Perfect spot right outside of West Chester and Downingtown. I have another room so if it is rented, the bathroom will be shared. The bed is queen size. The room is very large and there is a large walk in closet and also a 32” TV which has all the cable channels and Netflix. I have two dogs and a cat but they will not be permitted in the living space. There is off street parking in the driveway. The washer and dryer are available to you.
You have full kitchen and laundry privileges as well as an parking spot in the driveway. The home is occupied by my husband and myself and is in a neighborhood where you can take walks on sidewalks.
The neighborhood is a subdivision of 128 homes with sidewalks throughout for walking
  • My son Garrett was attending UTI technology school in the area and was at first using the school's housing which turned out to be a nightmare. We decided to try and find an Airbnb for the last 5 months of school and see if it would be better. In my search I came across Beth's Place. I sent a quick note to Beth regarding my situation and she immediately messaged back and said she would be delighted to host Garrett. We knew the day we arrived and met Beth and John that we had made a great choice. Beth went out of her way to accommodate his room setup and make sure he had what he needed. Garrett enjoyed his stay very much and we will always be thankful to them for being the gracious hosts they were!

  • Very welcoming, and cares about your well being. Room is very spacious, as is the bathroom. Overall great stay, would highly recommend!

  • I lived there for 6 months and I liked my big room and my big bed, the quiet place and also the host family. Beth is a very helpful person. Whatever problems I had, Beth always helped me. I would really recommend this place and also take this room next time if I have to go back to this area. :)

Enjoy a quiet stay right outside of Downingtown and West Chester. My home is in a neighborhood right outside of Thorndale, PA. It's perfect for business people or students to enjoy a long term stay for internships. I have two rooms for rent in my home, so the bathroom may or may not beer shared with another guest. I do have a cat & 2 dogs, but they are friendly and not permitted in the guest rooms at any time. You'll have access to the kitchen, laundry, and plenty of parking in the driveway.
The guests have the use of the kitchen and laundry room as well as the office with a TV. Also there is tip of the line WIFI in the home that makes doing work from home or watching movies from your laptop an easy experience. The home is a single family home with a driveway for parking so there is no worry about parking.
The neighborhood is a subdivision in East Fallowfield Township which is home to many open spaces and walking trails as well as parks. The Brandywine River is also right down the road which offers adventures in kayaking and canoeing.
  • I'm very glad that I stayed with Beth and have decided to extend my stay. Her house is spacious, clean, and located in a nice residential area. Beth and her husband are great to talk to and have provided a lot of useful information about the surrounding area. It's definitely an excellent place to stay and I highly recommend it.

  • The house has alot of space so if there are other air bnb guests, it's not cramped or squeezed for space. The rooms are clean and tidy. The bedroom I was in had larger closet with built in shelves which I liked. If I needed help for any reason, Beth and John were very nice and communicative with me.

  • This is the second year I opted Beth's house for my daughter who was there for her internship. Beth and John are the most gracious hosts I have ever come across and I have been using Airbnb for a very long time. They are thoughtful and always ensure you are taken care of, that's what families do for each other. Clean place, loving environment, great location and everything you need for a fantastic experience. This is definitely recommended.

Join us in our home in the heart of Downingtown , headquarters of Victory Brewing Company. You would have access to our brick patio, fire pit and grill. All within walking distance: Restaurants, coffee shop, several hiking and biking trails along the Brandywine River, recreational parks with shaded picnic areas. 10 minute drive to historic West Chester, colonial charm, fun shops and restaurants.
  • We stayed at Andrew and Madiline's house for a weekend getaway in Downingtown. It's a really clean, nice, comfortable and well equipped house! Would definitely opt for this choice if I'm in the area.

    Prashanth2020-02-29T00:00:00Z
  • Wonderful, friendly hosts in an excellent location! I even had a private bath and full use of their kitchen. I am used to window shades and/or blackout curtains so do bring an eye mask if you're used to a dark sleeping room, as they only have light fabric curtains that do not keep the morning sun or street lights out of your eyes.

    Jann2020-02-18T00:00:00Z
  • Andrew and Madiline were excellent host. There place is very clean .Andrew's and Madiline want above and beyond to make me and my girlfriend feel at home .they where very polite and respectful ,there home is beautiful spotless . Would defently stay here again. HIGHLY RECOMMEND this place.

  • Andrew and Mary Ann are the best hosts. Very kind and not intrusive. Very warm home and a peaceful stay. Will definitely come back. Thank you for the hospitality

    Nathan2020-01-31T00:00:00Z
  • This was my first airbnb stay and I was not disappointed. Andrew and Mary-Ann are wonderful hosts and greeted us with warm hospitality. Andrew was always quick in his reponse to my messages. He greeted us during check in, there is no automatic checking involved. We stayed in a room in the first floor which looks even better than the picture. He and his wife added some thoughtful touches. They added an extra heater and warm blankets since we were from India and it was cold for us in West Chester. We shared a bathroom but there was never any wait and it was sparklingly clean. There was enough space in the room and a cloaet for our luggage. We did not have a car but there will be parking and arrangements for guest permit if you have one. The kitchen is downstairs and has all the amenities and a very large fridge. Cooking was a breeze. Mary Ann was very helpful and hospitable in her kitchen. There is a nice porch right outside which we could use. It really felt like home.

  • This little peace of heaven MUST be your next destination. If you have any doubt about booking this cottage, think again, it is a slice of heaven. Rob and Addison were amazing hosts. They gave us the privacy we needed but were also available anytime we needed something. The pictures do not give the cottage or farm justice. You can’t capture its beauty and tranquility in a photo. You have to experience it. The cottage was incredibly well appointed. It had everything we needed. Everything was new and in wonderful condition. They even left wonderful quality pantry items and bathroom toiletries. The space was just what we needed and included a full kitchen for our cooking interests. Rob left us farm fresh eggs and I picked fresh rosemary from the plant in the kitchen window. The bed and furniture were extremely comfortable and the smart TV gave us access to cable news as well as Hulu, Netflix and Amazon Prime. The fireplace was stocked with wood and there was wood available whenever we needed it. The sunrise was inspirational and just outside were friendly horses and donkeys. We walked the entire property multiple times and even played in the pasture where the horses allowed us to pet them and spend time with them. Rob and Addison gave us great tips for activities and even helped us to prepare for hosting some family at the cottage. We especially loved visiting Kennett Square for wonderful little shops and great food and entertainment. The value is incredible for what you get at this little piece of heaven. Don’t wait, book your trip. We are already looking at dates in the spring to come back when the farm is in full bloom. Enjoy!

  • This cottage is everything we hoped for and more! It is situated in a gorgeous property overlooking rolling hills. The sunset and sunrise were breathtaking. The cottage itself was immaculately clean and styled to perfection. The kitchen amenities were great, including farm fresh eggs, coffee, sparkling water, and some special snacks. The wood stove makes the place feel extra cozy in the cold months. There is a big TV with cable and the ability to log into your own Netflix, Prime, or Hulu. The main bed was very comfortable, as were the twin beds upstairs. Do note that the upstairs loft area is open to the rest of the cottage, so there is not complete privacy. Rob was an incredible host. He communicated promptly both before and during our stay. I highly recommend this place!

    Megan2020-02-16T00:00:00Z
  • WOW, is all I can say! I was truly blown away with the entire experience... Not only was Rob the most gracious host, (he left us farm fresh eggs from his own chickens and even had various waters in the fridge), but the guest house we stayed in was absolutely gorgeous! You couldn't get this level of interior design in a Four Seasons or boutique hotel. To top it off, we had 360 degree views of gorgeous country farmland, which included Rob's horses that grazed in the field throughout the day. He also had the most lovely pup & cat that were very friendly and eager to greet us! We will definitely be making a yearly trip back to relax and unwind again. Best air bnb I've ever stayed at, (and probably ever will stay at), hands down.

  • We did not actually meet our hosts, but communication was very good, clear and timely. Directions to the place were excellent and the Tempurpedic mattress was heavenly! Accommodations were very clean, quiet and relaxing for our very short overnight stay.

  • Absolutely loved this space. Wish my stay wasn't so short. Bonnie's hospitality and communication was wonderful. My room was cozy, welcoming, and private. Bathroom was super clean. Host made sure to help me feel at home, while still giving the space to settle in comfortably. Will definitely be back if I'm in the area again. =)

    Jennifer2019-11-01T00:00:00Z
  • Wonderful!

    Jennifer2019-10-25T00:00:00Z
  • My son has been staying here for a little over a week as he waits for his housing to open at his school. Bonnie has been phenomenal in her communication and reassurance. Nick raves about the comfort of the Tempur-Pedic mattress and says he can never go back to a normal mattress. He also loves the "at home" feeling he gets with Bonnie and Dennis as well as the cleanliness. I am so glad we found them and will be sad to go when Nick's apartment becomes available in a few short weeks. Thank you again Bonnie and Dennis!

    Jennifer2019-10-19T00:00:00Z
  • Both Bonnie and Dennis were able to accommodate me for entire months while I was in the Exton area attending school. Not only were they able to have me for such an extended stay, they were also able to accommodate me very last minute which helped a lot. With this being my first time out of state and my first Airbnb experience, both hosts made it a pleasurable and unforgettable one. Upon booking the room, I received directions on how to find the room as the home is hidden from view of the street. The directions were clear and concise and I was able to find it no problem. It was actually nice this way as the home is in a secluded and safe area. Parking was free and provided more than enough space for my pickup. Upon entering the room, it was exactly as described. Very clean and provided enough closet space to store my three months worth of clothes. The king size Tempur-Pedic bed was my favorite as it was very comfortable and fresh sheets were always available upon request. The room and restroom are blocked off from the rest of the house by privacy curtains which was nice and a key are provided if you’d like to keep the room locked when you’re away. The restroom was also very clean and was cleaned regularly. The washer and dryer were kept in the restroom which made doing laundry a breeze on the weekends when I was off of work and school. Other amenities included a mini fridge and a microwave which was great! A TV was provided with access to Netflix, YouTube and other streaming channels without the need of your own subscription. All in all, both Bonnie and Dennis were amazing hosts and if you’re looking for a stay in the area, look no further.

The suite is located on a private 4- acre wooded lot, with a stream, in scenic Chester County. The private suite has its own entrance and all the comforts of home...close to West Chester, Longwood Gardens, historic sites, Brandywine River Museum, SEPTA Regional Rail and Amtrak lines and much more. Come relax in this beautiful location.
The quiet wooded, 4 acre setting with a stream is in beautiful Chester County. The unit has a private entrance, full bathroom, microwave, refrigerator, adjoining patio with firepit, outdoor shower (for summertime if you like), flat-screen tv, closet, dresser, dining table, and wifi. This spacious room contains a comfy queen-sized bed, a lazy boy recliner, a chair and a table for two with a view of our front yard. The hutch contains dishes and utensils for your convenience. Breakfast bars, coffee, and tea are available and two cold beers will greet you in the frig when you arrive. It's a cozy room with a vaulted ceiling and windows all around. Our cell service is a bit spotty due to our house position in the valley, but we have a landline in the room for your use. (intended for calls in U.S. only) We are 10 miles from Longwood Gardens, 7 miles from West Chester University and 8 minutes from SEPTA Regional Rail and Amtrak which can whisk you into Philadelphia. We do have animals in the house, so if you have allergies we may not be the location for you.
We sit on 4 wooded acres with the beautiful Broad Run Stream running through the property. The neighborhood is quiet and we are all set several acres apart from each other.
  • When I took a four -day class at nearby Longwood Gardens, I stayed in this cozy and perfectly relaxing spot after long days. Sue and Paul made me feel immediately welcome! Their country home retreat with comfy bed was most welcome. If I had even an extra ounce of energy I would have enjoyed the outdoor fire pit, but the recliner and TV was more my speed. The location is perfectly situated and close to many Chester County spots. Thanks for a great spot I could call home for a few nights.

  • We really enjoyed staying here even though it was a brief visit. We got there pretty late around 7pm, but Paul popped into say hi and even left a couple of beer in the fridge. The place was spotless with lots of great amenities like coffeemaker, microwave, utensils and plates, firepit. We loved the location - it was very scenic and convenient for our travels. Their descriptions and instructions were very helpful and accurate. Would definitely recommend

  • My delightful stay at this airbnb and fun interactions with Sue and Paul made my visit so nice and relaxing. I was attending to family business at the VA Center in Coatesville and coming home to my space in the woods was so peaceful at the end of the day.

The space is a vintage house, with a nice patio open to guests that want to relax by the stream with nature outdoors feel.

Solid Rock close to mini golfing, major golf courses, shopping, Amish tourist areas, restaurants, historical land marks and areas, parks, lakes and hiking. We have a great place for married couples, families with children, and the business travelers. We have a master bedroom with a corner whirlpool tub and private restroom and a smaller bedroom also containing its own private shower/washroom. we easily sleep four adults and have extra mattresses for others who would like to sleep on the floor.
Whirlpool tub, fresh baked goods, farm fresh milk, awesome service , you are more than a customer !
You may enjoy the quietness of our neighborhood while taking walks, biking, jogging, or just relaxing on the porch. Come watch the horses and enjoy the gardens.
  • This home was a sweet retreat and a blessing to us. Unfortunately our trip to PA this time was not for happy reasons and I was so thankful to have a quiet place to go and relax. Extremely clean (which is HUGE for me). Big enough for a family of 4 (that gets a long great), thoughtful touches like fresh eggs & milk, and homemade jam and bread and easy to get a hold of for communication. The few times i was able to speak with the hostess I walked away feeling like we could be good friends. The whole family just seems to want to help others and it shows.

  • This is the best Air BNB I have ever had. Gorgeous farm location. Super private. Full kitchen and wonderful spa tub. The hosts are so wonderful. Leaving ng fresh baked bread, jam, eggs and milk is so great. I can't wait to return.

    Elizabeth2019-09-17T00:00:00Z
  • I stay in a lot of air b and bs. This place is the best. Right near my event and the place was great. Two bedrooms with separate bathrooms was perfect for my business parter and I to stay and still have. Privacy. Way better than the crappy hotels In the are and oh!, their bread! We really liked staying there. The whirlpool tub is the best after a long day! Great hosts!

  • This cottage was adorable! I loved that it had a Nespresso machine. Bed was comfy, ponies were cute, will definitely book again if I’m in the area.

  • This was such an absolutely lovely experience. The cottage combines charm and magic with convenience and comfort. Mary Ann is so kind and thoughtful, and offers so many little touches right when you walk in! You get music playing, snacks, funny and interesting books. The best part was having our morning cup of coffee (also provided, so nice!) with their two ponies and Miss Charlotte the cow. We had a lovely trip to nearby Hibernia Park, and had some AMAZING savory pie from Nomadic Pies in Kennett Square. A bit of history and lot of charm make this a such a unique and truly wonderful place to stay.

Enjoy your comfortable stay in this well curated country farmhouse. Sit by fire and enjoy good conversation, snuggle up in oversized couch and watch movies, or enjoy a relaxing bath in the claw foot tub. The house was built in 1732 and is the oldest house in the township. It was a tavern at one point, as well as a Quaker Meeting House.
This well curated art filled space has an eclectic and artsy vibe. I've been restoring it for the past five years and am always adding new artifacts and treasures from my travels.
There a few local bars/taverns nearby, grocery stores (also Walmart delivers groceries) and gas stations all within 5-10 minute drive. There is also a Rock Wall Gym, bowling, shopping and other activities within 15 minute drive. 20 minutes to Lancaster 30 minutes to King of Prussia Mall 50 minutes to Philadelphia Airport

  • They are the most enthusiastic hosts I have ever met. There is a large lawn behind the house. I usually sit on a chair in the yard. When you arrive, two dogs will welcome you excitedly, and a very cute cat will look at you behind the door. In conclusion, staying here is like staying at your own home!

The City of Coatesville is filled with the energy of rebuilding and creating more value to the community. I feel the same , that’s why when you approach the property you notice a new touch of modern. Each and every room was redesigned to be modern and simple. Located around the House is a Bar , Corner store and barbershop. When you go down further you will notice a more of the busy city with the train station on 2nd Ave , City hall on 1st Ave and a City the rebuilding a greater tommrow!

Only issue about the place was missing a small tv. But luckily we had our laptop to catch up on our shows. I enjoyed Mark telling us the history behind the school house and how he constructed it with te help of a few friends. Over all the layout is charming.

  • A wonderful country retreat with a large yard, swing set, outdoor fire pit, and large kitchen great for cooking family meals. We loved spending time in this clean and comfortable house. The hosts were very accommodating and responded to questions quickly.

  • Jolley’s home is a welcoming and comfortable retreat, a perfect gathering place for family and close friends. We enjoyed the outdoors as much as the indoors during our winter holiday getaway. We loved the location off the beaten path in gorgeous countryside but also conveniently located to the beautiful Brandywine attractions, Philadelphia, and shopping. Jolley was an extremely responsive host, and we thoroughly enjoyed her home and amenities. We highly recommend!

    Marta2019-12-28T00:00:00Z
  • Highly recommend Jolley's place. Beautiful home in great location near nature preserve. Very well-equipped home (i.e., sheets, pillows, beds, etc). Very thoughtfully setup and laid out. Amazing location for peaceful retreat. Only note would be that multiple neighbors in the area do practice shooting in their yards frequently and you will hear gunshots periodically when you are outside.

    Kit2019-09-02T00:00:00Z
  • This 120-year-old farmhouse is charming and clean, set in a quiet, rural setting, as described. It has a large, well-equipped kitchen, great for hosting dinner for large groups. There is a cute sitting room with bookshelves, a TV room, comfortable bedrooms and a nicely renovated attic space — great for kids to play and sleep. There’s also good wifi! The rear patio includes a picnic table on flagstones and a small gazebo equipped with fire pit and charcoal grill. The sizable backyard was great for outdoor games and catching fireflies at night. All in all, a perfect place for a family retreat. We especially loved canoeing on the Brandywine with Northbrook Canoe Co.

    Meg & Dom2019-06-24T00:00:00Z
  • We had six visitors to Jolley's place for a week. There was plenty of space for all of us. The house is a great place to relax and hang out after a day's activities around the Brandywine Valley. Highly recommended!

My house is known as the doll house in my community. It is 120 years old and sits on 1 acre. There is a front porch with rocking chairs and a rocking bench. The hard wood floors are the originals. There is a deck towards the back of the house that you are welcome to use. My home is 12 miles from the Shops on rt 340 and the Amish Expierence. The shops at Kitchen Kettle along with great restaurants and theaters are along the rt 340 route. Parallel to rt 340 are the outlets.
The Hershey market is around the corner and has fresh produce and Amish made baked goods.

But you won't want to leave without getting the gang together for a sunset BBQ on the expansive deck or spending time in the backyard; complete with horse shoe pit, meditation paths, picnic area and fire pit. Pennsylvania Farmhouse was built in 1732 and seamlessly blends its historic charm with modern conveniences. Downstairs you will find plenty of space for entertaining. Grab a tray from inside and fill it with your favorite snacks, wine, cheese etc. for a romantic evening under the lights in the picnic area out back. For those interested in the story behind The Pennsylvania Farmhouse be sure to follow @ThePennsylvaniaFarmhouse on instragram. It was my childhood home, which I bought back after finding it had been abandoned for 10+ years. You can see before and after photos and follow along as I continue with renovations and fun add-ons to the property. It's been a dream come true to buy back this beautiful place and I am excited to share it with you and your guests!
A short two minute drive can take you to a lovely little park with a large picnic area, children's playground, track, basketball court etc. There is also a pizza/deli, and an Amish bakery nearby where you can buy delectable baked goods including shoofly pie, whoopie pies and zucchini bread. A 5 minute drive will take you to Chambers Lake, for kayaking and fishing. King of Prussia Mall (one of the largest in the country) is a 30 minute drive, Lancaster is also a 30 minute drive. Philadelphia is one hour.
  • We had a wonderful stay at The PA Farmhouse! Check in was easy and Naomi was a great host. It was evident she wanted to make sure we were happy and comfortable during our stay. The setting is unique and incredibly charming. I absolutely loved the art and architecture, as well as the little trails out back by the picnic area. We definitely will be visiting again. Thanks, Naomi!

  • This is my new favorite destination!!! The house is super clean and beautifully decorated with artwork from all over the world. I loved talking to Naomi about her travel experiences. So inspiring! My highlight was that she introduced me to her Amish friends and we all went on a carriage ride together. I will come back asap!

  • Rustic yet modern and updated, Naomi's house has everything for a comfortable, relaxing stay away from home. We spent a couple of days there and couldn't have enjoyed ourselves more. The surrounding area is calm, peaceful, and relaxing. We would re-book in a heartbeat.

  • Our stay at Naomi’s house was an all-around great experience. Check-in was easy with the keypad, and Naomi was quick to respond when anything was needed. Her home is beautiful and charming, with a unique collection of artwork to peruse and décor that is a thoughtful blend of vintage and modern style. We had all necessary amenities, including quick WiFi and a washer/dryer, and enjoyed cooking in the kitchen and taking a bath in the clawfoot tub. We took our coffee out on to the deck in the morning and strolled through the paths behind the house. We also found a variety of fun activities nearby, including getting ice cream at Lapp Valley Farms and sandwiches and souvenirs at September Farm Cheese. Naomi is a stellar host, and we will definitely stay here again when we are in the area next!

  • Naomi's place was beautiful and stylishly decorated. We were celebrating a bday there and they surprised us with nice birthday decorations, which we thought was really thoughtful. The outdoor space is really nice, although we weren't able to enjoy it that much since we're scared of the bugs. I definitely recommend this place for a nice weekend getaway.

  • Naomi's house and the grounds around it are beautiful! We had a lovely stay at Naomi's farmhouse. The rooms are thoughtfully decorated and full of interesting touches. The kitchen is well-equipped for cooking for large parties - I think we counted there were 6 stovetop burners and 4 ovens. The deck and BBQ were great for having dinner outside. Having access to a firepit made the stay extra-special. Firewood was laid out next to the pit and it was very easy getting it going.

  • Nice house!

  • Our family thoroughly enjoyed our stay at The Pennsylvania Farmhouse. The home is beautifully decorated and contains everything one needs. Overall it is a quiet, clean, spacious and calming place. We enjoyed dinner on the deck and had s’mores around the fire pit. We also went to the Brandywine Strawberry Festival which was only a few minute drive. Communication with the host was super easy and the place looks exactly like it does on the pictures. Would absolutely recommend to stay there!

  • Very much enjoyed our stay at the Buck School Inn for a few days in November. Looking forward to staying again sometime in warmer weather when we could take more advantage of the lovely grounds. The house was very comfortable - felt like home. We'd recommend Mark's place to others.

  • This felt like a magical storybook experience! I loved every moment of my stay. I can’t wait to come back!

  • The Buck School Inn is a beautiful place. It's located in a quiet and beautifully landscaped spot that's still very convenient to major routes. The interior is beautifully designed and spotlessly clean. Mark is a gracious host who provides plenty of amenities that made my stay easy and restful. Speaking of restful, what a comfortable bed! I was only there for one overnight, but it looked like there would have been plenty of books, board games, and local information in the common room to keep me busy if I'd been staying longer. This is my first AirB&B experience, and I'm so glad I chose this rather than a conventional hotel stay!

  • Mark's place is really beautiful! Such a unique building on beautiful grounds. I was only there for a short one-night stay (attending a wedding in the area), but I appreciated how comfortable the place was for my brief overnight. The room was spacious and had modern amenities, even though it had a vintage feel in terms of decor. Check-in was easy; the building was open (but felt completely safe), and I found my room and key easily. I wish I had had more time to spend in this lovely retreat! The only negative (and it's extremely minor) was that parking in the driveway/lot is a little tight when there are several cars there; people were parked facing several different directions, so as the last car in for the night, I wasn't quite sure how/where to park. Otherwise, everything was just lovely! And, very conveniently located to attend a wedding in Exton.

  • We enjoyed our stay immensely. This is a gem. One can be as private as possible or share wine with Mark and other guests. Looking forward to staying in the spring to see the gardens.

  • A quiet and pretty setting for our weekend getaway. Room 1 was lovely with soft linens and everything else we needed. Mark has many options on hand for a DIY breakfast and the location is close to several good restaurants in Downingtown.

    Beth2018-07-21T00:00:00Z
  • Mark was easy to communicate with and provided all the information needed for the stay at his place. The location was perfect - private and rural, but close enough to Downingtown to go out for a nice dinner. The room was clean and nicely decorated. Having a private bath was also perfect.

    Vicki2018-04-26T00:00:00Z
  • Neat venue as a converted school house. Wall decorations show a stylish-touch with a theme for the room we stayed in. Nicely appointed with an architectural-flair. And very convenient to our ultimate dinner party at Thanksgiving.
