TRANSPORT. If you like walking please bring your boots, you can simply follow the track from the house and discover the the best in Sussex countryside. We have lots of deer wandering around and wildlife. there are some great pubs down the road all serving very good locally sourced produce.

The accommodation is close to several National Trust properties, including Wakehurst Place, Nyman's Gardens and Sheffield Park and stunning landscape - South Downs and Ashdown Forest. Joanna, your host is an author of five novels and lives with her teenage daughter.
The room is a loft conversion and has a large Victorian style bathroom with deep bath. There is no shower, but the bath has a shower attachment for washing hair but is not suitable for stand up showers. There are drawers for storage and books and magazines to read.
House is close to Victoria park, shops and great restaurants. Ideally situated for guests flying into Gatwick, Haywards Heath is one stop on the train to the airport and a 20 minute drive away. Help yourself to kitchen facilities, but please provide your own food.

  • Sarah was very communicative from the start. She gave plenty of directions on how to reach her place, and if I had any issues she was available for a phone call. I flew in late, and she was more than willing to let me and my group have a late check in. Finding the location was a little tough at midnight, but it was in a good condition. Note to future people, finding an Uber is a little tough, and getting a taxi took like 30 minutes.

It was homely and cosy and Sarah made sure we had everything we needed and a lovely box of chocolates for Christmas. The location was ideal. The price was good and for a family of 4 just what we wanted. Her animals were a delight and I will definitely recommend this cabin and be back again

  • Plain and simple, but clean and everything there you need. There's even a full-sized fridge/freezer in the kitchen, although the kitchen is TEENY. But there's a full 4-burner hob/oven, toaster, kettle, M/W, and even a washer. Awesome! Sarah and her family are so sweet and kind. It was lovely meeting her and some of her kids. We even had guest kitties to stroke if we wanted. My friend and I loved it. The cabin was very clean and tidy, and there're theoretically beds to sleep 5. With just 2 of us we were spoilt for choice. Nice, clean bathroom with heated towel rack. The place is slightly difficult to find, but is very quiet and we loved it. We both slept very well. If you're looking for 5-star hotel accommodation, look elsewhere. But if you're looking for a lovely, simple, restful place to just relax, this is it! I highly recommend, and will definitely return! Thanks so much, Sarah!

Have an amazingly restful stay surrounded by trees in this wonderfully light and sunny bedroom with en-suite bathroom in a tranquil, modern house in the heart of the beautiful Ashdown Forest. The room has a calm, pale green decor and simple furnishings with built in wardrobe and a small desk area. The room gets the afternoon and evening sun and overlooks the gardens, feeling very private.
The perfect space for nature lovers, walkers, birdwatchers, artists and musicians. Our family home is a restful place situated in a quiet, stunning location amidst beautiful private botanical gardens with direct access to Ashdown Forest. Guests can enjoy a private terrace overlooking the gardens (see photo), perfect for breakfast or sunbathing. There is a kitchenette shared with other guests for preparing basic meals. Guests can also use the upstairs music room if it is free which has a weighted, hammer action digital piano with headphones.
We live 2 miles outside the village of Forest Row, so very handy for Michael Hall school and Emerson College. The local area has excellent biodynamic farm shops and health food shops, and Forest Row has independent shops, pubs and bars including the Hop Yard which regularly has DJ and band nights. They also sell delicious sourdough pizzas and have a great smoothie bar on site. A number of beautiful gardens are close by including Wakehurst, Sheffield Park and Standen. Gatwick and Lewes are 30 min drive away. Brighton is 40 min drive away. Glyndebourne is 25 min drive away.
  • I loved staying with Beth and her family in her beautiful modern home by the forest. The room was very nice and clean, I could always come ask if I needed anything and Beth responded very quickly. The view from the room is stunning right into the nature and the yard is so nice and big. Thanks again.

    Tanja2020-03-09T00:00:00Z
  • Beth and her family are so lovely and welcoming, stayed in their home as I was on a placement down the road, as I was working while I was there I wasn’t around too much but found that when I came back I could unwind and relax and sleep well as the bedroom was so cosy and homely! Extra benefit was meeting their dog and cats all of which were super friendly and enjoyed plenty of cuddles from me

    Dani2020-01-31T00:00:00Z
  • Our stay at Beth's was wonderful! The location is incredibly beautiful, with a magical garden that backs right onto the forest. While it is described as 2 miles out of Forest Row it is in fact more like 4. If your planning on doing it without a car I think this is an important factor to know as it changes a walk into a drive. The amenities were as described and suitable for cooking simple meals, although there is no official dining table so food has to be eaten in the bedroom or upstairs if the attic room is free (luckily for us it was :) ). Beth and Anna are super friendly and lovely, as are there dog and cat who we enjoyed lots of snuggles with. Thank you both for an amazing time away.

  • I had such a good time. The house is in the middle of the most beautiful forest, like Sherwood. The house is the little house, next to the big house, which is really big, and you wonder who is living there. Great room with own bath and kitchenette, all you need and more. A dog that looks like a minisheep and a cat, they both became my friends during my 4 night stay. Very nice conversations with the hosts. Fabulous airbnb!

  • Amazing value for money in a beautiful family home. Beth and Anna will make you feel very welcome and it’s a stunning location for forest walks too.

    Bea2019-12-12T00:00:00Z
  • We had a wonderful stay at Beth‘s place. The premises are outstanding as are the garden and the whole surroundings! Beth gave us a warm welcome and did everything to make us feel comfortable. She provided us with a lot of useful hints concerning places to eat and do things. Thank you again, see you again some time! Birgit & Clive :)

  • I would absolutely recommend this place for future guests. It is a beautiful home with an ensuite and a semi-private kitchenette. Comfy bed, parking space, warm and cosy. Adorable pets and lovely hosts. Perfect for a getaway for a few nights.

Hindleap studio is a ground floor bed sitting room with en-suite shower room and kitchenette. Private off-street parking. Located in an Area of Outstanding Natural beauty, the quiet setting is a short stroll to our local pub which serves great food. With plenty of local walks and visitor attractions nearby such as steam railways, vineyards, national trust properties and several quaint villages. Own transport is needed, although the local bus connects to Haywards Heath and East Grinstead.
The studio is a separate space that is independent from the main cottage, with its own entrance and privacy. The studio comprises the main lounge / bedroom area, kitchenette and shower room. Cooking is provided by the combination microwave, grill and convection oven. Our large gas BBQ is also available. Access to washing machine, iron and ironing board can be provided on request. TV provided in room. Our two dogs have their own garden but may also be in the main garden and woodland, so please keep gates closed. Residents are encouraged to make use of the garden and woodland that together extend to 1.3 acres.
We are located down a very quiet country lane with our local pub two minutes walk along the lane. We are situated in the High Weald Area of Outstanding Natural Beauty and have the Ashdown Forest, an ancient heathland on our doorstep.
  • Beautifully appointed apartment. Fabulous value for money and the hosts went out of their way to help us with transport. A shame we didn't get to sample the local pub fare but hopefully next time! Would definitely book again.

  • Great hosts; lovely flat. It was perfect for us and we were made to feel very welcome at Jan's place. Everything a couple could need for a comfortable stay in Sussex - well-connected but in a quiet location, with off-street oparking and a couple of lovely dogs wandering around. Recommended.

  • Jeanne and her husband John are lovely welcoming people. You will have a cozy room and a bathroom to yourself but our hosts made us feel welcome in the rest of the house as well. Jeanne prepared us a lovely continental breakfast each morning, a cup of tea whenever we needed one and provided local area information. She is quick to help out with any questions or concerns. The house is located in a beautiful quiet neighbourhood and you can easily walk or bus to town. While eating breakfast in the dining room you will enjoy watching the birds at the feeder.

We have 3 very friendly Labradors, and one cat, these remain down stairs at night time. All bedding is 100%cotton.
The house is within walking distance of East Grinstead with its historic high street, shops, pubs and restaurants. Woodland walks and the Ashdown Forest are close by.
  • Lovely clean and quiet space. Thank you very much.

Excellent isolation space. Lovely shepherds hut in an area of outstanding natural beauty 2 fields from the Bluebell Railway, a restored steam railway, close to the Ashdown Forest. The hut is cosy, in a lovely private garden for your sole use. Comfy bed, french linen bedding, and wood burner. Good for couples, solo adventures and dogs. Outside cook space is complete with a barbecue as well as gas hob. 72 hour gap between guests as a Covid19 protection.
The hut has mains electricity and water. A great hot shower in the ensuite bathroom plus hot water for the outside sink. There is a double gas burner outside as well as the barbecue. Plenty of logs and kindling for the wood burner and enough charcoal for one good barbecue.
The hut is just off an unclassified country lane. It is not in a village. This is a quiet country area with a great deal of wild life in the surrounding woodland. It is about one hour's walk (6 minutes drive) to a pub and, if you walk, take a torch at night. Nearest shops are Sharpethorne, Lindfield and Haywards Heath. If coming by train, pick up supplies in Haywards Heath. Alternatively, have groceries delivered by a supermarket.
  • Such a lovely, well thought through place, lovely private garden and everything you need laid on. The bed is so comfy, slept so well. Would love to see it in spring and summer so will be back!

    Jacqui2020-02-21T00:00:00Z
  • The Hut was clean, well equipped and in a good location to be both remote and surrounded by the sounds and sights of a rural location yet not too far from facilities in Ardingly, was good all round and Sue was a great host! Steam train from Horsted Keynes Station worth a visit.

    Karen2020-01-02T00:00:00Z
  • A unique, cozy and well thought-out space in beautiful surroundings. No light pollution.

    Emma2019-11-03T00:00:00Z
  • It’s lush! So quiet, relaxing and peaceful. It was only an hour from home, but felt like I was miles away! Perfect garden for small dogs. Host was brilliant. We will definitely be returning next summer!

    Nicola2019-10-27T00:00:00Z
  • A stunning shepherds hut, so well thought out as a space. We really enjoyed our time here. We hiked through the woods to the bluebell vineyard for a tour and tasting, loved the plaw hatch farm shop and found the outdoor kitchen perfect for autumnal stews. An excellent break.

    Matt2019-10-20T00:00:00Z
  • Beautiful Shepard’s hut with an amazing shower in a peaceful location. Perfect weekend! Would recommend.

    Charlotte2019-10-07T00:00:00Z
  • We had such a lovely time! We only wish that we could have stayed much longer. Sue was very forgiving and accommodating with our Friday evening traffic issues on our trek from Cornwall to Forest Row. It would be easy to stay here all week and just venture out for walks and supplies to Tablehurst and Plaw Hutch. Whilst we were here, we had work to do but it was lovely all the same. Highly recommend.

  • Good location. Great shower and comfortable bed. Everything spotless. Very nicely decorated. Great hosts.

    Rowan2019-12-08T00:00:00Z
  • This is an absolute gem of a place - I can’t rate it highly enough. It’s all down to the hosts going that extra mile to make things comfortable and easy with a lovely atmosphere thrown in. Deserves more than five stars.

    Cheryl2019-11-18T00:00:00Z
  • Anna and Oliver were amazing hosts. They are a very kind and thoughtful couple. We had a great time sharing our stories about all the travels. They offered to give me a lift from work one evening when the weather was bad. There is also some light breakfast every morning which is very thoughtful. This is probably one of the best Airbnb’s I have ever stayed at. I would definitely recommend staying at their place.

    Asma2019-11-13T00:00:00Z
  • We had a great time staying at Anna and Oliver's flat. It is modern, very clean and very well equipped. We loved the little touches, such as chocolates to greet us. It was easy to check in. The bedroom was spacious and the bed was very comfortable. Unfortunately we were busy, so we didn't meet Anna and Oliver until we were about to leave. We would highly recommend staying here and we hope to come back next time we are in the area.
