We built this room to enjoy the view. And now you can too. From inside or out on the balcony you look down the Yealm estuary towards the sunset. It is just a studio, but rest assured, it is like no other. PS, Yes we had called it the Garden Room b4
Welcome to our room with a view. We built this room in 2015 to take full advantage of the view down the estuary of the River Yealm towards the sun setting in the West. If your idea of getting way involves a bit of fun, a splash of adventure and more than a hint of luxury then we think you may well be happy here. It is a simple 1 room studio with a wall of glass which folds back so you can step straight onto the deck overlooking the water or to the covered terrace at the side. When it is warm you can really open up the space to the outside. There is electric heating for when its colder. It has a wet room shower, basin and WC. But be warned you have to step out on the terrace to access it, so bring a dressing gown. Being a studio there isn't a full kitchen, just a kettle, coffee maker and a microwave. And you will have to step out again to do your washing up in the Belfast sink on the terrace. All this is in our lower garden between the lane and the estuary. We are one of the last houses in the village before the lane heads off through the woods to the sea, joining up with the South West Coastal Path. Keen walkers will not be disappointed. Gourmands may well want to wander back the other way into the village to dine at the renowned Ship Inn. Or you can come and join us, we run the Noss Mayo Tea Gardens on our upper terrace on summer weekends. Inside you will find plenty of soft furnishings made by Kathryn and some of Kathryn and Andy's driftwood art. We hope you find Noss Mayo as creative and inspiring a place as we do. Because it has been so carefully created we do ask for a cleaning fee, to help keep it that way. Dogs are welcome, but try and keep them off the cushions….. we do ask a higher cleaning charge for those of you bringing dogs, please read all about in the house rules section. Thanks.
Noss Mayo is quite a spot, a narrow estuary village, about as beautiful as any piece of England, make sure you spend 1 evening just sitting on the terrace as the sun goes down. You will go away with memories (and sand in the car footwells).
  • A beautiful studio right on the estuary perfect for a couple. Loved waking up to this view every morning! Kathryn has thought of everything you’d need for your stay with lots of thoughtful little touches such as dressing gowns and slippers. Despite storm Dennis making an appearance whilst we were there, we thoroughly enjoyed ourselves and wouldn’t hesitate to come back.

  • I wasn’t sure what to expect from the little village of Noss Mayo, but the River Room and Kathryn herself exceeded all of them. Not only did she treat me like family, she went above and beyond to make me feel welcome. From driving tips for the narrow Devon roads, to guiding me across the estuary at low tide, this was definitely an adventure I won’t soon forget. She is thoughtful and kind, and it shows in every nook and cranny of the River Room. I sincerely hope I’ll find myself in Noss Mayo again sometime!

    This is a newly built, stunning coastal property just 100m from a clean, sandy, surfers beach. Spacious and fully equipped with 4 large bedrooms on the ground floor and a large open plan living area on the 1st floor. Large patio and hilly garden.
    This is a large newly built contemporary seaside home with a very tranquil feel about 100m from the Challaborough beach and 5 minute walk from Bigbury on Sea. 4 large bedrooms on the ground floor. One double room has a standard double bed, the other uses an IKEA Hemnes Day bed which can be a single or a double. Both quilts are available. One double bedroom has an ensuite with a walk in shower. The other double bedroom and two twin rooms share a family bathroom. Stairs lead to an open plan living space which comprises of a fully equipped kitchen, with washer and drier, a dining room and lounge. Large patio doors open up one entire side of the kitchen to a large, sunny patio with table, chairs and potted plants. Garden to the rear is grassed but hilly with a great sea view. Outdoor steps lead to a rooftop terrace which has not yet been developed. Parking for two cars maximum outside the house. However, for all other cars, the parking is 100m away in the Parkdean caravan site this costs £10 for a long weekend and £20 for a full week. Access to the property is via a secure pedestrian gate or a padlocked gate for vehicles via a building site.
    The house is about 100m down the lane to the beautiful, safe, sandy beach at Challaborough where we boast views of Burgh Island. The beach hosts a small cafe and well stocked beach equipment shop, a seafront bar and restaurant and a Nisa grocery store. These facilities are all seasonal, however, and open April to the end of October. Challaborough is an award winning Blue Flag beach, popular with both swimmers and surfers. Life guards are on duty May to September. We are a 5-10 minute walk over the SW coastal path to Bigbury and about 20 minute walk in a westerly direction towards Aymer.

  • Superb house space with everything you could need for a perfect stay. The location is private and set back from the crowds but the beach & Burgh Island are just a short walk away. Sandra has a beautiful Summer home, which is spotless and has a fully kitted kitchen. The lounge area and kitchen make it a fabulous space for families or like us, a gathering of old friends to bring a little sunshine to a miserable January. Great and easy communication, Sandra was a wonderful hostess.

Hired boat at Salcombe harbour and enjoyed lovely dinner at Journeys End pub.

  • Fantastic location for young families. The beach is spotless and great for swimming and the house is very practical for children. The South coast path is two minutes from the house and the views over Burgh Island and Aymer Cove are gorgeous. Our favourite food places were Journey's End and the Oyster Shack, both close by. There is obviously a huge caravan park in Challaborough which may bother some but it's a nice park with good amenities and they take excellent care of the beach. The combination of the stunning house and great location for children made it a fantastic fortnight.

    the caravan is in the back of the campsite, in a cul de sac, very little passage, it is really quiet (ideal for children).

    A superior modern and beautifully presented new home. Tastefully furnished to a high standard mixing modern pieces with Chinese antiques. Only a few minutes walk away from the market town of Modbury which is home to a collection of individual shops, bistro and restaurants. Surrounded by countryside with the beautiful sandy beaches of Bigbury on Sea, Wonnell and Mothecombe nearby. 25 minute drive to Plymouth, 15 minutes to Totnes and around 25 minutes to Salcombe.
    This is a very comfortable and attractive living space and would suit a professional person looking for a room that is a home away from home. It is in the heart of the beautiful South Hams and offers stylish contemporary living in the desirable town of Modbury. Small South facing garden with sunny rooms and safe and secure. Parking available, including locked garage if needed. Modbury has its own Fair which will run from 5th to 13th May with a whole week of activities. This house can also accommodate a couple as the bedroom is a double room with large wardrobe. There is a private bathroom with bath and shower. All facilities available including washing machine, tumble drier, dish washer, ironing facilities, towels and bedding.
    The neighbourhood is largely professional. It is quiet in the evenings and at weekends and it is a quick ten minute walk into the heart of Modbury town where there are 3 thriving pubs, an Indian and Chinese restaurant, bistro, post office, GP surgery, pharmacist, barber shop and hairdresser. There are also individual specialist shops plus a small Co-op store. There is also a thriving church.

  • Tilly gave me a very warm welcome to her beautiful home. The rooms were sparkling clean and I had everything I needed. The house itself was peaceful and quiet and the road also, but it was also easy walking distance into the lovely small town of Modbury. The bedroom was very comfortable and the private bathroom next door was perfect. I didn’t feel I was intruding on Tilly’s privacy as I had the middle floor to myself. We shared the kitchen but I didn’t use it for more than a cup of tea as I was eating with my sister locally for all meals, but had I needed to it was very clean and Tilly had said I could use it if I wanted to. There was a TV in the lounge which I could also use if I had wanted to. WiFi was also available. All in all, Tilly’s place was perfect for my circumstances and I would happily stay again if I needed to.

  • Tilly's house is on a new estate in the attractive little Georgian town of Modbury. The Development where the house is located is very pretty with some great views out towards Dartmoor. This is a relatively new housing complex and the facilities within Tilly's lovely town house are exceptional. She couldn't have done more to make me feel relaxed and at ease. Nothing was too much trouble and I felt at home almost as soon as I'd arrived. The house was spotlessly clean and I cannot think how anything could be improved upon. Staying with Tilly has been a wonderful experience and I cannot recommend her home and hospitality highly enough.

    The Mews is the perfect romantic cottage for 2 - complete with a woodfired hot tub in your private garden and a roll top antique bath in the bedroom! It is situated on our coastal organic dairy farm on the South Devon coast. French doors open out onto the patio from the bedroom, giving you an area of total privacy (apart from the odd cow peering over the fence perhaps) from which to soak up the serenity of the surrounding countryside and to enjoy a soak in the gorgeous wooden hot tub.
    Situated on Lambside Farm, this lovely detached stone building was originally a barn and home to a domesticated gos hawk. Named in honour of its former resident, it has been thoughtfully renovated to provide delightful, modern accommodation for two people. The Mews has been arranged to give complete seclusion and offers an open plan living area downstairs with a woodburner, and a modern kitchen with a small dining area. There is also a small cloakroom downstairs with a toilet and basin. Outside is a delightful secluded patio and garden with your own private wooden woodfired hot tub – so romantic! A spiral staircase winds up to the first floor, also open plan, which has a king size bed and bathroom area with toilet (discreetly hidden behind the bookcase), hand basin and a wonderful antique roll top bath, quirkily painted like a cow! French doors open out onto the patio from the bedroom, giving you an area of total privacy (apart from the odd cow peering over the fence perhaps) from which to soak up the serenity of the surrounding countryside and to enjoy a soak in the gorgeous wooden hot tub. The kitchen even has a Nepresso coffee machine so you can make a perfect expresso to enjoy while sitting on the patio in the morning sun! Superior 100% white cotton bed linen and big fluffy towels and bath robes are all provided, as well as tea-towels, bath mats and environmentally friendly cleaning materials. We put delicious local organic milk in the fridge for your arrival – with our compliments, along with enough recycled paper toilet rolls, Fair Trade tea, coffee, sugar and local organic herbal tea to get you started!
    In the heart of the South Hams in Devon, Carswell Farm is surrounded by unspoilt countryside and the coastal path is right on the doorstep, providing stunning walks that lead to quiet beaches and picturesque villages. The farm is in an Area of Outstanding Natural Beauty with an exceptional variety of wildlife and plants, including some extremely rare species that are encouraged because the farm is organic. Carswell is one of the few places in the country where you could spot a cirl bunting and there is a pair of faithful Peregrine Falcons who nest on the cliff here every year. We have an abundance of wildlife – hares, bats and badgers are just a few of the residents you are sure to see, and many more besides. We have barn owls and little owls residing in the old barns behind Lambside House – walk down the farm lane and see if you can see them out hunting.

    Marwell Lodge is a beautiful lodge set in large grounds down a quiet country lane. It is beautifully presented with many home comforts for your stay - summer or winter. The lodge is a true getaway and feels miles away from anywhere , however you can walk to a local pub and shop and a short drive to many wonderful beaches. We pride ourselves in customer care and you will arrive to a welcome pack including fresh milk , coffee , tea and a few little treats to welcome you after your journey.
    The lodge is south facing so nice and sunny ! Very peaceful and private. You can relax on the terrace and have the joy of your own grounds. It is well situated for the South West Coastal Path, Dartmoor and country walks , amazing beaches - no need to get in the car if walking is your thing .
    There are many good pubs nearby with great reputations for good food and friendly service . Close to a village shop and nearby Modbury for everyday needs.

  • If you're looking for a quiet location this is for you. Splendid walks from the door. Being out of the main season, it was great for the dog as they are allowed on most of the beaches. Local pub offered good food, and the shop ....all only 5 mins drive away.

Laura made it very welcoming and left us some lovely treats which were an added bonus :) We did some great coast and beach walks nearby, the weather quite wild at times but the lodge very warm to come back too! I would definitely recommend and imagine in the summer it must be even better with the lovely terrace to enjoy :)

Very easy access to the coastal walk, 45min from Dartmoor... just what we wanted. The dogs were initially super excited but I fear they may attack us next time we say “walkies”. Big garden, amazing views, nice warm lodge. Perfect for relaxing! Highly recommended.

  • Marwell Lodge is in a beautiful quiet location in the grounds of the host's property. The lodge is secluded with plenty of outside space ,which is very well maintained and safe. The interior is lovely, spacious, clean with everything you need and lots of extra touches. Perfect for a relaxing holiday. The host was very helpful and welcoming. We stayed with our dog, who was also welcomed and he could move freely in the large garden.

The water at The Hayloft is from our own borehole which is then UV filtered to give you the purest drinking water possible.     This tranquil spot is shared with owls, wigeons, a heron, and lots of other wildlife, sitting close to stunning beaches and coastal footpaths as well as dramatic walking on Dartmoor. Bistro pubs abound in Plymouth and local villages.

  • What a treat to stay at Penny's hayloft. Spotlessly clean, lovely touches (like the addition oat milk, which I appreciated being vegan). Penny's eye for interior design and her choice of original artwork were a pleasure to be around. The bed was so comfy I resented coming back to ours. Everything was perfect inside and the location was excellent. There was a lovely little area where it would have been nice to eat if we hadn't stayed during Storm Dennis :-) Would recommend highly.

  • We had a lovely five nights at penny's place in January. Great location for exploring south Dartmoor and also some of the beautiful coastal walks south Devon has to offer. The flat has everything you need, super comfy bed, lovely bath and shower and well equipped kitchen. Thoughtfully decorated and perfect for a relaxing break. It's a converted barn so almost all the natural light comes through the skylights but this just made it very cosy in the winter. Also bonus of some fresh eggs left out was a lovely surprise.     Holly cottage is in Holbeton, a quiet, picturesque Devonshire village on the edge of the Erme estuary leading directly to the sea and sandy beach. There is a vibrant child friendly community. You are spoilt for choice of activitie and places to visit. Coastal path walks, Sandy surf and swimming beaches, Dartmoor National Park, Salcombe, Dartmouth, Totnes and the cities of Exeter and Plymouth are all within easy reach, alongside the numerous activites these places have to offer.

  • This is a beautiful family home with a feeling of love and care throughout. We visited for a week with our young grandsons who absolutely loved everything from their rooms to the toys & books, cats- especially Banji- garden and, of course, the trampoline! Although the weather wasn’t great, we managed a couple of days on the lovely Mothecombe Beach, visited Becky Falls & Dartmoor Zoo. Thank you Lisa & Jamie- we will remember this week always!

  • Holly Cottage is situated in a peaceful village away from the hustle and bustle of the main sea side resorts, however, all of the local beaches, coves and resorts are within a reasonable driving distance away. There are lots of local footpaths and walks if you prefer. Holly Cottage is a home from home with everything you would expect and it was spotless. You would have to be a pet/cat lover to stay here as the cats like daily attention. Unfortunately for the village it lacks a bustling local pub, however, there is the Dartmoor Union which served pizzas on the Saturday night which were hand made and delicious.

Close to Plymouth with its lovely regenerated dockside area and eateries, and conveniently close to main roads and railway stations, making getting there straightforward and ideal for exploring further afield.   • Lovely cottage in a lovely village with a great small beach nearby. It wasn't the best of weather but we've had a fantastic week at Holly Cottage. The layout fitted the four of us easily, the small study meant the kids could get on with their revision in the morning and walk and explore in the afternoon. Despite the pubs we ate at home every night, it was that cosy. Little touches (like the wood for the fireplaces) helped greatly. The walk to the beach is a little tricky as it's through the estate, but the beach is gorgeous, and has a great café above it. Lisa was quick to reply to any queries, even when the bulb went out, a replacement turned up within the hour! Great cottage, excellent hosts.

    The Blue House is a comfortable and cosy cabin tucked away in its own totally private garden within the grounds of our 17th century thatched cottage, conveniently located half way between the stunning South West Coast with its beaches and estuaries and Dartmoor National Park. We are surrounded by countryside and yet within a short walking distance to the village of Yealmpton with all its amenities. Plymouth is only 7 miles away.
    There is a designated guest parking space with a walk of approximately 100 yds through our gardens to your front door. (If it rains, wellies are a good idea). The Blue House garden with its own patio is secluded and for your exclusive use. Just outside our gate are many walks through our beautiful countryside accessible without getting into your car.
    The village of Yealmpton is a ten minutes walk or two minutes drive away. There you will find two pubs serving excellent food as well as a Chinese restaurant/takeaway, a coffee shop, garage, post office, organic farm shop, hairdresser, etc. In the nearby village of Brixton is a local chippy. Newton Ferrers, Noss Mayo and the coast are approximately two miles away . Dartmoor National Park is approximately five miles away . Plymouth with all its facilities is only seven miles away. We have lived in Devon for more than 30 years, and will be able to offer you some advice on things to do and places of interest in the area.

Our house is a 10 min walk away from Ivybridge train station and a 5 min walk away from the start of the Two Moors Way. Guests have sole use of a living room/conservatory and are welcome to use the kitchen at any time to make hot drinks.
    Our home is a four bedroomed, detached house within a stone's throw of Dartmoor and the start of the Two Moors Way. We also have a twin room, Bracken as well as our single room, Gorse. A bathroom with powerful shower and bathtub is shared exclusively by the three rooms. Guests are very warmly welcomed, and we are only too happy to recommend local establishments and attractions. Pubs and restaurants can be reached by foot from our home. Ivybridge also has a leisure centre and pool open to all, and a library and cinema. There is also a beautiful, quiet woodland river walk less than five minutes away by foot from us. We are within half an hour's drive to the South Devon coast with many incredibly beautiful beaches.

They were friendly and attentive hosts and went out of their way to make sure we had everything we needed for our stay (the cake was much appreciated!). Our room was warm, comfortable and clean; a real luxury after spending 10 hours running the trails in the rain! We didn't take up the kind offer of a cooked breakfast as we had to hit the road early but they had a great selection of cereals, porridge, fruit and freshly made bread. A sunny courtyard garden completes this property making it an ideal residence for your relaxing stay in South Devon. Dogs are welcome by prior approval.
    Light and airy throughout the cottage, downstairs is an open plan lounge and kitchen space. Fully equipped for home cooking with a dishwasher and large fridge/freezer, the space also boasts a 50" SMART TV with unlimited WIFI access and complimentary NETFLIX included. A kitchen island with stools provides a quirky eating area, with a smoothie maker and Tassimo coffee machine for your daily fix. A washing machine, iron and ironing board, airer and outside washing line are also available for your use. Situated on the first floor is an open plan bedroom with king size bed, wardrobe and chest of drawers. It has direct access to the bathroom. The bathroom boasts a bath with shower mixer taps as well as a separate shower, toilet and sink. Guest towels, essential toiletries and a hairdryer are provided for your use. Up a further flight of narrow but quirky wooden steps is the second double bedroom located in the eaves of the loft conversion. Period beams and sky windows make this space a treat to stay in. Bedside tables and an end of bed bench provide storage for your stay. Please note there are no electrical sockets in the loft room and there are some height restrictions in the eaves. Please note access to the bathroom and loft room is via the open plan bedroom on the first floor. There is a courtyard garden to the rear of the property with an outside hose pipe and washing line. There are gates separating it from a property at the rear and next doors garden. There is flexibility with check-in and check-out times thanks to a key safe system installed. Well behaved dogs are welcome for a small extra charge. £10 per dog for entire length of stay. Maximum of 2 dogs. Please inform us upon booking if you will be bringing your four legged friend! Please note both sets of stairs are wooden and can be difficult to navigate for the elderly or guests with mobility difficulties.     The Georgian market town of Modbury is situated in an Area of Outstanding Natural Beauty surrounded by the rugged splendour of Dartmoor and the sandy dunes of the South Devon beaches less than 5 miles away. The town is well equipped with many independent food, art and gift shops along with warm inviting inns and restaurants. A well stocked Co-Op food shop is just a short stroll away, open 7 days a week from early until 10pm. Situated in the South Hams, the South Devon coastline offers many unspoilt beaches and fabulous coastal walks, with the stunning golden sands of Wonwell, Mothecombe, Bigbury on Sea, Bantham and Salcombe only a short drive away.

    Located on the edge of Dartmoor National Park, this is an ideal place to stay if you are walking the Two Moors Way through Dartmoor and Exmoor as well as being the perfect base to take day hikes through the park. Close also to the South West Coast Path and many stunning beaches in the area, such as Firestone Bay, South Milton Sands, Barn Pool Beach, Mill Bay, Bantham Beach and Blackpool Sands. Easy access also by car or bus into Plymouth, Exeter and Dartmouth.
    We live in a very secure, peaceful and quiet area, surrounded by countryside.
    Nearby we have a large Tesco’s which is about a 10 minute walk or a 2 minute drive. There is also a local pub which serves food. This is only a 1 minute walk from the house. There is easy access to the A38 which can take you straight into Plymouth or a nearer town called Ivybridge. We are located very close to Dartmoor which can be walked to, or a short drive.

  • The room that I rented for in Lee Mill for a week was incredibly good value for money. Located in a quiet cul de sac in a village but I could be in town (Plymouth) in just ten minutes. The room was a really good size with a very comfortable sofa bed and nice bedding - lovely big pillows. I hadn't expected the en suite shower room and that was such a bonus. Also my own kettle plus tea and coffee making bits. And my own TV. Superfast internet too. And they had bought me 2 pints of fresh milk. They were also fine about me using the kitchen and keeping things in the fridge. They provided breakfast as well! I could choose to eat my meals in my room or downstairs in their dining/living room. Everything was really tidy and clean and the house has a lovely feel to it. Maya and Jamie were really the best hosts. They are a delightful young couple with their heads screwed on the right way. They are so kind and considerate of everyone and everything around them. We had some great chats but they also gave me plenty of space to catch up with work and sleep. 100% would recommend.

About 10 minutes drive max. Being from a city we struggled with the windy Devonshire roads but once the journey was done a few times you easily remember the routes. We also left our little boys rucksack within the caravan which they immediately called us once they found it. Unfortunately too far away to turn round but the hosts are agreeing to post it to us! - what more could you ask for? There is plenty of light from the door length windows and a key to lock the external door. It is very private and set in a lovely rural setting with beautiful views, walks and cycles.
    The neighbourhood is quiet and rural. There are plenty of nice walks through woods, fields and around the estuary. There are cycle tracks and villages to explore, a new cycle track links us with neighbouring villages, making it very safe to cycle. The estuary and local woods, 10 minute walk away, has many birds to sit and watch. The local village is a 15 minute walk, it has a pub, restaurant and fish and chip shop. There is also a post office and small convenience store. A morrisons supermarket is 3 miles away. Plymouth is on the main railway line to London Paddington. There are buses from the village to Plymouth, which has the historic Barbican and Hoe, a new indoor shopping centre and aquarium. Buses also run through the village further into the South Hams towards kingsbridge and Salcombe.

The clean, comfortable studio is completely separate from the main barn and is in a private court yard at the end of a country lane. Used it as a base to explore the South Hams, we had dinner in the delightful village of Noss Mayo and explored Burgh Island and Mothecombe beaches. We came home early(ish) for a bottle of bubbles overlooking the Yealm Valley from their garden. We were surprised at the comfort level offered for the price in this area.     Mole Cottage is thought to date from the 1800s and lies at the heart of the bustling village of Ermington in the beautiful South Hams area of Devon. Dartmoor National Park on the edge of Ivybridge is ideally located in the countryside, yet within easy access of all main routes. The city of Plymouth is just a short drive away. Bird watching, horse riding, golf and fishing can all be found locally and Mothecombe Beach is just 4 miles away. Shop 2½ miles, pub 400 yards and restaurant 200 yards.
    The cottage is 2 bedroom with a lounge, kitchen, bathroom and dining room. It has a small enclosed garden with outdoor table and chairs. It has been tastefully decorated with quality furniture, Egyptian cotton bedlinen and towels, and has everything you need to make your stay comfortable. The lounge has a woodburning stove with a complimentary basket of wood (Oct - May) , and a Smart TV with a complimentary Netflix account. The cottage has a good speed Broadband suitable for working from home if required. The kitchen is equipped with a gas hob, electric oven, fridge and dishwasher, and there is a washer/dryer and freezer in the utility. For warmer days, there are beach essentials; towels, chairs and picnic rug, plus outside garden furniture, parasol and a BBQ. Bedroom 1 : King size bed sleeps 2 Bedroom 2 : Twin single beds sleeps 2 The garden is enclosed and reasonably secure for most dogs, but those with canine escape artists are advised to supervise their dogs whilst outside. There is a small public field right opposite the cottage for little walks.
    Ermington is a small Devon village, with a pub, a bistro and village shop within walking distance. The nearest beach is 4 miles away at Mothecombe Beach. There are several more beautiful beaches all within 15 miles depending on whether you want a sandy beach or want to go rockpooling. Ivybridge for bigger shops and supermarkets is 3 miles away

    The cabin is in a very rural setting the centre of the village which is a ten minute walk or 2minute drive boasts 2 great pubs that serve lovely meals, there is a Chinese takeaway that delivers and a local shop, post office, hairdresser ,and garage.There is also a lovely village cafe should you wish to eat breakfast out .This cabin is a 10 min drive to beautiful beaches and rock pools .Plymouth is just 8 miles taking 20 mins to drive and the moors are within a 30 min drive .

The rooms are large and have high ceilings giving it a quality feel. Yealmpton is a lovely village with two great pubs and a lovely cafe. The local Woods are idyllic and there is lots to do in the local area.

Cabin was supplied with everything you could need and had heaps of space for your own things. Check in was simple and clear. Lemon drizzle buns on arrival made an added welcome and tasty touch!   • What a wonderful place in a beautiful location. If you’re interested in stunning coastal walks this is a great base, equally if you want to explore local pubs there seems to be a great choice! We tried the Ship Inn at Noss Mayo which is lovely and has a fantastic view of the estuary from the beer garden. The space itself is huge and much bigger than you’d anticipate from the photos. We enjoyed relaxing, watching Netflix and lighting the log burner in the evening. Nick was an excellent host and made us feel very welcome when we arrived. We felt as though we could ask if we needed anything, but actually everything we needed was right there. We’d definitely want to stay again and would recommend others doing the same!

Downstairs, the kitchen/living area is open plan with the lounge area at the front. The beautiful chestnut wood flooring originally came from trees on the farm and there is a gorgeous wood-burning stove – perfect for a relaxing winter’s night! The kitchen has a brand new shaker style kitchen with stone worktops and the original slate floor gives a true farmhouse feel. There is also an extendable table that seats 6 in comfort. At the back of the cottage there is a large shower & utility room with a shower, toilet, sink and a washer/dryer. Upstairs, the king-sized bedroom has a washbasin and a large sash window with stunning views over the surrounding fields and woodland. There is also a cosy twin room and another slightly smaller room with full size bunk beds. The family bathroom on this floor has been totally renovated in 2019 and has a bath with rainfall shower over. Here you can soak away your cares, or just soak your tired and sandy children after a day spent rock pooling on the beach… The back door leads out into a sunny, secure garden with a large patio and garden furniture. There is a also Weber charcoal barbecue for you to use on sunny summer evenings. There is a gate through to our lovely wildflower meadow and children’s play area – complete with tractor! As well as the woodburner, Shepherd’s Cottage is centrally heated and has all the standard facilities that we offer. There is a telephone for incoming and emergency calls and free internet (not fast, but fine for browsing and emails). 100% cotton white bed linen and big fluffy towels are all provided, as well as tea-towels, bath mats and environmentally friendly cleaning materials. We put delicious local organic milk in the fridge for your arrival with our compliments, along with enough recycled paper toilet rolls, Fair Trade tea, coffee, sugar and local organic herbal tea to get you started!
    A very peaceful, rural location - with just a farm track passing the house. Surrounded by our fields, with the South Devon Coast just a couple of minutes walk away it is a perfect location for a totally get away from it all holiday. In the heart of the South Hams in Devon, Shepherds Cottage is surrounded by unspoilt countryside and the coastal path is right on the doorstep, providing stunning walks that lead to quiet beaches and picturesque villages. Shepherds Cottage is in an Area of Outstanding Natural Beauty with an exceptional variety of wildlife and plants, including some extremely rare species that are encouraged because the farm is organic. Carswell Farm is one of the few places in the country where you could spot a cirl bunting and there is a pair of faithful Peregrine Falcons who nest on the cliff here every year.   • Emiliys Cottage is a cosy, quiet, nice little cottage with a beautiful flower garden in front and fields beyond the backyard. We enjoyed our stay there very much. We didn't meet our hosts Laura and Simon in person which was no problem as they responded to every message almost immediately. I can recommend staying in Emilys Cottage and hope doing so myself some time soon.

  • This place is just beautiful! If you are looking for a peaceful get away then this is the place. A very picturesque English village and the cottage is so quaint and homely but perfectly placed to explore the Devonshire coastline. I’ve never experienced such a quiet nights sleep! Try and get in the garden after sunset and look at the stars if it’s clear - I’ve never seen so many!!

    Beautiful cottage just one mile from mothecombe beach. Situated in a quiet hamlet just a short walk from the famous coast path. Also nearby is beautiful Dartmoor and some of the best gastropubs in the south west! Perfect place for family’s and friends to spend some quality time together. We are very dog and children friendly- being parents ourselves we know what to expect (so there is use of a washing machine!) Well behaved dogs are welcome.
    We live in a small hamlet that’s very private. We love being outdoors and this area is perfect for that, with the best beach in the SW just a mile away!

The house has a cosy / modern feel and the hosts threw in a few little extras- including treats for our doggy friends. Easy communication and absolutely just what we wanted. Highly recommended!   • This is a great cottage, ideally placed and in close proximity to some great beaches, beautiful coastal villages and lovely walks. We have two small kids and this house was perfect for them with all the necessary kit such as high chair and cot. The cottage itself is great and has three large bedrooms, great sitting room with log burner and a functional kitchen. Francesca and Tom are great hosts. Their communication was always really quick and nothing was ever too much to ask. A hidden gem! We’re definitely coming back!

    Pentillie is a newly renovated cosy seaside bungalow with spectacular views overlooking Challaborough beach and the iconic Burgh island. The patio, decking and garden area gets the best part of the sun through the day with beautiful sunsets over the sea, also giving you access to a clean, sandy beach popular with surfers, only 20 metres away. Go on an adventure and explore the South West coast path, one way taking you to the secluded Ayrmer cove, the other to Bigbury on sea and Burgh island.
    Pentillie is a fairly new build with good disabled access. there is a slope to the front door and everything is on one level with larger door frames. there is one step out onto the patio and a further few steps down to the decking. For access to the cliff path from the back gate there are five slightly deeper steps with a handrail. Key safe check in. The bungalow has been set up for your comfort and functionality, all storage in the house is for you to store your belongings in. The rooms comprise of: A large master bedroom with king size bed, wardrobe, chest of draws and bedside tables. A twin room with two single beds, wardrobe, chest of draws and bedside table. Bathroom with toilet, sink and a bath with shower unit. A few bathroom essentials will be provided. A separate toilet room with sink. A fully equipped cosy country style kitchen with washing machine. A good sized open plan lounge and dinning room with large double sliding glass doors leading to the patio and BBQ area. Even the views of the bay sat on the sofa are amazing. Full use of the Smart TV and WIFI. One well behaved dog is welcome but is not allowed on the furniture or in the bedrooms. The garden is enclosed. There are lots of dog friendly beaches nearby in low season, and a walk / short drive away in high season. You will be provided with a welcome pack giving you all the information you need about the bungalow and surrounding area. Using our knowledge of the area having lived here for 15 years we have put together some local walking guides so you can get the best out of this breathtaking area of Devon. Alongside this we will gift you a hamper of delicious seasonal local produce.
    there is a local shop about 100m away for all your daily items. Challaborough bay holiday park clubhouse is about 80 m away where they have a restaurant and bar on the beach front. There is a surf shop where you can hire kayaks, surf equipment and even get surf lessons. You can also buy a day pass for the swimming pool and gym for £4 adult and £2 child (swimming pool only). Nearby there is a fish and chip shop.
  • Outstanding location, amazing view and thoughtful goodies from our hosts - it was such a great holiday. The house is a great size and the garden is lovely. We stayed with our two kids (toddler and baby) and had a great time. It’s so convenient as you can just walk straight to the beach. Lucy was really helpful, getting us a clothes horse when the weather turned so we could dry our clothes inside and being readily available to help in any other way. Thank you Lucy and Angela!

  • You can be assured of a great host team looking after your stay at 'Pentille'. From initial booking, through to arrival and recommendations for eateries and ideas to while away the time; we were made to feel most welcome. The property is sparkling clean and in the most enviable location, 12m above sea level on the South West Coast footpath. Just a short 30 metre walk to the sandy beach. Great for families especially with the RNLI lifeguards and waves for body boarding. Some great walks direct from the property with maps and ideas available in the informative welcome pack. A fantastic place to wake up, throw open the curtains and drink in the vistas with your morning coffee. Definetly a place to keep coming back to and recharge ones batteries.

  • What a fabulous week we had in this gorgeous Airbnb! We knew that we were in for a treat as soon as we stepped inside! It’s an immaculate and airy bungalow with a breathtaking sea view. Really , everything was perfect for us! Coastal walks, bodyboarding daily, that amazing view and the relaxing sound of the waves. All four of us , and Archie dog, felt completely at home! From beach to Tor, our base is ideally placed: a short drive to the coast, as well as 15 minutes to Ivybridge, the doorway to Dartmoor. Modbury itself is a quaint market town with three pubs to explore, all within walking distance of our front door. Includes breakfast. We are pet friendly and have our own Cocker Spaniel puppy who lives upstairs with us. Interaction as guests prefer. See our other listing if looking for 2 rooms!
    Based on a quiet road a few turns off the high street, our home is within walking distance of everything Modbury has to offer. Our house is an upside-down house, with our guest rooms and private bathroom based on the ground floor, with our living space on the 1st and 2nd floor. Our main guest room (pictured) is a light, clean, roomy bedroom with a double bed. There is ample space to unpack, with a tall wardrobe and a chest of drawers. The window looks out onto our very quiet street and feels very private. In winter, you won't be cold, with central heating and extra blankets provided for your comfort if needed. If we are in during the evenings, you are welcome to join us enjoying our open fire in the living room. In the summer, we can provide a fan if sunny Devon gets too much for our guests! You may also feel free to take advantage of our 1st floor sun-trap terrace. Free parking is available on our street, with an often unused spot directly across from our house. In the rare occasion this is filled, you can find other free spaces on the nearby streets. As mentioned above, we are pet friendly and have our own Cocker Spaniel puppy. The dog is not allowed in the guest room and is kept separately upstairs, so interaction can be kept to a minimum if required. Included in your stay: - Free fast WiFi - Continental breakfast with fresh fruit (let us know if you have any dietary requirements and we will try to cater accordingly). If the weather is warm enough, this can be served on our terrace over looking the hills. - Towels, including beach towels if required - Hair dryer - Access to iron/ironing board - Access to our courtyard garden & terrace - Use of washing machine/tumble dryer if required
    Modbury is a charming small market town, with a quirky edge (proudly claiming to be the first UK town to ban the use of plastic bags - since 2007!) With modern amenities such as pubs, takeaways, art galleries and cafes, Modbury is also steeped in history, the town itself having been recorded in the Doomsday book. Modbury means "meeting place" in Old English. Modbury is ideal to access everything that South Devon has to offer: A walkers paradise, with Dartmoor, the South West Coast Path, South Devon Area of Outstanding Natural Beauty, and a variety of heritage trail walks around the town itself. If it is the sea that draws you, you cannot beat Bantham, Bigbury on Sea and our personal favourite, Mothecome - all a short drive from Modbury.

  • Would recommend this room to anyone wanting to stay in South Devon. The room was so comfortable and clean and Beth and Chris were such lovely hosts- we were spoilt with a delicious breakfast of pastries, yoghurt and fresh fruit both mornings. The house is just off the main road of Modbury which is a very pretty town. Beth and Chris recommended some great walks to us, washed down with some good pub grub; we thoroughly enjoyed our stay.

  • Very central house in this lovely old village - a short walk to ther shops, pubs and countryside as well convenient for drive to gorgeous beaches. Very clean bedroom and ensuite bathroom with good shower. Comfortable bed. Hosts very helpful and friendly. Delicious breakfast made by Beth of toast, croissants or ceral and freshly brewed coffee. No view from the bedroom but despite overlooking the small street, it was quiet at night. Very accommodating to our young dog.

  • We really enjoyed our stay with Beth and Chris. They are very accommodating and willing to help if you need anything. The property is lovely as is the location. The house is very comfortable and clean. The Town itself is very charming and locals very friendly. Would recommend the Modbury Inn and Exeter Inn to have a cheeky drink or some dinner. The welcome book is also very helpful with advice on where to go and things to do. Thank you very much to both of you and not forgetting Finn.

  • We had a lovely time staying at Sarah's lodge. It was clean, spacious, well equipped and tastefully decorated. A lot of care and attention to detail to ensure that travellers have a comfortable stay. The farm itself is lovely and peaceful. The children enjoyed seeing the animals everyday. We spent most of the time out visiting places, but it was nice to come back to a lovely peaceful lodge. Above all Sarah and Mark are really amazing hosts.....so friendly. I would thoroughly recommend farm for a stay.

Our studio is a private space, ideal for couples, solo adventurers, and business travellers benefiting from free super fast broadband. We are located in a quite suburb of Ivybridge at the end of a Private Cul-de-Sac with just three individual houses, easy walking distance into Ivybridge or the moors beyond.
    The studio wing is completely private and has a flat screen TV and DVD player. Ideal for two with a King size bed, and a sofa. There is an en-suite shower room that incudes a toilet/sink and heated towel rail. The fully equipped kitchen with all the utensils that you'll ever need. We are located in a quite suburb of Ivybridge the studio is part the our home. Although Sound proofed and self contained with French doors overlooking small private court yard area with its own entrance including parking space you can come and go as you wish. All bedding and towels are provided. You will have use of a free super-fast broadband via WiFi connection. Spotlessly clean with everything you need. We ensure the studio is always fresh and clean to make sure your stay is as comfortable as possible. Filham Park is just moments walk away benefiting from Carp Fishing and lovely open space just to enjoy walking. This is very accessible even for those anglers in wheelchairs. FREQUENTLY ASKED QUESTIONS ABOUT OUR PLACE: Q: Do I need to bring my own towels, hair dryer or Bed linens? A: No - We provide all these of the above and also some small toiletries.     Our spacious family home is close to the beach and has beautiful views over the estuary. Bigbury is the perfect location for a beach holiday in Devon. The expansive sandy beach is just a walk away and plenty of water sports are on offer.
    Guests would have a good sized double room with a king sized bed (and space for a travel cot if needed). There is an en-suite shower room with a large shower, and a walk in wardrobe area too. Breakfast will be a informal meal, with a choice of cereals, bread, toast etc. Other options may be available by arrangement.
    Bigbury has a very popular beach and gets very busy in the summer. Our house is at the top of Folly Hill in Bigbury on Sea so it is away from the hustle and bustle but still close enough to walk to the beach (down a steep hill). We also have access to a footpath running down a farm field to Cockle Ridge which is a beautiful quiet beach on the side of the river mouth.
  • The cottage is very spacious and accommodated our party of 5 adults, one toddler and twin babies. Although the beach is within walking distance, this is not recommended if you have small children to carry plus beach equipment. Parking nearby can cost upto £12 a day.

  • My family and I really enjoyed the stay at Rebecca's. Rebecca had left us supper in the fridge the night we arrived and that made us feel very welcome. The house is larger than we expected and very child friendly, the kids loved all the toys Rebecca had left for us and the little garden in front of the house. The beach is just a short walk away. Bigbury on sea is an amazing place! The views are breathtaking! We most certainly recommend it.
