Positioned on Portobello beach- Edinburgh's seaside, our spacious 4-bedroom family home has been likened to staying in an grand old country house... A unique one where you can build sandcastles outside and reach Edinburgh city-centre in 15 minutes.

The space
Set right on the beachfront, in a wing of a Victorian seaside lodge, this house does grandness of scale with over 350m squared of space. It is our home rather than a soulless rental. The house is full of original details and quirks like a miniature door from the children's room to a bathroom and has been used as a film location too.

Most of the windows are filled with views of the ever-changing sea which sits right on the doorstep. The beach outside is wonderful, safe and clean and means hours of entertainment for small and large people alike.

On entering the house, guests are greeted with an impressive entrance hall with return stairs to the first floor and views (through the kitchen) to the sea.

The kitchen and lounge area is open plan and airy with sea views, which makes for a great space for relaxed seaside holiday with easy city access.

The Aga range cooker is always 'ready to go' and ideal for a slow cooking whilst exploring or a fast boil for pasta for hungry mouths.

The lounge has big sofas, a wood burning stove, smart TV & DVD player (we have a selection).

Downstairs there is a spacious, bright bedroom with kingsize bed.

The ground floor also has a downstairs WC & shower and laundry room (washing machine) and an area to store bicycles.

Up the grand staircase, and you reach the the huge first floor landing. There are the three double bedrooms and a bath / shower-room.

The Master bedroom is impressive in size (it used to be a ballroom) with a bay window filled with views across the sea to East Lothian and Fife.

The second bedroom has a double bed. It has two windows looking out to the beach and sea and a 'secret' miniature door into the bathroom!

Bedroom 3 faces the front of the house with sunlight all day. It has two single 'house' beds.

If you have smaller children, we are more than happy to lend you a cot, high chair and buggy if you need them. Toys are very welcome to be borrowed too (other children's toys are always irresistible...)

All of the rooms are large and have beautiful Victorian cornicing.

The bathroom (with the secret door) has a large walk in shower & a vintage roll top bath with what must be the best views - straight across the sea.

Working shutters throughout and the house, despite it's size, is warm!

Our house is a truly unique family home. We have been restoring it over the past four years and will continue to do so up until your stay. The photos are realistic- it is fantastic and comfortable space to live in- but for example - do note that whilst the bath is spotlessly clean, there are copper marks from it's previous life. If you're looking for a place for a family holiday with immediate, safe access to the beach, where you don't need to worry too much about other people's cream carpets, then this is the house for you. It's got space, comfort and character in bundles- we promise you will be delighted by it.

Other things to note
We have a very friendly tabby cat who will be on hand to host you during your stay. Everybody loves him - his name is Cat- you can see from our previous reviews! If you stay, we would love it if you could make sure his food and water bowls are topped up and you give him a few strokes. He lives inside and outside and is very low maintenance.

Portobello is a fantastic community with a lot of independent shops and artists living here. We believe it is truly the best place in Edinburgh to be. It's great for kids- 'The Prom' (a Victorian Promenade) runs the length of the seaside and is pedestrian/bike access only making it a safe way to get about to cafes and shops.
