The space
We are one of very few private accommodations so close to Reduit Beach. Two air-conditioned bedrooms and everything you need in the kitchen to cook.
There are two (2) Tommy Bahama beach lounge chairs.
A great veranda.
Tranquil private location.

Guest access
We have a private pool shared only with other residents of our 12-unit complex.

Other things to note
We offer free WiFi, a local cell phone and a portable BBQ set for use poolside only but which must be returned to the unit after use.

SHORT- TERM VACATION RENTAL AGREEMENT
Resident: (Person responsible for renting unit on behalf of all occupants, as

Rental Unit: Unit No. 7, Reduit Beach Apartments
Arrive: (Check-in) _____Y_____M_____D
Depart: (Check-out) _____Y_____M_____D
Warren A. Roger Sutherland &/or T. Jeanette Sutherland, hereinafter called the owner,
hereby agrees to rent the 2-bedroom apartment, hereafter called the PREMISES, to the
resident, on behalf of himself/herself and all other occupants, as listed.
The rental period for this agreement shall start at or after 4:00 PM on check-in, and end at
11:00 AM at check-out.
A: Deposits & Fees
1: Rental: The rent for this _____ night stay is: US$_____ per day X____ for a total of
US$________.
2. Any service fee charged by Airbnb is not a part of this agreement.
3. Exit Cleaning Fee: US$40.
4. Any damages/losses for which resident is responsible, is handled under Airbnb policy
and procedures.
5. Cancellation is according to Airbnb policy.
6. Payment: Via Airbnb in accordance with their procedures.
7: Check in: The manager will be on hand to give you the keys to the unit and arrange a
briefing. In the absence of the manager, due to unexpected circumstances, alternative
arrangements will be made for the keys. If airport transfer arrangements have NOT been
made through us, and you make your own arrangements to arrive at the location, you are
to advise the manager of the approximate time of arrival, since the manager does not live
on the premises.
B. Housekeeping:
We do not offer daily housekeeping services.

C. Other Services & Agreement
In accordance with this rental agreement, the RESIDENT agrees to the following
conditions:
1: To maintain the premises in a clean, orderly, and lawful manner. Upon vacating the
premises, the resident agrees to leave the premises clean, orderly and in good repair. The
resident agrees that there will be NO SMOKING in the unit or its veranda.
2: To vacate the premises by 11AM on __________. Late check-out requests can
occasionally be accommodated, but must be approved and arranged through the manager
prior to departure day.
3: To occupy the premises in quiet consideration of the neighbours, and in particular,
refrain from loud sounds such as high volume of the entertainment equipment, children
screaming and party noise.
4: To make no alteration to the premises.
5: To pay the full cost to repair any damage caused by the resident and/or occupants.
6: To pay the full replacement cost, equal to the retail value, of any missing or damaged
household items, including linens, cookware, furniture, and audio-visual equipment.
7: Not to keep any animals or pets on the premises.
8: Not to sublet any portion of the premises.
9: The number of people occupying Unit #7 shall not be more than that agreed upon
(party of (# of ppl) ___).
10: Acknowledges that the use of the premises comes with the risk of personal injury.
The resident agrees to assume the risk of using the premises, and to hold the owner and
their managers harmless from any and all personal injury, damage, loss of belongings,
etc., that may arise from the use of the premises.
11: To take full responsibility for all of their activities and the activities of the occupants,
related to the use of the swimming pool. The resident further agrees to waive all rights to
any compensation for any damages or injuries to the resident and occupants, that may
result from any activity related to said pool.

12: To return all keys at the conclusion of the rental period. Lost keys may result in
charges for the cost of re-keying all the locks on the premises.
13: That the owner and the property managers are not responsible for money, jewelry, or
other valuables lost, stolen, or left behind on the premises. A safety deposit box is
provided for your use.
14: Not to leave the unit open when going to sleep and/or when leaving the unit or ending
occupancy.
15: A local cell phone is provided for use by the resident. Time may be purchased at
nearby outlets. The resident agrees to return the loaned cell phone at check-out.
16: Free Wi-Fi is provided through a local provider, who is solely responsible for its
functionality and reliability, and the owner does not accept any liability for the loss of a
signal or any disruption of service.
17: The owner and/or the manager shall have the right to enter and inspect the premises at
any time if they suspect an emergency, or a violation of any condition of this agreement.
This document contains the entire agreement between the owner and the resident. Each
party hereby acknowledges receipt of a copy of this agreement.
