Policies for listings created using software

Listings that you create using software—such as a property management system or a channel manager—need to comply with our listing policies. Listings must follow these policies or won’t be published on Airbnb.

Booking policies

In most instances, any listing that you create through your software is pre-set to Instant Book. One of the advantages of Instant Book is that you can add specific guest requirements to your listing. These include:

  • House rules
  • Verified IDs
  • Guest reviews
  • Minimum advance notice
  • Trip length

When you get a booking that does not meet your Instant Book requirements, you’ll receive a reservation request instead. Find out more about setting the kinds of reservations you get with Instant Book.

Using Instant Book

If you turn off Instant Book on your software, you will need to respond to each reservation request. Do not turn off Instant Book for listings on Airbnb that are available as Instant Book—or similarly titled services—on other websites or platforms.

If you’re using software that allows you to turn off Instant Book on Airbnb, we may discontinue that specific capability in the future—with reasonable notice. In this case, you can continue to turn off Instant Book by managing your listings directly on Airbnb or by using software that still provides this capability.

Cancellation policies

To use the Super Strict 30 Days cancellation policy, software-connected hosts must verify their business information. This cancellation policy is only available by invitation from Airbnb. 

Verifying ID

Software-connected hosts must verify their ID with Airbnb. When uploading an ID, make sure that the ID is of the company owner or a legal representative for your business.

Room type policies

Our Room type inventory allows you to have multiple availabilities for the same listing on the same day. You can group multiple rooms into a single “representative” set and use daily availability counts to manage the availability on the listing. 

Conditions

Only use this feature when there’s more than one room available for the listing and when the rooms are similar enough to be considered substitutes for each other. Your rooms should have the same: 

  • Amenities 
  • Bed configurations
  • Size 
  • Decor
  • Address

Listings with the property type House aren’t eligible to be listed as Room type inventory. Learn more about listing types.
